GoogleCarmel managed the rental and sale of my property. I found her via a friend recommendation at a time when I was extremely nervous about renting out my flat which I'd lived in for years. Carmel made the process so smooth and I soon realised that I could trust her to handle everything efficiently no matter what happened. She really knows her stuff and has always responded to my queries (and there have been a lot!) in the most helpful way. I have now sold my flat, and couldn't have done any of this without her help. I cannot recommend her enough (especially in comparison to my experience with some of the big name nationwide estate agents which were horrendous).

GoogleAvoid. ABUSIVE contract We arranged a viewing at a beautiful big flat in South London with a fantastic rental price. We thought we got lucky when our offer got accepted. After paying a deposit and completing the typical references (including a guarantor… which was unusual as we are both in full time permanent employment) they sent us the contract. We read it and found some abusive and ridiculous clauses that would have put us in an awkward situation as tenants. The contract protected the landlord at all costs, for example, we were liable for any unforeseen issues in the flat, paying for assessments needed on the property and the contract would finish immediately if we didn’t follow all the rules which included cleaning the windows at least once every 3 weeks. We would also have to pay their fees, expenses and solicitors if there was an issue. We wanted some clarification on this contract and their immediate response was to stop moving forward with our application with no other explanation or answers. They did not like the fact that we read it or asked any questions. Massive red flags. You as a tenant would have zero protection and that is why they need a guarantor. So they can come after their money once they’ve drained you. ALWAYS read the contact.

GoogleI would AVOID these guys like the plague. If they try and make you pay a holding deposit before they draw up any company let agreements, please do not pay a penny until you see what contradictions there are on the contracts! Check everything on the contracts they supply as it could cause you a lot of stress and lack of cooperation. Luckily I contacted the PRS and they suggested they pay half of the deposit back but if I had the energy I would have taken them to court. On top of this they try and charge you a 'Sourcing Fee (£1500)' to exploit the market and make more money on top of what their job is to actually do... As a letting Agent. Make sure you protect yourself before handing any money over!

GoogleWhen I did eventually manage to get through to Carmel (after days calling the office) I was promised a call back within the hour... never heard back from her. Just speaks volumes to the type of business this is. Will never ever use and I recommend others don't.
