I do not have words for this level of unprofessionalism and incomptence

Just poor on every level. Communciation has been abysmal from the start. I feel I have been lied to on several occasions and it is clear most members of staff don't give a damn. Avoid I have the great displeasure having to deal with these people over the last fortnight regarding a property I want to rent. There have been issues right off the bat, including an agent called George not turning up to a viewing because he forgot and it taking four days and six phonecalls for me to be told that no-one in the office I was calling was going to call me back and I needed to call elsewhere. No apologies offered at all. It got worse when I put in an offer on a property though. When I put in my offer I was asked some questions and these identified I would need someone to guarantee my lease. That's fine, I'd anticipated that and my parents were willing to do this for me. I dealt with an agent called Sam who called them before putting in my offer to ensure they would meet the criteria for a guarantor. At this point, or at any point during the process, Sam never gave any indication that they did not. This only came to light approximately a week before I was due to move in (my parents are semi retired and generate a portion of their income through investment property and the stock market. This was apparently unacceptable for a guarantor. Which would have been fine, if Sam had told them that from the start). We found a solution, where my parents would pay my first six months rent and I'd then rent from the landlord. I had to chase (approximately four phone calls) to get this answer from him and even then, I had send him back to renegotiate as he had not done this properly (he attempted to agree a six month lease when both me and the landlady wanted something longer). When putting in my offer, I had agreed to go into a zero deposit scheme and paid £250 in order to do this. The issue with the gaurantee also took my out of this scheme, although this was never communicated to me at all. If I had known, then I would have reconsidered my position. Because Sam did not mention the problem when it arose, I was not afforded this opportunity. The only warning I had that extra money was needed, came to light when the invoice arrived and they had stuck an additional £1200 onto the fees. The only possible inkling we had about this was a phone call from Sam about 20 minutes before the invoice was sent, which lasted for all of 30 seconds and briefly mentioned a deposit. Something that I thought had already been paid and had no reason to suspect otherwise. I want to be clear here, the fact I failed the checks is not the problem (I'm a recent university graduate moving from part time to full time work and separating from my partner. I'm not naive to the fact I do not look good on paper). The lack of communication and the lack of care from Sam and his director, Rachel is. They prevented me from making a decision with the full facts. I have been left feeling utterly lied to and like I have no choice but to find an additional insane amount of money or leave me and my children homeless. Salt was further rubbed into the wound as when I called Rachel to discuss this, she sadly decided to double down on the lie that Sam had discussed this deposit with me and implied I was making it up. I have emails to confirm this deposit was never mentioned. No apologies were forthcoming, just a shoulder shrug and an offer to refund my holding deposit as well as a sly comment that it's a landlord's market right now, which is just further confirmation of how little they value potential tenants. No property is worth having to deal with these people.

Do not use William H Brown they are the worst agent any one could get they never return your calls no good advice at all you do not hear from them at all and if you do there advice is totally wrong there staff are badly trained and give the wrong advice. I nearly lost my removal company on there advice which was totally wrong,but the removal company which is Relocate were brilliant and brought in an extra van on the day.the only good advice and updates were from the agent I was buying from Chris Deller they were excellent I could go on for hours but will not SO PLEASE DO NOT USE WILLIAM H BROWN if you do God help you

I found my letting agent to be brilliant Mr N Bourne and I prefer to only deal with him as I found him to be quiet honest and extremely fair, I don’t like dealing with other people in the office as they don’t seem to be able to keep to their word.

William H Brown or Sequence, both the same... crap!

This is basically the same review as my Sequence Review, but since they're essentially the same company, why re-invent the wheel?I honestly like to see the best in people or companies, but William H Brown is one of the worst.As a tenant, dealing with them is a nightmare. Everything from arranging repairs, to dealing with contracts.Everything is outsourced; they're nothing but secretaries throughout their entire company.Living in Yorkshire, why do I need to ring someone in Liverpool to tell them a tap is loose, and then wait weeks for a response?And if that 1 person is off work, no one else can pick up that task?Why do I have to send multiple emails and make several telephone calls to get answers, and then be badgered by them for "not doing something", or anyone external to their system?Or the fact that they don't know, nor have access to, their own systems in order to answer any of my questions.Literal blame shifting to anyone but them.And I've only dealt with them for 6 months.

An incredibly poor service

Quite possibly one of the worst estate agents we have dealt with.We were contacted by one of the agents from the Welwyn Branch, who repeatedly told us that unless we had our house valued, we would not be taken seriously by Vendors. After being called on the third occasion by the agent, we decided to get a valuation and I contacted him by return, to let him know that we had. Even though the valuation had been the day before, the agent told me that it would be useful if he also valued my house. This would have been the fourth valuation in the space of 6 months.We were then called by someone from their call-centre and although, seemingly impossible, the service was even worse.All that the lady we spoke to wanted to do, was sell us a product. No real interest in us, or what we were looking for in the housing market. I finally gave in and asked how much the service would cost - she had no idea. When I questioned how she could try to sell me a product, where she did not know the cost, she became flustered and told me that her she would liaise with her "boss". The first time, he apparently told her that he would provide me with info, as he was in my area. When I asked when, she told me he was not, but he could be. When questioned further, he was not going to be in our area. So, I asked her to get him to email me - he was not able to. I then asked her to get him to call me and I was told he would. One week later, she called me back, not remembering me at all. I then got the whole sales pitch again. Enough was enough. I asked to make a formal complaint and was told her "boss" would call me, as he took these things seriously. Still waiting.You are treated as a number and not a person. I am not really sure how they can still be in business.

Fantastic turnaround in Lettings

I have had a very difficult relationship with WH Brown over my years as a professional landlord and considered them to be among the worst agents in my area .However they really have got their act together, in recent times, due to a change in Management in Lettings starting with Izabela and latterly with Olivia .Olivia has been fantastic not only has she done what she said, she has achieved more than 30% more rent than I was getting and a new tenant was found interviewed and signed up within a week with no hassle or inconvenience to me .Thanks for making my work life easier Olivia I cant recommend you enough and won't hesitate in using WH Browns in future .

Purchasing a property

Tried purchasing a property and had the offer accepted on agreement it was removed from the market with no further viewings. Solicitors were involved and all checks completed. They continued viewings, without our knowledge, and we were gazumped. DO NOT use this estate agents!!!

Unprofressional and tell lies to get…

Unprofressional and tell lies to get you to sign. We rented a house that was with them but also with another estate agent (weird) they advertised it as one price on right move with no deposits and they tried to change the prices after we signed. Promised us the house was going to be painted and plastered before we moved in and when we moved in it was a horror show, including mouldy food still in the fridge! Baring in mind this was the middle of a pandemic. When we called to complain we were told they no longer worked with the other company and did not deal with this property at all anymore. Keys were lost in their offices when we went to move in, and just a total lack of organisation or care for their tenants. A year later when we move out surprise surprise it is them that want the keys back to rent the house out again.Unless you are desperate for a house I would avoid!

Let down and disappointed

After careful consideration I decided to use the estate agent william h Brown to sell my house. After signing the agreement I was waiting 2 weeks for the photographs which I thought was way to long. When house finally went live It sold within a few days. After some weeks I heard nothing I was also using their solicitors Black's. My house was in joint names but I was the main name and stressed I would like all correspondence. I understand it has to be sent to both but it was all sent to my daughter from solicitor which she didn't notice as it was in her spam email. This delayed us by 2 weeks I was very angry as william brown had given them the details. I received no explanation so I dealt with Black's solicitor if I wanted updates etc the were absolutely brilliant. For the money estate agent charged I expected better service. I was not going to give a review however after weeks of completion I received a call off william brown asking if I lived at my old address and would I be interested in selling!!! I can't believe they still had me in their books and did not know I had completed what utter horrible and inconsiderate service. Hopefully I will not be selling in the future but will think very careful about who will sell my house.

Please take my advice and stay well…

Please take my advice and stay well away from these people. I have viewed a property through the Newark branch and made an offer to which I have waited over a week for a reply, only to call and be told it is sold with accompanying giggles.I arranged a viewing of another property and after a three-hour drive was told my fictious daughter had called and cancelled the viewing.There is something very wrong with these prople.

What a strange place

What a strange place. No wonder the properties listed just wouldn't sell. We called to inquire about a property, asking a simple question: "Are the owners open to offers?" This should have been straightforward, but it turned into a frustrating experience that wasted our time. I have literally put us off purchasing a property through them. We are looking to relocate. However, instead of getting a clear answer, I was met with a strange request to register with them, which I did. Then, the lady criticized me for not having my house valuation done yet. Why would I want to do that at this stage when I just want to know if the seller is open to offers?This experience has left us feeling frustrated as potential buyers. The lack of clear communication and unnecessary hurdles make it clear why properties here struggle to sell. We hope the agency can improve their customer service and streamline their processes to avoid wasting time and causing unnecessary stress for future clients.

Please Please avoid the sudbury branch…

Please Please avoid the sudbury branch it seems that they put sold houses showing them as for sale and even keep up for the sale boards . I called about a property that has just been advertised on Rightmove only to be told it was sold two weeks ago and this is there internal process that they MUST advertise. This creates false advertising . Despite speaking to the Manager they feel what they are doing is correct , Rightmove is allowing this kind of behaviour.

Extremely unprofessional and disorganized team. I contacted this agency regarding a property to let. Michelle initially promised to arrange a viewing but never followed up. After chasing them myself, I finally spoke with another team member who scheduled a viewing, only for it to be for a completely different property than the one advertised on their website.

We cannot believe just how unprofessional, rude and over stretched WIlliam H Brown are. Luckily, we didn't choose them as our estate agent but unfortunately our buyer has used them and even more unfortunate our buyer has used their recommended solicitors, who William H Brown recommend as they give them the biggest kick back and not because they are the most efficient. We are in a chain of 5 and our position is 3 in the chain. We were told, before Christmas, that all was ready for completion and we only had to choose a date. We chose a date, which my solicitor put forward, to then be told by William H Brown that the bottom chain wasn't ready and just had to have a couple queries answered. We were then told that all were ready again, so we suggested another date. Same thing happened again, William H Brown said the bottom of the chain weren't ready. This has been going on now since before Xmas and we are now in the middle of Feb and no further forward. In fact, today was supposed to be the day that William H Brown 100% promised they would have a completion date for us. It's now 5.30pm with no word from my solicitor. A further note as well is that there is only one sales progressor in the branch that we have had dealings with and she literally only has time to deal with progressing the sale once a week. My estate agent, Preston Baker, is constantly on it trying to progress it daily. Please avoid William H Brown at all costs.

I believe in giving praise where praise is due and Liam you definitely deserve praise as you are doing a great job as how you represent W H Brown is exemplary. Thank you for the fantastic service you gave my husband and I when we recently purchased our new property.You went out of your way to keep us up to date with the progress of the sale. You supported us with an extra viewing, replied to emails and always promptly returned our calls. You were always jolly and very helpful.I believe you went above and beyond your job description to ensure we had a fantastic experience in purchasing our home. For this Chris and I are truly grateful. Nothing was too much trouble. With your help we managed to purchase a property in just over 5 weeks, at a crazy busy time, probably the busiest time in the last ten years, thank you.The whole William H Brown team were so professional and helpful throughout our purchase. Smashed up my TV, denied it and laughed in my face

Below are a list of grievances and occasions when I believe you have deliberately mislead/not been honest with us as vendors, as well as the description of the criminal damage that has taken place at 41 Tonning Street.Upon our initial meeting Joe gave us a great deal of confidence in the sale of 41 Tonning Street. The phrases used included ‘We’ll put it at £150,000 to get people through the door’, ‘It will easily sell’, ‘we have people in bidding wars on properties’, ‘you should make sure the house is ready for viewings at a few hours notice’, ‘we understand that you are a teacher and we can contact you via email if it makes life easier for you’. Based on Joe’s confidence, we signed up with William H Brown, also trusting them as a high street name. However, it soon transpired that these were false promises. We have had three viewings on our property in three weeks, no offers and very little interest.Reflecting on the initial asking price, I believe that Joe pressured us into putting the house up for £150,000 in order to heighten the fixed sales fee at £1500 plus VAT. Instead of a realistic asking price that would’ve yielded a lower fixed fee.In addition to this, every time I call for an update, Jamie, Joe Lydia or whoever answers the phone assures me that they are talking to multiple investors and arranging viewings, however these viewings never appear. Having been arranging viewing for potential properties for myself to purchase, I know that when you call up you can generally arrange a viewing that phone call. It feels like you are fobbing us off and just telling us what we want to hear to get us off the phone.Furthermore, after a viewing on Saturday a few weeks ago, Jamie told us we would expect and offer by the end of the day. Jamie then never responded. I rang him on Monday and then Jamie changed his stance to ‘the investor was looking at one of three properties.’ The Jamie was going to ring him as soon as our call ended. However, I didn’t hear anything further.Following on from this, I was under the impression that Joe would be handling our sale but then it’s passed to Lydia, Jamie and god knows who else. I don’t know who I’m asking for when I call up, and I believe this this is done deliberately in order for William H Brown to pass clients around and deter communication.Another example of unprofessionalism is that when we had our first viewing (I think with Lydia but God knows who actually I was speaking to). We returned home to a house we had left immaculately, to find sugar all over the table as if someone had eaten their lunch or a pack of doughnuts at our dining room table and not bothered to clean up after themselves.It seams that Joe cannot commit to even the simplest promise, he took our house key to get it cut and copied with the promise that the original would be return on the first viewing. However, this was 4 weeks ago and we are still waiting for our original to be returned. We only live a 10 minute walk from William H Brown.Lastly, and most prominently, Lydia conducted a viewing on Friday, the 25th of June in which our 50 inch smart TV was smashed, by the looks of it in order to access the gas meter. This was outright denied by both Jamie and your area manager. However, my partner and I were both out of the house from 7 am until 6 pm on the days of the viewing and so Lydia and the viewing participants were the only people in the house. The comments of your area manager were, was laughing, phone the police then. I found the police who said it was a civil matter and that it wasn't a police matter. I think the way I've been treated is disgusting and the outright lies that I've been told are despicable. For future reference the correct way to deal with this is to find me a soon as it happens apologise and replace the item immediately. This would have resulted in me being very understanding as I'm aware that accidents happen. However the way that it has been dealt with is disgusting.I am utterly dissatisfied with the lack of service William H Brown have provided to use as vendors. You promise the earth and don’t even deliver a pebble. It’s disgusting and I feel taken advantage of as a first time seller.

WILL NEVER GET OUR BUSINESS AGAIN

We have used WHB several times to sell properties but unfortunately after the last two sales with them it’s safe to say never again !! After another prolonged house sale due to WHB recommending solicitors that have a proven track record of consistently demonstrating a lack of communication and delays in progressing the transaction. This should of been a quick straightforward sale as we had no onward chain and we had first time buyers. This sale took 5 months

4 to 5 Phone Calls A Week For 5 Months To Hussle An Instruction!

This company needs to be regulated, but the problem is there is no proper body that deals with Estate Agents behaviour prior to contract, and only then will the relevant Ombudsman step in, but without teeth, and only for the vendor! Before contract William H. Brown, once they get a sniff of a property, will begin to hassle, harass, hound, and hustle to get the instruction! This will usually begin with a phone number and address being on file, as was with my case, and someone, probably the manager, will tell one of the negotiators to call the number to see if the person is still looking or has anything to sell. This usually, if selling, corresponds with a look at Rightmove or Zoopla, where they see the property is on, has been on, and with another agent. Then the calls begin.... and continue! I stopped answering my land line, and blocked their number on my mobile, as one Thursday I received five calls on each devoice during the day, and three calls on both that evening, up until 7.00pm! That is pure harassment! The only reason they do this, is to GET the instruction, by whatever means! And why? Because for every instruction a standard negotiator gets, he or she receives a payment at the end of the month. The manager also receives a payment. The area manager also receives a payment! But beware: they also have a tie in contract of 30 weeks! They will try and charge 2%. And they are reluctant to agree to multi agency, and if they do will word a contract misleadingly, so the vendor could be liable for two sets of commission! Let's say you have been hooked, as you fell for the 100th phone call! The will then all make money on a mortgage appointment with their, so called, independent, in house mortgage broker. They will push their panel solicitors, and all make commission when one of them is used, too. Oh, and before any of this, they will charge a fee, which actually is illegal, masked as ''Professional photographer, video, and EPC''. This is around £135.00, maybe more. But, of course, you can claim that back.... IF you fall for their offer of one of their solicitors! But beware there, too: they are conveyancing companies, with a huge number of faceless individuals, who are not solicitors, but handlers. This means it is a factory, but a factory that goes slowly due to staff not being at all bothered!This estate agent is guilty of harassment, and hassle, and needs to be stopped from these constant phone calls, and we all should be aware it is all based on multi layered commission, and this all should be transparent!

Incapable of sending emails it seems

I frequently travel so have to change my SIM card and I also have a busy work schedule so can seldom take calls during the day. I have told them before to contact me via email to ensure I don't miss their communications but even when I do email, they still attempt to call me during work hours, or send text messages. It's like they're allergic to emails. And when I do have enquiries by text message, I receive no response.

I would not recommend William H Brown

I would not recommend William H Brown. There is a complete lack of organisation between contractors and William H Brown, meaning there are long delays everytime there is a problem with the house. If you don't continually call the office they seem to end up forgetting the problem.A few problems we have had:1. Promised a removal of a bunkbed before moving in- took 6 weeks once moving in to change to single. William H Brown never removed the old bunk bed- so now we have an old mattress and wooden remains in our house.2. We were left without heating when it was snowing for 5 days. Clearly no sense of urgency from William H Brown (even after many calls)3. Monthly emails detailing that we haven't paid the rent. Every month we call and there is an error. They promise to remove this error on a monthly basis. They have not removed this error after 6 months.
