GoogleThis company has refused to respond to any of our emails. My partner and I have emailed them several times in regards to updating our lease and after 6 or 7 emails they haven't responded to one. Totally unacceptable as they are the agents we have to contact for these issues but as a result we are now considering leaving our property because this just isn't acceptable.

GoogleI rented a flat in Edinburgh from Paul Rolfe for about two years during my time as a student. I was part of three students present. I never met the landlord, or managed to get in contact with him, as he was in Australia, and I found the letting agent's lack of communicating disheartening. We talked to them for ages to get work done on the bathroom, have pest control in, and seal up a draught in one of the other tenant's windows, and they required repeated prompting to this. They only fixed the draught after repeated phone calls, after the tenant in question had moved out. Due to their leases ending, my two flatmates moved out, and instead of looking for two more, Paul Rolfe staff had people come in to view my room, not only without my permission, but without notifying me. I was given my two month notice /after/ people had come to view my room. After having moved out, they claimed my entire deposit for cleaning costs and to replace a carpet which was damaged in the first year of my tenancy.

Hi Matilda, Sorry to hear you were less than satisfied with our service but we would like to point out that it is customary in rental properties with an HMO licence that tenants themselves contract together to rent a property and that it is not a Landlord’s responsibility to seek new tenants if only some of them decide to move on. We thought your Landlord was quite generous in not expecting you to pay the full rent for the property whilst you occupied it alone. With regard to the deposit in our opinion we felt we were quite justified in making a claim against to get the flat brought back to the standard of cleanliness it was in when your tenancy started and for the damage to the Living Room carpet. GoogleWe have used Paul rolfe a couple of times to sell our house and the reason I have given them a 5 star review is because of Amanda who made this process seamless. She is so organised and professional, whilst being understanding and genuine. A real asset to the company. We wouldn’t have gone back a second time but she handled everything so well and really made the whole experience so much less stressful than it could have been and we had a really good experience of selling our house quickly and efficiently.PositiveResponsiveness, Professionalism

GooglePaul Rolfe appears very professional. However, I would not recommend this leasing agency. Firstly, they are not polite or all that helpful with the move-in process. When I went to the office to pick up my keys, I was barely acknowledged by anyone in the office. I rented a flat in Linlithgow, and I expected that flat would have been cleaned before moving in. Nothing was clean, in fact it was so dirty I had to pay to have it cleaned. When I brought this up with the agency, no help. I had reported maintenance issues throughout the flat at different points of my tenancy, but I was often told it wasn't a big deal. After moving out and cleaning the flat as required, they still charged me. I would save yourself the money and find another agency.NegativeValue

GoogleWhen considering options on how to sell our home we reviewed several agencies and Internet based companies and we considered Paul Rolfe to be one of the best able to sell our home, Whilst the market may well have been buoyant for many people we realised our location and type of lifestyle would only attract the right buyers if we used a high quality estate agency. At all times we found Paul Rolfe responsive to our needs and questions. Very professional with Martin doing all the viewings and very easy to speak with. I'm certain viewers found the same and he would put them at ease. Very ably backed up by Amanda & Fraser in the office. An excellent back-up team. They took all of the buyer face to face pressure away and handled all queries from purchasers so we didn't have to deal with vetting, questions and queries directly. Selling a home is always stressful but dealing with Paul Rolfe was a genuinely pleasant experience. Would highly recommend them.PositiveResponsiveness, Quality, Professionalism, Value

GoogleI'm sure they are fine for sales and likely good for the landlord - but as a tenant while we were in the middle of a buying chain I really cannot recommend. Issues with the flat go unresolved, most of the people just deflect phone calls or give nonsense reasons why someone isn't available but will call back (they never do), they don't really seem to actually talk to each other and pass messages on? It took almost a month for someone to find the spare set of keys and even then they weren't the keys for the flat door, other issues we brought up were never even addressed or responded to. They give good information for moving out to their credit but then when we had moved out and actioned every single item on the list, they very clearly sat on the deposit not bothering to respond and letting it expire rather than simply administering anything. It's just lazy and shows a real sense of contempt/apathy for a tenant. I would avoid if possible - ruined what was otherwise a wonderful flat in Linlithgow.

GoogleEngaged with Paul Rolfe a number of times while letting and attempting to buy properties. The admin team at Paul Rolfe are excpetional at their job. They essentially run the place while the estate agents simply show up to viewings that have been booked on their behalf. It feels like we haven't been taken seriously and looked down upon because of our age/appearance. Each time there has been a viewing, we have been rushed through the property in a non-chalant manner without being provided with any important details. We have been passed up for renting properties on numerous occasions without any explanation as to why. When attempting to buy a property, once the estate agent failed to even disclose there was a closing date - even scoffed and said no when we had asked. The admin team called the next day to tell us and ask if we wanted to submit an offer. We were shocked and declined simply because of the un-professionalism we had been shown. It's a shame the team has been let down by a select few with unnecessary prejudices

GoogleAfter being let down by complete incompetence by a few letting agencies and beginning to panic with the current demand on the letting market. I came across a lovely property and with prompt response from Lewis on my first enquiry and consistent, efficient communication thereafter I felt reassured and since moving into the property a week ago Lesley the property manager has quickly dealt with any problems I’ve had. I can’t thank the letting team enough. They don’t always know the answers to your queries but they go above and beyond to be as helpful as they can be. Got to give the highly professional staff the recognition for all the hard work that they do.
