We are in the process of buying a new build home from Seddon Homes.We are very impressed with the design and build of the homes but we must give credit to Lesley the negotiator in Hawtree Grove. She has been a wonderful help and support to us during the whole process, she is friendly, approachable and does her utmost to get information you may need. Utterly disgraceful from start to…

Utterly disgraceful from start to finish.We've had nothing but walls of silence and lies (yes lies!) from Seddon since they allowed us to make a reservation back in 2018.Sales don't communicate with builders so literally had no clue.House has many defects, cheap materials used, kitchen fridge freezer is dreadful considering what they charge.No proper drainage causing boggy gardens, in the POS they failed to put sufficient drainage so when it rains the water runs down the pavement and road, then freezes! They've STILL not addressed this, it's so so dangerous.Tatty cheap nasty Holly trees have been thrown onto of the soil and woodchip placed to 'plant them' needless to say 4 years on none have grown, they look an utter mess. Have Seddon done anything to make this POS as they promised when we purchased? NO.Have Seddon ever even responded with a reasonable response regarding these issues and dangers pointed out many times?NO Seddon Bury their head in the sand and simply do not want to hear anything negative. They really could have turned things around if they would just address issues properly and treat people with respect.

From the start to the current position, 4 years later, my experience with Seddon has been utterly disgraceful. Seddon homes have demonstrated an entitled, snobby and condescending attitude beginning with the sales office/manager through to building delays, false promises and shoddy workmanship/quality of materials they use.They appear to be convinced that as a smaller construction company they offer value for money with high quality specifications and finishes.....it could not be further from the truth. I have had countless issues with my roof leaking and ultimately the chimney being removed! I have mould on my wooden loft trusses, and saturated both front bedroom and en -suite bay window (and ruined blinds). Seddon promise to resolve the issue, cancel appointments, don't turn up and when they do don't inspect adequately or completely contradict each other. I have had scaffolding up and down repeatedly at my house. Roofing contract manager is clueless, his staff's behaviour is appalling. I caught and confronted 2 men who were URINATING on my outside tap/down my wall! Seriously. Seddon don't respond to legal threats when they refuse to accept and make good their mistakes, it's just silence. I have emailed the CEO/directors of Seddon repeatedly to try and generate some interest and also tried to place reviews on other Social Media platforms but there is a wall of silence and Seddon delete these balanced posts. Thankfully I can finally document an honest appraisal here. I would invite anyone to revisit their initial positive reviews here again after 12-24 months and see how your rating fares when the new and shiny one wares off and you are sadly left with zero aftercare or interest and going through a never-ending battle where you are left exhausted, frustrated and feeling completely ripped off.

Firstly

Firstly. Myself and wife been so looking forward to moving into our new home Hawtree grove. We’ve not been put off 1 month / 3 month delay completion . These guys have faced so many issues but have kept us up to date with progress . Sharon left but for me and wife the site manager has been honest and caring . We are expecting baby and delay isn’t wanted but we Say get build right and they are delivering . If you want fast build go Cheaap . You will get snagging it’s a new build deal with it.

This company sell you a leasehold and then sell the leasehold on to make more money, this means your lease charges are out of control, Live example Waterside Belmont leasehold sold to Landmark Collections rent went up, plus when you come to sell the admin fees are over £600 so beware!!!

Be very careful. We live in a Seddon Homes home. Check your drains. We were left with a hole under our concrete floor. Because 2 years had past they don't care that rats are coming into our walls as we didn't report it within 2 years. Get a full inspection of the drainage done, on their expenses. Either their materials are shoddy or their workmen are.

Weavers Way - very unsatisfied!

As with a lot of other reviews, Seddon Homes take your money and leave you with an unsatisfactory service. My 'premium plot' home was advertised as having a two tier rear garden as the ground is very sloped. Only when they were half way through the build and we saw that nothing had been done to the land was I verbally told 'Oh we're not doing that anymore as it's too expensive'. At no point were we sent a letter to inform us that one of the major selling points of this house was not going ahead. So now, instead of having a lovely two tier garden where I can go down and look at the horses in the field, I have a fence that blocks me from 50% of my garden and I've been left with the brambles, old concrete fence posts and bits of rubble left over from the build. The garden turf is so lumpy and uneven due to the groundworkers not removing rubble that it's horrible to walk on, my partner went over on his ankle due to stepping into a divot!I have other issues with them regarding the brickwork of my house being wonky and unacceptable but I don't think the box is big enough for all of my complaints. NHBC and Consumer Code have been contacted so I'm hoping they will help.Seddon's Customer Care needs a lot of work and if they responded to my emails with an attitude of wanting to resolve the issues they have caused I may be willing to increase my 1 star review.

A LUCKY ESCAPE

We have had one of the most stressful 5 months in trying to purchase a 300k bungalow for my 77year old mother in law. We visited Caraway Green in Jan 2021 placed a reservation deposit, initially the purchase was going to be a cash one but a few days later we agreed a sale on my mother in law property so I notified Seddon Homes that we wanted to tie in the sale. The Site representative Andy said he would have to notify head office. We never heard anything back until the 30 days on the reservation contract was coming up, we started to receive emails asking for an exchange date. The solicitor we used was one recommend by the estate agent but was totally overloaded with work and progress has been slow at times. However progress was being made at the stage of replies to further enquiries and Seddon Homes emailing demanding exchange happens or they withdraw. The tone of the emails was abrupt and unprofessional, having been a sales manager at an estate agents I could not believe how they were communicating with a customer who was about to spend 300k. Seddon Homes pulled out of the contract which now after reading all the reviews on here we are so glad they have. If they deal with potential customers like they have with us our thoughts over the last 24 hours are what about if we had have gone ahead the after sales care seems appalling from reading other peoples reviews. We have had a lucky escape would not recommend to deal with this company.

The worst aftercare I have ever…

The worst aftercare I have ever received! We reported our faulty dishwasher on the 28th February 2021 and we are still waiting for it to be fixed! Constantly chasing for feedback and updates. We bought the house in October and had a golf ball sized hole in the dishwasher to start with and that took over a month to get replaced. This is now faulty again! We have lived here since October 2020 and have had a working dish washer for 3 months out of 6 months! When you pay so much for a house you expect simple things like this to be working and if not for them to be fixed within a reasonable time period!

From start to finish we had a great experience buying our first home. Emma, the Sales Lady for the estate, was amazing from the first time we met her, and has been so helpful throughout this entire process, helping us with any little question we may have and explaining how things work. She always welcomed you with a smile and a chat and she really helped us through the process as we were a little clueless, having never bought a house or rented one in our lives! The house is great, and we only had minor things on our snag list which were sorted within a week or two of us moving in. Compared to other builders show homes we had viewed whilst looking for the right home, we noticed that the Seddon home was larger than the others in our price bracket, and included more as standard. Vic and Harshall, the Site Managers, were very helpful and are always on the end of the phone if you have an issue, although now the correct procedure is to go through the customer care team. I must say I love Vic's no nonsense approach, he says it as it is and doesn't try and bamboozle you with technical terms or make you feel silly, and as a first time buyer he was very reassuring.Obviously, due to the worldwide pandemic there has been a delay in us moving in, originally we were due to get the keys in September 2020, but this was pushed back to November 2020 in the end. Not a big issue for us as we were living at a parents house and the delay meant we had a bit more money to go shopping! Overall, Emma, Vic & Harshall are a credit to the Seddon Homes team and I truly hope you pass these messages on and praise them for the great work they do.Ben & Emma

We never usually leave reviews but we felt that this deserved one! From the moment we stepped into the sales office, we knew we were in the right place! Naomi and Laura in the sales office are fantastic at what they do, always friendly and very knowledgeable - often going above and beyond to help us choose our perfect home. Right from the off they were very responsive in answering our questions and communicated with us right throughout the building process. The site managers Ollie and John are fantastic and have excelled our expectations. They are very friendly and approachable and have been quick to rectify any snags that inevitably come with a new build property - they really do take pride in their homes! We have been overwhelmed by the care and attention that we have received through all stages of our home buying experience with the Seddon Team at Falcon Rise.Christine (our friendly sales advisor) welcomed us from the first time we stepped into her office. Christine runs a tight ship, which worked well for us. Christine constantly kept us up to date with build progress, time frames and was always honest with us, this allowing us time to plan for property rental and house storage whilst the build commenced. Christine always made time for us, time to respond to our queries, via email or phone, or a quick chat if we passed by the office, which we appreciated very much.Desperate to view the inside of our new home we were introduced to our builder/site manager Danny. He is an absolute asset to Seddon. A genuinely lovely guy, who we hold in high regard. He showed such pride in the build and the workmanship of his team which allayed any concerns that we may have had, as we had no previous experience of a new build property. We opted for a Brearley (which worked best for our family) and I have to tell you the end result is magnificent and more than we could have hoped for. Like other reviews state, Danny pointed out any snags that were not obvious to us during our Meet The Builder.The few very minor issues were dealt with quickly and efficiently by the team and we look forward to our occasional knock-on from Danny to check that everything is alright with the property.This experience has been personable, smooth, and relatively stress free (we can blame the pandemic for the stress) and that is down to the passion and professionalism of the Seddon Team.

DO NOT BUY FROM SEDDON HOMES! we have bought a house worth over half a million and the customer service we have received has been nothing short of disgusting! We where told that after completing our 7 day snag list if we found any other issues with the house we could email the customer service team and it would be sorted and they would be flexible. THIS IS NOT THE CASE! The snags in our home where that bad we could not move into the build for weeks after getting the keys we where more than flexible with Seddons whilst they where sorting this for us! After moving in we noticed most of our windows are badly scratched in the inside and out and have contacted customer service about this who do not want to know or help in any way! Me and my partner are both disgusted with the level of aftercare we have received and would not recommend to buy from this build!

From the very beginning of our journey with Seddon Homes to the very end, it’s been incredible. Naomi and Laura in the sales office, are fantastic people that really do care and look after you. Their communication is amazing and they kept in touch with us every step of the way.Olly, John and the rest of the building team are too, incredible. Nothing was too much for them and they genuinely wanted us to love our new home, which we really do.From the brickies to the plasterers, sparks and joiners, everyone is so friendly and always found time to say hi and ask how everything is.Each building job has been meticulously completed with the upmost care.Even down to the snagging, we are under no illusion that a brand new house will not be without any snags. Dream home

Purchased our dream home over 12 months ago now and thought I’d write a fresh review. Whilst yes there were snags and some discrepancies That weren’t initially resolved as quick as we might have liked Suzanne H has completely revitalised our love for our new home. All snags have now been completed to a high standard leaving us with a perfect home for many years to come. The development doesn’t look far from complete now and their is an amazing neighbourhood atmosphere along with some beautiful finishing touches such as trees, hedge rows and pond for wildlife to enjoy. If somebody were to come to me today and ask would I recommend a Seddon home I would 100% say yes.

A Genuine Partnership At Every Stage Of The Process

From our initial expression of interest through to our moving in day and beyond, the team at the Zodiac Estate have gone above and beyond with their advice and guidance, their tenacity when chasing up the mortgage adviser and the solicitor and their after care provision.Despite the limitations placed on them by the Coronavirus pandemic, they worked tirelessly to move the process forward as quickly and efficiently as possible. Viewings and consultations were arranged promptly. They handled our weekly calls with patience and understanding. The builders explanation of the many new features of the house were thorough and comprehensive. Since we moved in they have frequently enquired as to our welfare and to the condition of the house. Any problems - and there has been just one small issue - have been dealt with effectively. They have even helped us to clear our rubbish bags before the bins were delivered by the council! We are delighted with both the house and the ongoing service.

Have visited The Hawthorns Let me…

Have visited The Hawthorns Let me around four times, both before and during lockdown. Have tried to get information from various site reps re the availability of the Mouldsworth home with a view to purchasing. On each occasion the reps were very unhelpful and lacking in knowledge of when the homes would be coming available. In fact depending who you speak to get totally different answers. Don't bother ringing head office as they are just as unhelpfull. We've now come to the conclusion that we are not meant to buy one and have given up altogether. Good luck with any potential buyers you'll need to find out everything for yourselves from the internet or council planning records. The actual show homes and quality in fairness appear very good.
