The team at BJB have been so helpful and professional since we made contact with them back in June 2022. Suzanne Clark in the Sandbach office was in regular contact with us sending possible properties to review and regular phone calls to see how our sale was processing. She helpfully introduced us to the Nantwich team which led to us viewing our perfect retirement home, we have since had an offer accepted and we hope to move to Cheshire in January 2023. Suzanne was so helpful kind and very knowledgable we highly recommend BJB as a company as everyone we have dealt with have been exceptional.

A dreadful experience. I am a landlord, and was gobsmacked at the fees these clowns charged for their services. I have been charged £60 and £90 by two other agents to serve a section 13 advising of a rent increase.( a one page downloadable form which requires the insertion of a couple of names and addresses on along with the proposed rent increase. BKB's fee for this service?? £250!!!!!!! based on this and their overall very poor communication skills and speed with which they act on instructions, (snails pace) I have decided to remove my property from their management, once I have paid their extortionate six weeks rent plus VAT severance fee. They really should be out out of business.

As a landlord who has used BJB Lettings for property management services, I wanted to share my experience to help other property owners make informed decisions.## Pros:- BJB offers a range of services including letting, rent collection, and full management.- They have an established presence in the market.## Cons:1. Communication: I had 4 contacts who were all good when available. When they weren't I often struggled to get timely responses to issues. Despite having multiple contacts, it was challenging to reach key staff members. Nobody tells the landlord or tenants when people go on holiday. They do have a call concierge but there is no service level in place to return calls. This leaves landlords and tenants hanging at critical times. 2. Accuracy of Reports: There were persistent inaccuracies in the Spicer Hart system reports, with missing payments not being addressed promptly. Even after 12 months, at the end of each month nobody could tell me if all the tenants had paid. 3. Proactive Management: I found a lack of proactivity in several areas: - Rent increases for existing tenants were not managed efficiently and had to be taken back. - Room turnovers were not handled smoothly when tenants left unexpectedly. - There were delays in addressing maintenance issues, such as a blocked drain that took 2 weeks to resolve.4. Cost Management: Some maintenance charges seemed excessive compared to market rates.5. Responsiveness: There were instances where tenants were left without essential facilities (e.g., cooking facilities) for extended periods. The cooker electrical engineer failed to turn the power leaving the tenants with no electricity for hot water. 6. Financial Reporting: There were delays in reporting received payments and discrepancies in payment records.7. Contract Terms: Some clauses in their agreement may be considered restrictive, particularly regarding termination and ongoing fees following termination. These terms carry a significant imbalance and mat not stand up in court. Be very careful. I would advise carefully reviewing the contract terms before signing. ## Advice to Fellow Landlords:- Thoroughly review the contract terms before engaging with any letting agent.- Ensure clear communication channels and response times are established from the outset.- Regularly review financial reports and question any discrepancies promptly.- Consider the balance between the convenience of using a management service and the potential for higher costs or reduced control.While my experience with BJB had significant challenges, experiences may vary. I encourage other landlords to do thorough research, ask for references, and carefully consider their specific needs before choosing a letting agent.

Do Not Rent from Butters John Bee or Spicerhaart. You will be ignored when you need repairs. 3 years of begging for repairs and I gave notice and moved out. You get letters saying you owe rent when you have paid in full. Don't overdo pay as your credits are ignored and written off. Statements are begged for and incorrect. And when you try to move out, they harass you, try change the date and demand more money. They ignore proof that the keys are returned and disregard their own tenancy agreements. Still being harassed for rent I don't own and keys they have acknowledged receipt of and now they want to go to court. Don't try calling them either. They never answer the phone. They only know you when they want money, even if your account is in credit.

I rang this afternoon asking for a rough price % to market my house. I was told by the boy that it didn’t work like that and he needed to book a visit and valuation before I could have a price. I didn’t realise that butters had dragged themselves down to the level of a double glazing salesman who once in your house just won’t leave until you have signed on the dotted line.

Very difficult experience - recommend other letting agents. Save your time, energy and money. Carried out expensive repair using own contractor and not informing of cost before repair - paying several hundred pounds for a simple light fix, missing rental income despite tenant paying full rent, can't get hold of lettings team to resolve anything so issues naturally escalate, put at risk re compliance checks for gas/electric etc. Raised several issues with Ombudsman after following complaints process. Ended up communicating directly with tenant as was easier and ensured property legal/complaint/safe etc.

I put up my property for sale through this agent. Sadly, it was a bad choice due to their terrible service. Their estate agent costs were premium around 5k for a property worth 180k and I thought I will get premium service but my property didn't even rank high on searches and never got one call or update for the three months it was advertised with them. I couldn't even find my property in searches easily. Three months on with no viewing. Their team don't care about talking or giving updates to the vendor. Miserable experience. Stay away!

AVOID AVOID AVOID All about lining theirs and the landlords pockets, couldn’t give less of a damn about tenants. Left a young family without hot water or heating for 2 WEEKS in winter, with ZERO communication or offer of help to rectify, they couldn’t bathe and were freezing. When the tenant finally sought out refuse by contacting housing standards, a few days later they come home from work to a FOR SALE sign in the front garden with no warning. (funny how that didn’t take them 2 weeks + to do!) This is blatantly in retaliation and PATHETIC. This has been their family home for 10 YEARS. This is the only home the two young boys have ever known. The tenant has fixed and decorated an awful lot in this property and always paid on time.

I had a positive professional quick sale within 2 days of putting my house on the markert… with a cash buyer and no chain from us or them… Unfortunately the completion of this sale took 45 weeks, may I add this was down to our solicitors not butters, I had a lot of up and downs, anger, frustration and stress during this time,, For the first 5 months I didn’t have much support, then I spoke to Lynn Beecham from the Hanley office, she was a dream come true, I felt a weight lift off my shoulders and hope for a completion after speaking to her for the first time, although the completion still took a further 5 months Lynn worked so hard trying to chase things up between the solicitors for me and always kept me in the loop, without her I wouldn’t have known half of what was going on and where my sale was up too.she was amazing and very supportive, she is a real assets to the company… well done Lynn she alone deserves the 5 star rating. This company is a shambles not only are their fees expensive,when ever you ring no one answers the phone , they do not return your phone calls and it takes them 3 weeks to answer emails They also deal with cowboy firms who issue certificates before remidial work has take place. When you tell them you want to leave and go with another letting agency they try to sting you with a fee equel to 6 weeks rent plus vat. The tenent informs me it takes forever to get to speak to someone and now contacts me direct when anything needs sorting

So many questions about "was I an investor" and "was I aware how many investors were interested in this property?", asked for them to get back to me regarding service charges and leasehold etc. That was 4 days ago and I'm still waiting. I have used BJB for several transactions, I bought a piece of land via auction conditions, that had lapsed planning, i then got planning although nothing like what was originally advertised, this was obviously muddled through with many untruths about the land, and locations of mineshafts etc, it became apparent that this was not what i had bargained for so with new planning, I placed it with them to dispose of, a valuation was done, and was informed that i should set a guide price at £190k with a reserve of £210k. Although i thought this was generous, i accepted the professional advice.6 days prior to 1st Auction advised that no interest, so to reduce to £170k / £190 Reserve, no bids received.went to auction again for a 2nd time with a reserve of £170k, 2nd auction started, and start price went from £170 to £150k, at this point the auction appeared to attract bids, and went up to £166k, still below reserve, but hammer went down and i immediately text to say accept the bid. Only to receive a message that no bids were received.Time went along and although some offers were made outside of auctions, i finally settled on a sale of £130k, i expected the agent fees to reflect this sale price, i then got the invoice and it stated that the original reserve fee was the outset for this, it was only £500.00 difference, and the agent told me what a superb job he had managed to do to sell it for £130k, despite his first valuation being £210k, being a long term customer i thought (Mistakenly) that they would see reason and actually understand that although the property sold for £130k, they had massively failed in first instance with original valuation of £210k.So overall greed has lost them a customer on this occasion, but please question valuations that they give regarding auction properties, as it suits them to give a high valuation and then get you to reduce it, as there fee is now set at this price despite how poor they perform. to me they did not do magnificently in disposing of the property but did a shambles of a job in the first valuation despite me telling them that i though they had overvalued.

If I could give a 0 I would!I would absolutely not go through this company again far too many wrong doings to list them all, however myself and my landlord both decided to leave Butters John Bee and go elsewhere (one reason being that Butters were holding the land lords money even though it was paid by ourselves) You just get messed about and passed from pillar to post when wanting answers or something done they really couldn’t care less! Molly Farrelly is a complete waste of time and so is everyone else to be completely honest!I certainly would never recommend this company to anyone and I know a couple other people who have had extremely bad experiences with them also. AVOID! I’m now with Bellwood Lettings and they are 1000000x better!
