GoogleWORST Experience
I had an extremely disappointing experience with Square Quarters Agency. They rented me a flat without informing me of ongoing construction that lasted the entire year, causing constant disruption. The landlord was also highly problematic and uncooperative, which the agency failed to address or mediate effectively.
The service provided was unprofessional and lacking in basic tenant care. There was no clear communication, and my concerns were largely ignored. As a result, I endured a year of unnecessary stress and inconvenience. I would not recommend this agency to anyone looking for a smooth and professional rental experience.

Thank you for your review. As you are aware from the viewing we was not aware that construction would start on the building during your tenancy. The Property Ombudsman looked into this and there report found the same that there was no way we could have known. Also although the property was managed by the landlord on a let only service, our team went above and beyond to negotiate on your behalf with the landlord and agreed an early release which is what you requested once you let us know there was an issue so its a shame our time and effort to resolve was not appreciated. However you then changed your mind and said you wanted to stay at the property. There was not really any more that we could do to be more helpful, however we are sorry you did not have the best experience. Kind Regards Customer Services.

GoogleDo not use this estate agent - David is unprofessional and will not keep you informed regarding properties. They do not respond, book viewings and cancel viewings last minute without informing you by phone. He seemed insincere on the phone despite my complaint and agreed that he had not tried to call me about the cancellation and had emailed instead. Do not use!

GoogleAvoid at all costs - misleading practices and predatory behavior toward first-time buyers.
As first-time buyers relocating from outside London with limited local support, we unfortunately encountered what I can only describe as predatory and dishonest practices from Square Quarters. Below are some of the key issues.
Misleading Marketing & Pressure Tactics:
- Showed us a portfolio of overpriced, poor-quality properties
Fabricated competing interest to create false urgency around a property we liked
- Used these false claims of high demand to pressure us into paying a £2,000 deposit to "take the property off the market"
- This deposit system appears to be a scam designed to extract money from vulnerable buyers
Dishonest Representations:
- Falsely claimed the property had "just come on the market" when evidence suggested otherwise
- Refused to acknowledge the property was overvalued even after multiple independent mortgage brokers valued it significantly below asking price
- Appeared to prioritize their seller's profit margins over providing honest guidance to buyers
The Reality:
The seller was a property investor who had purchased the property cheaply, made no improvements, and was attempting to flip it for an excessive profit. Square Quarters actively support this, even if it means targeting unseasoned first-time buyers.
Outcome:
Fortunately, we came to our senses and withdrew from the purchase, losing only the £2,000 "deposit" (read... scam!) rather than making a financially devastating decision that could have affected our lives for decades.
Warning to Other Buyers:
Square Quarters' interests clearly do not align with their clients'. They appear to operate with questionable ethics, particularly targeting first-time buyers who may be less experienced with property transactions.
I strongly advise anyone considering using their services to seek alternative estate agents who operate with transparency and integrity, before making potentially costly mistakes.
I never write these kind of reviews, but genuinely, shame on you.

However, we would like to provide some clarification around the points raised, as your review does not reflect the values or practices of Square Quarters.
Firstly, we want to make it clear that Square Quarters does not engage in predatory or misleading practices. We pride ourselves on being a multi award-winning agency committed to ethical conduct and transparency. Our team supports buyers at all stages, especially first-time buyers, and we work hard to ensure all clients feel informed, comfortable, and respected throughout the process.
Clarifications:
We do not operate any kind of deposit or “scam” system. The property you were interested in was part of a long-term rental portfolio being sold by a private landlord, not a flipped investment. Similar to developers selling multiple properties, this seller requested a reservation deposit which comes of the total price, held securely by their solicitor, not by Square Quarters. This is a common practice to take a property off the market once terms are agreed by this type of seller. Entering into this arrangement was entirely optional and at your discretion.
Our marketing represents a broad range of properties at various price points, and buyers choose which ones to view. As with any competitive market, we do receive multiple enquiries for desirable properties, and buyers are always informed of interest levels in an honest and transparent way.
You viewed several properties with us and ultimately chose to reserve this one, indicating it stood out in comparison. We regret that you later changed your mind, but the property was successfully sold shortly after to another buyer who was satisfied with both the process and the property.
Regarding your valuation concerns, it’s worth noting that valuations from mortgage brokers can vary, and sale prices are ultimately determined by what a willing buyer and seller agree upon.
We understand that property transactions can be stressful, particularly for first-time buyers, and we always aim to support our clients as best as we can. That said, we completely reject any implication that we operate unethically or target inexperienced buyers. We are proud of our long-standing reputation and the many positive reviews from buyers and sellers alike.

GoogleBE CAREFUL! As a tenant this company are a nightmare, they don't care for you at all. So slow to respond to queries, unprofessional and misleading. When we first moved in the flat was in a complete mess - dust, grit, mould, hair and even used underwear hiding underneath the kitchen sink. They insisted a professional clean had taken place which was obviously a lie, on moving out of the property we cleaned to professional standard and have been footed with a large bill, including random over-priced costs. Several problems with our property during our stay which they were slow to respond to including the balcony having a massive and dangerous hole in it which caused leaks into the downstairs neighbour, and meant we couldn't use during the hot weather, they were so slow to get someone in for this and when they did he did a bodge job that will rot in a couple years time, made a complete mess of our flat and the communal area in the process. Never responded to our requests to fix the window that had rotted. Unorganised - when showing the properties to other tenants they had the wrong keys with them so I came round to let them in, also didn't communicate clearly on when viewings were cancelled so had me waiting at home when nobody arrived. It's so common to have useless agencies, but we now are with a lovely company who really care for us, are quick and reasonable - it does exist!
