GoogleSpeaking as a tenant of which I was there 4 & a bit years I feel that Sheridans was unprofessional & scammers. They've robbed us of our deposit by sending in photo's to the DPS that were taken before I spent a week off work & re decorated the property. They fed them lies just so they could get their client some money. They were unhelpful during the tenancy & things never got fixed including, showers, toilets, dishwasher, oven & took forever in sorting the boiler when it broke down in the middle of winter. They never done what they were supposed to do for the landlord either, they failed to do their 6 monthly checks, used rubbish fitters & always tried to fix things on the cheap (when they eventually got round to it). If you are looking to rent a property i'd avoid Sheridans like the plague, you'll never see your deposit back & you'll spend your own money on things the landlord should be fixing himself. Paul at Sheridans comes across all nice & even pretends to be on your side when the landlord has threatened you. But be aware, its all an act. He's only after one thing. Your money!!
Ps they have only got 1 star because thats the lowest you can give. If there was a minus option, i'd use it!!!

I have to say it takes a lot for the DPS (Deposit Protection Service) to side with the landlord, the evidence speaks for itself, all photos are dated so they know when they are taken. We did not withhold any information and they were fully informed of your efforts to decorate the property. We are sorry if you feel the claim dispute did not work to your favour. Itβs a shame you have felt the need to leave a negative bias review. Also just to clarify us as the agent did not receive any of the monies from the deposit it has been forwarded to the landlord in full as partial compensation towards the costs he incurred after your tenancy.

GoogleStole part of my tenancy deposit by lying.
Initially claimed deductions formally via DPS for cleaning and gardening, I emailed them with video proof (attached) of a very clean house on leaving, and asked for an exit inventory or proof of the cleaning required. They then erased those claims and have admitted in the email thread that they cannot provide evidence justifying those cleaning charges.
They then made a new deduction claim for βrent arrearsβ which they did not ask for before (and which are unfounded). I was ready to move out by the 14th but when I called the agents a few days ahead, they said they always allow a few days extra for tenants to clean. At no point did they say it would be charged for and if they really did mean to charge for those days, then they would have tried to recoup that in the initial DPS deduction instead of fake cleaning charges??
To top it off, Paul turned up on the day we were in the middle of cleaning 'to drop off cleaning supplies for a cleaner' and unknown to us, took photos of the house in the middle of us cleaning and submitted that to the DPS as evidence of us not having cleaned the house. Completely dishonest and disproven when I submitted my exit video of a pristine house.
Disgusting tactics to siphon money from hardworking and good tenants to line their own pockets and those of wealthy landlords. Stay away.

GoogleSheridans estate agents beware !! Be prepared to say goodbye to your deposit, be insulted and called a liar when you dispute the initial condition of the house at the point of move in. We are also aware that this is not a one off experience !!
They quite happily let my daughter move into a property that was not altogether clean, undecorated and in this case infested with fleas; prior giving back the keys, they had the cheek to inform that the property needs to be professionally cleaned and decorated, even though upon inspection the property was in a better state than before the start of the tenancy !!
My daughter lost count of the months that it took to try have issues resolved and suffered both financially and physically as a result. Certainly no support for the tenant!! An absolute disgrace, we will be taking this further with trading standards, it is disgusting what estate agents can get away with !!

Thank you for your comments. I believe the tenancy you refer to has not even had the deposit deductions discussed yet. So far all that has happened is a pre-checkout inspection where your daughter was informed that due to paint, dirt and felt tip pen drawing on the carpet they would require professional cleaning. A full and final check out inspection is yet to be carried out. Please see below further information which we hope answers all your queries.
Pre-check out inspection, We carry out inspections prior to the tenancy end date to advise tenants what is required before handing the property back on the final tenancy date. This in turn increases the tenantβs opportunity to receive their security deposit back in full, also avoiding disputes where possible.
Deposit - Once a final check out has been carried out the deposit deductions (if any) will be discussed then. Should a dispute arise and after gaining consent from both parties it would be referred to an independent adjudicator, through the Deposit Protection Service, to make the final decision based on evidence such as the signed inventory and dated photographs from the check in and check out. You refer to fleas having been in the property, unfortunately we have not been given any evidence of this or the likely source so cannot fully comment. I can confirm at the time when your daughter contacted us we did inform her that we would send a pest control officer to inspect but she informed us that she had already had the treatment carried out.
Reported works - All works required in the property have always been completed according to priority with the landlord, who arranges the works, being informed immediately.
Inventories - All tenants are given 7 days to notify us in writing of anything they believe to be incorrect or add to the signed inventory at the start of a tenancy.
We would also like to clarify that at no time has anyone insulted or called your daughter a liar. As an agent we always try to be as neutral as possible using the evidence from the tenancy check in and inspections along with any other information collected during the tenancy, as to the original property condition and expected hand over condition minus wear & tear. Your daughter is welcome to contact us to discuss any queries further to assist in achieving a fair outcome for both her as the tenant and the landlord as our client.

GoogleIf you are planning to rent with Sheridan Sales&Lettings you can say "Good bye!" to your deposit, if you are not going to fight very hard for your money.
As a tenant for a period of 3 years, their services were... I would say poor to ok with delays on delivering the laundry cards. Also they haven't paid any visit during these three years to evaluate the condition of the flat or to invest any money on it, so from this point of view you can stay relaxed as they will not disturb you during your accommodation.
When the time came to leave the flat, as I moved in my own house, our relationship step by step was starting to be cold as Sarah Sheridan came at the end to do the evaluation of the flat and tried to find everything to catch our deposit like the mattress has stains on it, the walls are heavily marked, the silicone around sinks is not in good condition, the toilet seat is cracked, the fridge has rust on it and also has dents, and the the flat wasn't clean enough, which was partially true and I came back to clean it again.
As I told her, we rented the flat to live in it, we haven't rented a museum or an art gallery, and there are normal condition of wear and tear.
The toilet seat had signs of cracks because was too old, I cleaned the mattress in the conditions where the mattress had following the label on it more than 6-7 years, their responsibility being to replace the mattress with a new one when the new tenants are in. What is happening, if for example I had a disease with my skin? It wasn't the case, but is just a sign that they don't care too much about their tenants.
Regarding the fridge, the landlord replaced the fridge with a second hand fridge which came already with rust and with dents. It was very hard to convince Sarah, and she hasn't got any proof of what she is saying. The walls haven't heavily marked as she said in the conditions where there lived 2 adults and one kid. I haven't agree to pay 50% for the painting, so at the end I opened a dispute through DPS, which took a very long time and finally I won it, so I recovered all my money back.
This is not just a singular case, it is a practice for them as I met people who rented through Sheridan on the area and they retained part of tenants deposit from different reasons.
In conclusion, I feel very disappointed about this agency and how they tried to take my deposit.
As an advice for Sheridan, take care about your tenants, be impartial not how you are now, on landlord's side. The tenants and the landlords are your image, and if we are happy, you will happy to.

I will not fully on comment on your individual case but will say that when a dispute arises we give all tenants the opportunity to rectify any issues where possible. With regards to tenancy checks this depends on the type of managing service we have agreed directly with the landlord not with the tenants. When an issue with the property arises and is brought to our or the landlords attention this is resolved in a timely manor. Unfortunately when the distribution of a deposit cannot be agreed it does lead to an independent adjudicator making the final decision based solely on evidence provided by both parties (tenant) and (agent/landlord) I can confirm as you have mentioned this in your review that we on behalf of the landlord recovered all the monies claimed in full through this process relating to this case.

GooglePaul and Sarah at Sheridan's lettings have been more than helpful to me all the way through my four and half year's tenancy through them. They dealt with any problems promptly and advised me as to what was happening.
When the time came for my tenancy to end , they helped me to find other properties to look at. Thanks for keeping it so pleasant , yet professional.
