Took 2 MONTHS for them to fix our heating and hot water and of course all calls and texts were ignored or shoved aside. May I add this was in WINTER so we were freezing cold and had to use our friends houses to get a hot shower. But of course they still took FULL rent off us every month π€
Refused to give us a second key and left me and my flat mate to share one house key even though itβs a two bed property and we have completely different work schedules so sometimes one person was left locked out of the house for hours till the other one finished work. Finally got a second key after 4 MONTHS and after being ignored for the whole time. ππ» but of course still took FULL rent off us for a property we had about 70% full access too πππ€π€π€
Changed the bin room key without telling us then left us with no new bin keys for 1 MONTHS which led to a pile up of stinking bins in our flat (they didnβt care one bit about how this affected the hygiene of our flat) βοΈβοΈβοΈβοΈβοΈ
Washing machine broke over 3 weeks ago now with our stuff locked inside we reported this straight away and were met with unfulfilled promises to get it fixed as per usual just getting lied to saying βsomeone will come tomorrow, weβll sort it etcβ texts all getting ignored over this issue and our clothes are still locked in the washing machine visually growing mould π
Our fire alarm was faulty and kept going off every few minutes so someone came to take it away and fix it. That was over 2 MONTHS!!!!!! ago now and he has not been back to replace it sinceπ«ΆπΌ RIP us if there is ever a fire in our flat β οΈβ οΈ
As first time renters this has been the worst experience ever and I hope to god this is not what landlords normally act like because if they do I am moving back in with my mumπ₯²
They have shown no urgency even with very urgent matters and do not care about your wellfair or take any responsibility for things that we are literally paying them to have responsibility for. But will still gladly take our money. Natalia and Paul should be ashamed the way they have handled everything we have asked for help for you guys our basically laughing in our faces.

Hope you're well.
The issues you raise are almost all concerning block management. As we have explained, Tuna Fish Property does not manage the building, and have no control over repairs and maintenance.
Please see below for a detailed response from a property manager about to your concerns.
Plumbing issue
Upon receipt of a report concerning the water and heating issues, we immediately instructed our plumber to attend to your property, the boiler required a repair. The repair was not as straightforward as first thought, and upon quoting your landlord to rectify, your landlord requested a second opinion from another plumber. We can confirm that that during the next 3-4 days, three different plumbers attended to your property to investigate and to try and resolve the issue. The heating issue was reported to us on 31st October 2023 and was resolved on 9th November 2023.
Duplicate key issue
Any duplicate keys to access the property are issued by the Block Management Company, which we informed you about several times. The keys to the property are specialised keys that cannot be cut by a locksmith and can only be issued by a specialist company authorised only by the Block Management Agent. On your behalf, Tuna Fish Ltd chased the Block Management Agent daily for a duplicate key.
Bin room issue
The Bin Room is not under our management. Again, it is the responsibility of the Block Management Agent to inform all landlords and tenants concerning communal lock changes. They also have the responsibility to ensure that each tenant and/or landlord receives a new key(s) upon a lock change. This is in the leasehold contract that your landlord retains. Once again, we chased the Block Management Agent daily on your behalf.
Washing machine issue
The washing machine fault was reported by you to our Property Manager on the 15th March 2024. The engineer's quote has been sent out to your landlord and we are awaiting approval. We cannot simply action repairs without the authorisation of the landlord, this is standard practice within the industry. Please note that any repairs and maintenance issues should be reported to your Property Manager via email, WhatsApp or text message, everything is then documented in the event that recollections of events vary.
Smoke detector issue
The smoke alarm in your property was in full working order upon your move-in. We then received your message on the 23rd January 2024 that the alarm was faulty. We immediately contacted the Block Management Agent, who is responsible for the buildings interlinked fire alarm system. To clarify, we are not responsible for this fire alarm system, something which we again communicated to you several times, and even recommended that as tenant you may be in a better position to have this rectified quicker than us. Full contact details of the Block Management Agent were once again confirmed to you. We have contacted the Block Management Agent today and they have confirmed that they previously attended and had to take away part of the system as it was faulty.
Non-responsive tenant issue as reported by the Block Management Agent
The Block Management Agent has also advised that they attempted on more than several occasions to contact you to arrange access to re-install the damaged part, in which you ignored their attempts of contact and failed to contact them, following several messages left for you. The agent has advised us that you must contact them immediately to arrange access for them.
We have tried to explain that we are the management agent for only the apartment you occupy, any issues within the block are not our direct responsibility.
We are sorry that you feel you have received bad service from us, but you must understand that the internal issues within the apartment that were raised were dealt with promptly. The communal issues previously raised were and still are not our responsibility.

My experience with this agency has been nothing short of dreadful. I had the distinct misfortune of dealing with an agent named April, who evidently believes that basic communication is optional.
After expressing interest in a property and sending an offer and a follow-up email with a few reasonable questions, I was met with complete and utter silence.
Not even the courtesy of a one-line reply.
If being ignored is your idea of top-tier service, then by all means, this is the agency for you.
Otherwise, Iβd suggest looking elsewhere.

Following a review of your complaint, I can confirm that April responded to your enquiry on 30th July 2025 at 0913hrs. She is a valued member of our team, and I had full confidence that she had been in touch.
April informs me that she arranged an out-of-hours viewing for you at 1830hrs to suit your availability, not ours.
I understand you tried to negotiate the rent.
As mentioned in her email, she forwarded your details, along with those of other interested applicants to the landlord. We are currently awaiting the landlordβs decision.
Our properties often receive a high volume of interest, sometimes exceeding 30 plus viewers per listing. In such competitive situations, it is uncommon for a landlord to accept a reduced offer when others are prepared to meet the asking price.

GoogleI have used Tuna Fish Property for letting my property for over 15 months now and am extremely happy with them and their service.
Letting of any property for a small landlord can be daunting but I have personally found them to be extremely professional, pay rental monies on time and generally are cheaper on their fees than other providers locally. There is no confusion about what you will receive as a Landlord and it appears that they genuinely want to maximise returns for Landlords and at the same time look after the tenants to make sure they are happy too. My tenant and myself are happy with them and would recommend any potential Landlord to use or any tenant to rent a property through them. a win-win situation.

GoogleThe worst letting agent I have ever ever encountered. Do not be fooled by the website or low fees. Itβs a backstreet, unqualified, sham of a one man band. The nightmare I have had with this agency! Wrong charges, incorrect paperwork, no deposit registered so my tenant walked away without paying a penny of the damages they caused to my property. I have just congratulated my staff on the outstanding job they are doing, evidenced by the genuine and verifiable reviews and number of landlords joining Tuna Fish from other lettings and property management companies in Liverpool. Please read to the bottom of my comments for a 2023 SPECIAL OFFER for new clients who feel they are paying too much to other letting agents for poor-quality service. In a recession with rising interest rates, you must cut your costs (and review your rents).
Itβs sadly inevitable when you shake up the status quo of high fees, that some competitors feel they must attack, rather than review the excessive fees, paid by landlords, to them. The expensive offices and cars are paid for by buy-to-let landlords, just like you, the reader.

We have no record of 'Chloe Paul' or the preposterous 'story.' We are members of the United Kingdom Association of Letting Agents (UKALA) and the Property Redress Scheme (PRS) where genuine clients with a complaint can take an issue further. Both organisations have no record of Chloe Paul or this ridiculous, fake, complaint. If true, the complainant would receive compensation, so would be eager to follow through.

GoogleAs a landlord, after nearly 10yrs of dreadful experiences with letting agencies (not my actual tenants!), i was on the brink of giving up in the North West. Many others i knew felt the same, but I started hearing really positive feedback about somebody called Dominic and Tuna Fish Property.

The facts of the matter are provided below by one of our property managers.
I met Nicola and her husband at the property on 29th August 2022. Everything sounded perfect, and the owner walked me around the apartment, and we discussed targeting tenants, etc.
No issues whatsoever were mentioned.
When I moved a new tenant in - they started reporting issues like insufficient hot water and no heating. Then, the block manager, Kevin, told me that the gas was cut off from the property, and Nicola was aware of it, but she was not taking any action about it.
On the 18th of December 2022, we received a formal complaint from the tenant, which we informed the landlord about. Nicola responded that she was surprised; this was the first time she had spoken to us about it, so she needed time to consider approving the quote.
The quote was never approved, and the apartment was therefore UNINHABITABLE.
We moved the tenant to another property at considerable expense to Tuna Fish Property.
If you would like to discuss this further, then the normal procedure would be to send an e-mail and I will consider your complaint. You then have the option to redress through the Property Redress Scheme (PRS)
However, as it stands, it's likely that I will raise an invoice for the considerable time and costs associated with moving your tenant to a habitable property.

I do need to point out Dominic and his efficiency to deal with many queries, from entry door been broken and replaced in an hour after the issue was reported. From complain about other tenants where eviction notice was issued shortly after. From pest problems where pest control was arranged the next day. And can I say how flexible they are regarding any arrangements. Willing to help asap. Always answered on calls or msgs, you never need to WAIT for them. The issue is dealt straight away.
