I’ve been with R-house for 5 years now, over a couple of different properties and honestly there’s no one else I’d ever want to rent with. They’re so professional and caring and every issue, not matter how big or small gets treated with urgency and sorted out so so quickly, usually the next day. Will continue to rent with them for as long as I’m able

Do not use R-house

I have been with R-house as a landlord for over 8 years and in that time I would unfortunately have to summarise their service as incompetent and unprofessional. They were ok for the first few years but after that they regularity fell short of their contractual obligations and after increasing frustrations I ended my contract with them. I would avoid using this company. They rarely respond to emails, they never keep you informed of what is happening in your property, they allow tenants to go into arrears and don't transfer rent from tenants to landlords on time. When you do manage to talk to them they inform you they are too busy to deal with your requests. They allowed my property to fall into a poor state and carried out ineffective inspections. I hope others have had a better experience with R-house but I suggest you don't use them.

The staff who work there are really nice and helpful but when it came to the return of the deposit they decided to take off an extraordinary amount of money (£150) for two very minor things wrong with the property, which was left in an otherwise spotless condition (we touched up paint work and cleaned everything to a professional level clean). Was very disappointing to have this much money taken off, especially as most of the amount went on replacing a very cheap item of furniture which was already on its last legs and could have been replaced like-for-like from Bulky Bobs for about a tenner. You may be wondering why I didn't argue with the DPS scheme but truth be told I needed the money back quickly and have been let down by the DPS before (they seem to favour the Landlords not the Tenants). So to summarise: Nice helpful staff but expect to be rinsed when it comes to your deposit being returned.

Absolutely shocking company. Whatever you do don't deal with this company whatsoever. After 3 years I finally had my deposit paid out after they tried to claim for a burn in a carpet that was there before I moved in. Despite me repairing a number of issues in the flat they tried to get the deposit off me but luckily the DPS seen right through them and rewarded the depsoit back in my favour. If I was a landlord I certainly wouldnt go with this company. I have two emails off a director of the company calling me a "K**b"!!!

Absolutely horrendous. Had problems every step of the way. In September my house was still a building site, couldn't move in for a month. When we eventually did move in there was no privacy having builders there daily, leaving the door open leaving the property unsafe. This work was not complete until November. Further to this we were still expected to pay full rent for this property which we could not live in. My house contract ended 2 months ago and I'm finding it impossible to get back my deposit despite the property being as it was when we moved in. This company is terrible at communication, organisation and customer service. It is fair to say the way we have been treated is unacceptable and I have no idea how the business is still functioning. Clearly the kind, passive nature of students is the only way their terrible services are still being overlooked. If a professional rented a house from R house their service would be deemed unacceptable and action would undoubtedly be taken.

An absolutly terrible company to deal with. I dealt with them on behalf of my child who was attending Liverpool University, I have never in all my life had to deal with such an inept and diabolically rude person as Tim who is the manager/owner. He never returns calls, refuses to evict a drug dealing and violent tenant whom even the Police stated was a danger to the other tenants of the house, I had to take legal action myself to force Tim from his daydream. I can not state strongly enough to anyone not to use this company. Many of the let houses are owned by R house so there is no where to go when you are fighting for work to be carried out on the property and believe me, there will be much work that needs to be carried out once you move in, all the jobs which are promised to be done over the summer and by the time you move in are still outstanding when youturn up in Septmeber with all your wordly goods. And forget any idea that they are going to return your deposit, they have not returned a deposit to ANYONE i know who has let from them AVOID LIKE THE PLAGUE - RENT FROM THEM AT YOUR OWN RISK - YOU HAVE BEEN WARNED

I advise Google to create a new button called "Don't Do it To Yourself they are terribe!" purely for this company. If you want to be completely ripped off then this is the company to go with. We improved the flat we rented nmo end and we are yet to get our deposit back after a year!!! Honestly my only bit of advice would be to buy yourself a tent and live in a park than to rent through this company!

If you are a student looking for a student property, DO NOT go near R House. We were charged rent from Sept 1st and I was explicitly told it was okay to move in on this date. I drove all the way up (a 4 hour drive), was given the keys at the office and found the house wasn't finished! I never got my rent back for the two weeks we were charged for a house that was unfit to live in. The absolute bare minimum has been done to make the property habitable. We have black mould, a broken gate, broken blinds, leaks, an electricity and heating failure and to top it all of my ceiling caved in! Many of these problems took weeks to be dealt with, and the manager will never contact you back or agree to meet with you which is very suspicious.

Do not attempt to deal with this company. I am currently in a year long student contract with them and it is absolute hell. Absolutely everything that could go wrong has gone wrong, and after repeated petitions and requests nothing is being fixed nor am I being reimbursed for the stress and lack of income I have had to go through.

I took up residence at a site which had so much potential in Liverpool City Centre. False advertisements, treated residents like children and did not listen to advice given. Internet still isnt acceptable well over 14 months in and admin is a disgrace! Would love to go back to the site but not with R house (L1 Lettings) involved!

Had a horrible experience renting from this company. They tried to take money off my deposit for unfair reasons. Which looking at the other reviews. It seems Im not the only one who had that issue. I wouldnt advise renting from them.

As a former tenant I can only say this company is diabolical. The house was impacting on our health and after frequently complaining the manager simply shrugged us off and couldn't have looked more arrogant and totally out of his depth. Avoid at all costs.
