Lovely house, but circa 250 snags including 5+ serious leaks that took more than 2 years to resolve. Same story from all of the neighbours. Linden were slow, an inefficient in resolving the issues. They handed the house over basically unfinished, some walls not painted, some plumbing not working - for example they didn't connect the dishwasher so it leaked on first use and ruined multiple kitchen cupboards.

6 months into our new home at Ensleigh. So far no serious problems but trying to get site manager or anyone to deal with small annoying issues, forget it. You must go through customer care i am told, so we wait a week to put right something that could be dealt with in an hour max. Try to speak to site manager on mobile ( his phone does not work ). We bought our first home using Help to Buy. Being a new build we expected it to be a high standard inside and out. Being a 'professional' company we expected high level of customer service and quality information. We received none of these. We had so many defects I have lost count. Wasted so many days waiting in for defects to be out right. Paid for items that were promised as part of the house and they are not to standard. House size, parking spaces and tenure type were falsely advertised and omitted. Ground rent increases but we weren't advised. But worst of all we found out 4 months after completion, that Linden Homes lied to us about the leasehold aspect. They told us the freehold was not available as nother not for profit party (college next door) owned the land our homes were built on and the freehold was not available. It has been owned since Linden Ltd since May 2015. We completed in September 2016. It was a lie the whole time. Not just us. Once I spoke to neighbours doscovered they were told exact same thing. Sold by deception. We didn't mishear. Bought our first home in Redcar, Kirkleatham Green and we are over the moon with it.The home and plot is perfect and the sales assistant's Danielle and Ben have been amazing with us from start to finish.Few small snags as expected but they have been quick to note them down and rectify any issues we have had.We have had a really great experience and would highly recommend Linden homes to anyone.

the worst company i have ever delt with, they rush you into everything like selling your house putting reservations down then AFTER tell you the house isn't even built yet and they have no brick layers for foreseeable future, the sales team screams dodgy avoid at all costs, feel like me and my pregnant girlfriend have dodged a big bullet with linden homes never ever will go near them again

Customer service is horrible. Forget about getting things sorted with your new house. Site manager and Custom service manager at northstowe are either incompetent or just don't want to help you. Buying a new built from linden is the biggest mistake of my life. Please don't buy from them if you dont want to lose your piece of mind. Don't fall into the trap of the sales team they are all part of it.

Bishops park bishop Auckland site !!the Linden Home's team on this site are extremely helpful any problems get sorted straight away. I bought a house on this site ,and have only had a couple of problems !! The quality of the house's is 100% good !! I recommend buying a house on this site , it's been a very nice experience buying a house here & moving in. I am one satisfied house buyer

Stay well clear of this company. Everyone I speak to on the estate has had enough of them. Shoddy work, crap customer service.Since moving in we have had the entire house re painted, downstairs flooring replaced, back garden needs digging up as it floods, front garden has been laid twice and is still shocking, all of the glass in the windows needs replacing because it’s all scratched. Jus appalling.

I currently live on montbray in Barnstaple a linden home, we are required to pay some sort of maintenance charge for keeping the place neat & tidy whilst I think this is a good idea I don’t like the fact that plants are being planted only to be left to die & at our expense be replanted a couple of weeks later, surely this is a complete waste of our hard earned money .

Brought a new build 6 years ago now, they fitted no vents in the loft and condensation built up. The windows were fitted so bad we had water pouring in and they wanted to hear nothing about it. They also came round and washed everyone's render and left cracks and patches across the whole new estate and have not and will not do anything about it. Never buy from this sub par cowboy built company.

Avoid at all costs! Agreed a price on a new build and accepted a part ex offer on my home(under market value). To then be told house we were reserving was now no longer being marketed. Then received a phone call 48hrs later to say house was re available but at a price increase of £10,000 more than agreed. Totally untrustworthy and underhanded.

I live near a family who bought a brand new linden home only to find out they were on top of a sewage pumping station the smell was atrocious!!! Linden said they should have known that but hang on you built it and sold it to them!! Why didn’t they fess up and say that prior to the sale! Avoid these barrow boys before you end up losing money and sanity, kids and family.

So far one week but no update.I call again today and the lady told me can call back later or people will contact me. When I ask her name which I could find her to follow up later. She then dropped the call.

I purchased my property 2.5 years ago and during this time the majority of people in my development have had issues with snagging not being resolved, terrible communication and awful customer service.I would encourage you to do your research before considering buying a property from these developers.

Got this new apartment. Defect co-ordinator is very slow in give us a response and the whole process of dealing with snagging issues is very slow. Need to send them two emails everyday to remind them again and again. Also, they have worst soundproofing in the apartment. Tube underground passes by from our apartment and its a shock to hear tube noise after every 5 mins.

Linden are building a new estate in Thurston, Suffolk. They have Outline planning permission for up to 200 homes on the site. Their detailed application has now shown that 191 houses will be squeezed in to 2/3 if the site and they will then apply for further housing ( making it more like 300) on the site. They are abusing their power and planners seem incapable of stopping them.

I wouldn't give them any stars if it was allowed, I have had so many major leaks repaired but then out of warranty and now disputing it's the exact same leak dispite photos comfirming so. Mouldy houses which have made my furniture mouldy wouldn't replace it, fans that are so loud it's like sleeping on a runway, awful customer service so rude and unwilling to help or even listen.

Buy a Linden home and expect RATS in your loft due to poor build and badly laid drains. You can also look forward to poor wood workmanship, stupid layouts of electrics, a lawn full of rubbish just under the surface, toilets that dont flush and the thinnest lick of paint on all walls as standard. NHBC refer you back to Linden for any issues and after 2 years they couldnt care less.
