Matt Russell at Stradbroke

Matt Russell at the development in Stradbroke has a can’t do enough for you attitude. This makes a refreshing change compared to other builders I have visited. His no pressure sales should be commended. Unfortunately due to family commitments I could not proceed with the plot I was considering. But I wouldn’t hesitate to recommend Matt and Lovell Homes to anyone.

I wanted to relocate to a Lovell home…

I wanted to relocate to a Lovell home from a current new build. The marketing suite representative put me off. They did not seem to know much about the development and told me the development had had to pause for 5 months due to issues. Not a positive sell. Before I even got to the questions I had about the home I was interested in, they told me they were very busy, had other people to call and implied I was wasting their time. They called me. During the day. While I was at work. If anyone's time was being wasted it was mine. I am not sure what house building companies are thinking? Or their sales reps. Perhaps they are thinking that they are doing such a great job for their development that buyers should be grateful for small amount of information provided. Perhaps they don't realise just how in competition they are with one another for eyeballs and footfall. Perhaps they make assumptions about who the person is and their financial position too soon in the process. Perhaps they are not ready for the well informed purchaser who has everything available in the public domain to track planning applications and conditions, company performance and neighbourhood issues, market values and risk. Perhaps they only sell to people who don't ask too many questions. What I do know is that regardless of my status I was treated with disrespect by a representative of Lovell Homes and the rub of it is, they called me and disturbed my day and left me upset for the rest of my day. House building and selling is not a robotic, automated, volumetric endeavour for the purchaser. The customer does not need to hear about how busy the sales rep is, what the rest of their busy day is like, and how the person they have called is getting in the way of their next call. Enquiring about a new home is a human, personal, emotional and community focused future investment in a house, neighbourhood and region. Even if the customer does not buy that home on that development, surely Lovell Homes wants to protect its brand overall. If Lovell read this, I am sorry I wasted your time with my enquiry about your new development which meant one of your sales reps had to call me to give me a bit more information before I booked an appointment. It won't happen again.

Absolutely awful. Would never buy from Lovell again

Absolutely awful. Wouldn’t ever buy from Lovell again. Ruined our experience of buying our first home. Firstly the joists were incorrectly measured so the whole of upstairs creaked wherever you walked when we moved in. To the point it was loud cracks and could be heard the other side of the house. We had the flooring company here three times, who directly said “It’s Lovell’s fault for selling a silent floor”. It caused so much distress over 5 months. We had to have all the new carpet taken up and furniture had to be taken down. This took place over 5 months because of the back and forth with Lovell and them not being able to diagnose the problem until the flooring company eventually agreed to redo all the flooring which eventually fixed the problem. Basically he just couldn’t be bothered because he wasn’t being paid for it by Lovell. He directly quoted he doesn’t get paid for sorting it out so he doesn’t know what to do. He clearly did know what to do because when he had to try the the most difficult option, he fixed it all in one day and the issue was resolved. He was avoiding it because it’s a day of unpaid work. Carpet still not put down properly and we have lived here 18 months. He had to put holes in our skirting boards which weren’t filled or painted properly. You can still see the damage. Every time they come and fix snags they cause more problems such as dents in the shower and bath tray / scratches down the walls. We’ve had the shower tray break 3 times and holes all in the shower grout 3 times which has now caused the tiles to become loose. Obviously they were not fitted correctly. We’ve been here 18 months, there shouldn’t be loose tiles and holes in grout. This can cause mould or a leak. Front door has had to be fitted twice and we had to call an emergency locksmith out due to the locks breaking. The whole doorframe has now been replaced plus the lock mechanism.After a few months of living here we discovered deep scratches all under the top kitchen cupboards and deep scratches on the frames of the windows. This was flagged to customer service who said it’s not their problem as we didn’t flag it on the move in date.This is our first time buying a house and we only noticed them after a few months living here. What’s the point in two year warranty if they don’t correct THEIR errors? It looks like they dragged our kitchen cupboards across concrete before fitting them.The sales team also massively messed up which they didn’t hold any accountability for. We were told there was a washing machine included in the cost when we bought the house and picked our extras. We arrived on move in date to a big hole in the kitchen and they told us we didn’t specify we wanted one when buying extras. This has ruined the look of the kitchen as it’s not integrated and now we have a washing machine in the middle of our cupboards. Absolutely disgraceful. Sales team denied having that conversation with us but there is no way I would have bought a house with a brand new kitchen with no integrated washing machine. Totally ruined the aesthetic. I have to constantly chase customer service and then they send contractors with zero notice. This is disruptive when I work from home.Don’t start me on the garden and how they only patio outside of your back door. Garden is a mud pit and on a slant. Grass is poorly laid.We were sold walk ways, fencing and a pond outside our house which has become a hole for weeds and rubbish. Builders are still fixing the roads so it’s full of pot holes and tractors parked directly outside our house. Will never buy from Lovell again. Worst possible experience. They were ok when we were buying the house because they want 5 stars on NBC survey. It’s awful after that.

Abysmal customer service

Firstly the spec of the actual house is lovely. Location is great. However we were made promises (verbally of course) when buying off plan that had we known to be untrue we would not have bought. When challenged after purchased all was denied and dismissed“You have the flattest plot on site! Only 3cm gradient from one end to the other. You look out over a lovely balancing pond which will be lovely for wildlife and ducks which will be great”The reality is a garden with a gradient of over a metre that slants TOWARDS our back doors. There is considerable flooding everytime there is any rain. The garden is uneven across the width as well as steep, with divots and dents everywhere making it completely unusable and unsafe. Two and a half years of polite queries being either ignored, dismissed or lied to. Customer service once you’ve signed on the dotted line is non existent. Ask for their complaints procedure? Ignored. Ask to escalate to higher management? Ignored. Spent hundreds of thousands of pounds to have no usable garden over looking a dirt hole with no wildlife and less water than the flooding by our back door. Roads still unsurfaced. Iron works still exposed. No care whatsoever. Management company fees for no one to be seen in nearly three years!

The service is excellent and on point!

Both Hyacinth and Olivia have been fantastic - from the start all the way up to now and I’m sure they will be once the property is completed! We had complications with our previous purchase which fell through and Hyacinth have good advice to try again with the previous seller. Things didn’t go to plan, so we came back once we heard about the plot we were interested was available. We were glad to have her service with the help of Olivia. The presentation and guidance of the showroom was wonderful. Hyacinth truly knew what she was talking about and we knew were with a professional, even today when we were choosing our kitchen and tiling, she double-checked to give us all the options available and was very kind and patient. We look forward to the excellent continued service until the completion of the property. Thank you Hyacinth and Olivia for making our experience wonderful and smooth this far!

Disgusting Customer service

I moved into my property in April 22I noticed defects and reported them. Works were carried out and everything was fine. Recently I noticed damaged bathroom sinks and damaged sink cabinets there were bubbles on all the kitchen cabinets. Lovell have said the warranty didn’t cover damage and I should’ve reported it at handover. They are refusing to help. I explained I was busy looking after my disabled children and unpacking I couldn’t possibly notice any damage you only notice when the days go by. I felt like they were passing the buck. I’m going to Trading standards. DO NOT buy with Lovell you will be disappointed later.

Buying a new home with lovells

Debbie Knight was very approachable although we turned up without an appointment. She was able to explain everything thoroughly and when we said we would acquire the property she has been very helpful with everything, even managing to get us on site before we went back to Devon as it was not available on the day that we should have seen it. Lovely feel in the show home. Hope the property that I am buying feels just as nice.

Disgraceful - Telburnway

Quite possibly the most stressful experience I have ever had. Customer service is non existent. If it wasn’t for Rosanne who wasn’t even suppose to be on our development I doubt I would have had any communication with Lovell. Reserved in March 22. Our original plot was scheduled for nov/dec 22. Sold my property in July 22. By this point my build had moved to April/may 23. Was told the foundations would be in mid November. Still not in. Mortgage offer expired in April 23 and Lovell couldn’t care less to be honest. My monthly mortgage payments would significantly increase. Again this would have been an issue if they completed the build in the timeline they stated. I managed to secure another plot on the development to maintain my mortgage offer. Scheduled completion date is 21st december. We are less than a week away now and I still have no idea if I’m getting my house or not. Works still ongoing. Have been told it isn’t safe to do a home demo until the day we get our keys. I have never been on site or to see the house I’m purchasing. Total and utter shambles of a company. Everything is all smoke and mirrors. Want a dimensioned drawing to size up carpets etc because you aren’t allowed on site. No sorry that’s copy right can’t have those. I’ve never felt anything but an inconvenience to this company. It’s clear they only care about the money. Buying a new family home should be exciting and relatively straightforward. It’s not been. It’s been nothing but stress and grief. If I ever get the keys I hope I never have to deal with Lovell again.

It appears my negative review of the…

It appears my negative review of the appalling build quality, confirmed by Lovells seems to have disappeared?? Well to update, my whole roof has now been replaced by the original roofing contractor and the work is appalling. The next house to me has also had their roof replaced, but the workmanship is so bad they refused to let the original roofing contractor to finish the roof, and Lovells has engaged a new roofing contractor to completely remove the works done, everything down to the roof trusses. Yet on my house Lovells seem to want to wash their hands and try and force me to accept the shoddy workmanship! There is also an issue with the GRP dormer, which I highlighted that it was damaged, none of the professionals noticed it, it is a hole were the weather has entered for over 2 years, Lovells arranged a repair not with the manufactures Stormking , but another company, which Stormking have now advised me that any warranty on my dormer is now invalid. Lovells have refused to even acknowledge this, when you consider the dormer is meant to last 30 years plus, and the repair has been done with materials that are not meant for this type of application. Lovells are not even prepared to do an invasive investigation on the dormer, to see what damage has occurred internally! With respect to the original faults on the roof, building standards state that as my house is in a severe weather area it should be installed to a very specific standard, Lovells did not even know this standard existed, so many houses have substandard roof installations and the owners have no idea! Even building control never bothered evaluating where these houses were being built, you would be amazed to know who did the building control? I have been fighting Lovells for nearly two years, my comments here are only the top of a very big iceberg of incompetence and issues in dealing with Lovells! You would be a fool to buy one of their properties it truly will have major hidden flaws! My last review stated it has the attention of the Regional Managing Director, and I have correspondence that states the company Managing Director has given full backing to this person on behalf of Lovells. Yet the reality is actually far from the truth, ask me if I have had any formal apology or compensation from Lovells for what they are putting me through, I am 72 year old pensioner and all the stress has made me ill, my neighbours are much younger and more vociferous in dealing with Lovells and they are continually prioritised above myself in all dealings, I have proven this again and again but Lovells deny this yet just think on what I have said in my review to know the truth! An update, well Lovells having replaced the roof on my neighbours house using a brand new company, (3rd roof on now) they allowed the original company replace my roof knowing they had been kicked off my neighbours roof for poor workmanship, but still went ahead with mine, well my neighbours have found issues with their dormer's and Lovells have arranged for the manufacturer Stormking to investigate, when they have already refused my request for an investigation, and my case is fully justified. Hopefully this will give you a real flavour of owning one of their new houses! By the way all of the 5* reviews relate to the buying process not owning one! Another update, Lovells have said they will warrant the repair of the Dormer within the their 2 year warranty period of the house which on my house ends this month Nov. This is what you are dealing with if you buy a Lovells house. Further update, for those who think you are protected by any 10 year type warranty, think again! There is a distinct reluctance by any party to admit or take any responsibility, years 3-10 are an insurance, not a warranty and are very specific if you read the policy! You actually have zero protection, check the law on this you will find I am correct! Another update, Stormking have investigated the next property the other day, but as mentioned Lovells have refused to allow them to investigate mine even though onsite. Well yes there are problems with the dormers, but Lovells are doing their best to hide the issues as they don't want other householders knowing the truth about the poor construction of their homes. Update last night the temperature in my bedrooms dropped to 13°c with the central heating on and Lovells clam they have fixed the problems and won't do anymore!

9 months living in a Lovell new build feedback

Having been in our new home built by Lovell for roughly 8/9months. We have had numerous issues and still have ongoing problems that have not been solved. Some of these problems are solely down to the contractors Lovell use. Whoever checks over the house prior to signing it off must also be at blame.A very small list of problems we have had on our snagging list (which indeed was very long to begin with) which are still outstanding to this day are extremely poor and shoddy workmanship on the flooring/ carpets (floorboard missing, carpets laid unevenly, paint stains left on carpets), Fencing very poorly installed (posts not deep enough and can be pushed over with ease). And a constant smell of sewage from our on-suite shower, meaning we have to have our window open 24/7, and no sign of a plumber to check after numerous arrangements.Currently we have huge cracks in our render (unfortunately we decided to choose a render only house), with excuse's galore as to why we have cracks, and left without a solution. Stains on the render from builders which doesn't clean off. Tiles missing grout and sealant in multiple rooms.Previous major problems (which have been sorted to a degree) which were fully recorded and provided to the aftercare team included a lawn laid on clay and rubble (of which we were sold it would be laid on topsoil) which led to the grass dying and borders having no soil in them whatso ever but only builders sand. Loose paving slabs, A radiator being installed on the completely wrong wall which didn't even match the floor plans. The front door dropped and lock not working. Kitchen units broken or botched when installed. Paintwork was shoddy throughout which paint marks over light fittings, sockets and radiators. And a radiator which never turned off and was on full power, which cost us over £100 in a few months just to run.We raised a huge complaint with head office with regards to the sales rep, which long story short, was an experience that was most upsetting. The pressure put on us at what should have been an enjoyable and exciting time of buying a new house. The ways we were spoken to and her constant argumentative and abrupt manner made the whole process very difficult and disappointing. Alongside broken promises, lies about contact and forcing extreme pressure on us throughout the purchase process.We are in fact extremely happy with the House, and we love the area so far, and we have both talked about the move and both agree it was a good choice to buy this home. This is my 2nd house purchase having owned a new build before, and the experience we received should not be how buying a home should go at all, leading to sleepless nights, arguments, and time off work.This review is about our experience dealing with Lovell during the buying process and actually living in the property for nearly a year. Our ongoing snags are a constant headache to deal with, having to arrange contractors to come and fix things, to not turn up, or not complete the job correctly. There has been one positive to Lovell and that they have an excellent aftercare team member who we are currently dealing with, Alex, who seems to be fighting for us to get all our problems sorted.But if Lovell actually used tradesmen who did a correct job in the first place, then all this wouldn't be needed.Perhaps we were unlucky, perhaps the builders were rushed / Cowboy / or didn't care. However, all our neighbours have had similar issues if not the same. So perhaps Lovell need to do something about this. And maybe ask for honest reviews and feedback from buyers going forward.Having lived on an active building site, I have seen the site crew drive over lawns to leave the estate while the road was blocked, caught on camera a tradesman not completing a job correctly and making comments about it and laughing about it, and have had tradesmen come round to fix a job, and comment about how poor that job was done in the first place, and call it embarrassing.Would I buy a new build again? YesWould I buy from Lovell again? Yes... I probably would, however I would certainly know what to ask, and what to look out for, and Record everything from conversations to promises to emails.

23-10-24 - Tom arrived today to refit the shower after being removed previously due to leaking, Tom was polite throughout and completed the job to a high finish. All engineers employed by Lovell have always completed work to a good standard and this was exactly that again.

I have owned a Lovell home since Nov

Lovells are insisting that I put my name and address on this review, if I don't they will insist that the review is removed, yet others have not, my house is on the Keepers Gate development Weston Super Mare, it only has one road so if they check all the properties with an active NHBC complaint, of which there are a couple then they will know my house number. This attitude is typical of Lovells, so I have owned a Lovell home since Nov. 2020, It is the worst house I have ever bought! There are serious issues with the build quality and I am not talking about simple snagging lists. Dealing with the company has been a complete nightmare, they are economical with the truth, they know there are serious issues, they leave the burden of proof with the homeowner, for example there is a serious issue with the roof, I live with the effects so know it is incorrectly built but you have to fight tooth and nail to get them to look, even though they know it's wrong. When they eventually arranged for a survey with a tame surveyor and they don't like the answers so they minimise the issue, there are a couple of other serious faults, another major issue is that the house loses its heat in a heartbeat, my bedroom over last winter was 12.4°c at times with the central heating on, I currently have open voids in the walls where the roof insulation is lying on the floor in the void as it was not installed correctly, the list actually goes on! You would be a fool to buy a Lovells property without a full survey and do NOT depend on NHBC, it is a farce! There is a lot more faults well beyond the scope of this review, just be warned, I am hoping a TV company will pick up the story, it is a perfect example of how we are being cheated, you have more protection for a can of HP beans than a very expensive new build home! Lovells have requested more details about my review as I have not highlighted the development on this page, and want to prove it is a real review, firstly my complaint has been Sent to their Managing Director, the Divisional Managing Director, the South West Regional Managing Director et al ! I have sought to protect my neighbours by not mentioning the development directly until I am forced to, the review details are the top of a very large iceberg, if I put all the details in the review no one would consider buying one of their properties without a fully independent surveyor report before you sign! Lovells now know who I am and can confirm I do have authority as a home owner to make a real review!So a fair update, following the Resolution meeting on the 2nd August 2022, Lovells commenced the investigative inspections this week, movement at last, but then yesterday afternoon 11th August, I received an email stating that if I did not give them written authorisation to erect scaffolding on my property by 12.00 noon today 12th August 2022, if I did not comply they would refuse to erect the scaffolding so that any further investigations could not be undertaken next week 15th August 2022. Here is the sting, it had absolutely nothing to do with me in any shape or form, but I was the one threatened! I would point out that I am a pensioner who has developed a health condition brought on by the stress of dealing with Lovell Homes! Sent from the all-new AOL app for Android

I don’t know where to start or what to do

I don’t know where to start or what to write, I’m just a breaking point and no idea what to do. I’m so jealous of all these 5 star reviews, though some of the ‘happy’ customers on this development are now not so happy as they begin to find issues. I’m currently 6 weeks post cancer surgery and due to start chemo but this house, our last house and dream house has been more stressful and upsetting than the cancer.Lovells are humiliating me. We’ve had a long list of defects since we moved into our home in ingleby View, Saxilby on 3rd December 2021. Some sorted quickly, some made worse, some outstanding. They don’t install kitchen extractor to manufacturers recommendations so you have the extractor above the hob for grease, one in the ceiling for steam, but they cut corners with the carbon filter so your house smells when cooking. We bought a tumble dryer to put in the utility room before we moved in, but when we moved in the boiler was not installed as per the show home nor plan, so now it doesn’t fit. It’s just a washing machine room not a utility. Additional frustrations Include still not painted after all the remedial work and plastering started 2 months ago during which I’ve had the cancer and no living room to rest and recover in. They all know. Site manager and customer care manager both visited me post op but company has no empathy and doesn’t care. Just I ignorance and excuses.I’m done with being spoken to like an idiot. They quote tolerance without considering you might be fully aware of ‘tolerances’. Blanket excuse for a lot of it. They’re winning in most aspects, which I expect it what they’re hoping for. There’s more issues that come up but I just don’t have the energy, like the en-suite shower isn’t level so overflows. The site manager has seen and checked with a spirit level. Said must be twisted they’ll raise with ideal. Urgh. All spirit levels and tape measures were isolating with covid when mine was built. Thing is, I’ve been told by multiple Lovell employees and contractors the nightmares they had with my property, so it’s not like it’s not known. Even like today where there is a bow in the wall meaning the gate post looks ridiculous with a huge gap, is due to it being a rendered property with uneven surface, I’ve already been told by Lovells employees and a contractor that mine was one of a few houses on this development that had brick issues relating to too many being laid at once, in my case resulting in a bow. That’s not related to walls not being square including one that is 4 inches out, they believe due to line to mark out where bricks being put wrong side of brick meaning bricks width out at 1 end hence 4 inches out at 1 end. Most of the window heads (top of the inside of the windows) all had to be knocked down and redone. We’re just focusing on what I am aware of. Lovell advertise as a 5 star builder yet they don’t build, they contract out to numerous contractors and blame then and leave you to liase with them. I’m sorry I thought I bought the house from Lovells. Argh even writing this is frustrating. 20 years of owning multiple homes, yet this is the worst. It’s never felt like a ‘new home’ and never will.We went to a lot of trouble to buy this house and get a 4 bed so our children had space, yet one of the bedrooms is inhabitable during the winter, so it’s ended up being a complete waste of money on top of the stress. My wife and I have debated selling, but after having the house checked by a 3rd party, have suggested a number of the issues are reviewed 1st, and that we should expect a reduced offer due to the wall and bathroom window out of square among other things. We’re screwed and are now losing financially as well as emotionally. I would be more than happy to show you around my home before you buy as would many of my neighbours and there’s a Facebook group full of issues from this development alone. I’m rambling. I don’t know what to do. Where to go. NHBC is the next step but I’m not sure I’ll get anywhere.

Lovell’s are great builders and good with clients …

Great service from sales agent Bonnie helped by manager Jo from time to time. The houses are well built and the flexibility of the staff service and setting is second to none with high end appliances and good design. We are moving from one Lovell house to another to downsize and wouldn’t pick another builder!
