Best renting experience in London! I rented my previous flat through Utile Dulci, and I’ve always been in contact with Julien who is managing it. It was my best renting experience in London so far (and I have rented many flats before through various agencies). Julien is very reactive and responsive, takes care of the property to a high standard and make sure to fix any issues quickly. I tried to rent again with him but they haven’t had any flats that matched my criteria at that time. He also advised me on a couple of real estate issues which were not related to the flat I rented through his agency. Highly recommend the agency and I would definitely rent with them again!

If I could give zero stars, I would. Renting from Julien for 8 months was an absolute nightmare. He is, without a doubt, the worst agent imaginable. Constantly calling and texting, he shows no patience or professionalism. His communication is consistently aggressive, rude, and even mocking, he once ridiculed how I speak in a voice message. The flat we rented was old and barely functional, yet anytime something broke, he made us feel like we were to blame. Julien is dismissive, manipulative, and caused extreme psychological stress throughout our tenancy. Avoid him at all costs.

I have been using Utile Dulci to manage a rental flat for the last 7 years. They have always been incredibly reactive to any issue raised by tenants, having a technician intervene ASAP and always finding solutions. I wish I had had such effective agents when I used to rent. Unnecessary Stressful Experience I have rented with Utile Dulci for 3 years. My experience with Julien as a tenancy agent was far from smooth. Maintenance issues during the tenancy, such as a broken boiler, were dismissed or delayed, requiring weeks of back-and-forth before they were resolved, resulting in cold showers for extended periods of time. Communication was very unprofessional, with condescending voice messages that made it challenging to have constructive discussions. At checkout, I was faced with excessive deposit deductions (~500£) that ignored reasonable wear and tear. It was only after threatening to raise a formal dispute that Julien backed down and returned the full deposit. If you’re a landlord, Julien might be your perfect option as he deflects all blame onto the tenant. If you’re a tenant, avoid at all costs!

My partner has been renting from Julien for 2 years. His interactions with Julien have caused him endless stress and anxiety. Having seen his messages and heard the voice messages he leaves whenever a maintenance problem is reported, he is always dismissive and exasperated, and has questioned my partner's intelligence on multiple occasions. Any issue with the property is automatically assumed to be the tenant's fault, even longterm problems that predate the start of the tenancy.

I got my deposit back… Strange people saying something about stolen deposits as all deposits are protected by law and Tenants can dispute deductions if any.
