If given any choice ....I wouldn't use these agents again.....if I hadn't known the landlady ...sparks would have done nothing ....they are only interested in taking your money ...it all stops there...and as for trying to get your deposit back .... well jolly good luck I would say ...personal visits ,emails telephone calls all result in nothing...had to get the landlady to intervene otherwise I still wouldn't have it ...Do not trust these money grabbing agents ...they will not ever do anything to help you ....

They recently evicted some tenants that experienced a fire in their building when S&S had failed to follow up on fire safety checks. People lost their possessions and to top it off they lose their home, horrible agency. Thanks Acorn for bringing this to my attention

I don't generally write down reviews, but I do feel like I have to for this one for the displeasure I had of dealing with them. I rented a flat from them for 6 months paid in advance. Once I returned the property, they withheld my deposit for 18 working days violating the agreement we signed, which explicitly states the deposit must be returned within 10 working days. I constantly called them to inquire on it, but they just gave me all sorts of empty talk and never communicate back. When I called the tenancy deposit scheme regarding my deposit, it turned out my deposit was never registered with the scheme in the whole time of tenancy. Another violation of the agreement. It was only after I threatened to sue them that they returned my deposit back. This agency is unprofessional, have bad customer service, terrible communication and fraud. Make sure to avoid them.

Wish I could leave 0 stars. It took them over 6 months (since first week of May until 20th October) to give me back my deposit. They could as well not have email address because no one ever replies (the email on their page doesn’t even work, they will give you different email through phone, but no one will reply to that either) If you dealing with them get used to the idea of incredible amount of calls you will be forced to make. Many, many empty promises, just get used to be repeatedly given some weak explanation why nothing has been done. I just regret I didn’t take them to small claims, maybe it wouldn’t take so long and be so stressful. And when you visit their office in person you are being treated in such an unpleasant way. In that few months the only valuable thing is the woman (sorry, I didn’t catch her name) that sometimes answered the phone, it was almost like she is only reasonable person there. This place is on the verge of being a scam, I don’t know how they actually run it legally.

I had a viewing booked but no-one turned up, no-one answered my many calls, then rang up the next day and they said something about someone 'being called away' and didn't even bother apologising or offering another viewing. I then had a viewing of a different property they were offering, when it got to signing the forms for the landlord they turned out to be old-fashioned ones scanned into a PDF format rather than just an online form. It even included fax numbers, and a template for a letter to the manager of my bank branch! Right faff to fill out. The place got taken off the market the next day anyway, and they didn't let me know before I'd filled out the forms.

The worst estate agent I have ever dealt with.. very unprofessional and they would do anything in the beginning to get you to sign the contract and after that they would not care about the property you're in nor about your needs as a tenant.. I could write for hours about all the issues I had to deal with due to their misleading & incorrect information.. I think they're very dodgy and they use people's deposits for their own interest. *Most likely these good reviews they have are false too.

I'm not usually one to leave bad reviews but I have never experienced such appalling service. First of all, I'm not sure why they even provide their email address considering they never respond even after so many emails being sent. Multiple phone calls have to be made since emails are never responded to, and they promise a call back when you call them, which once again.. they never do. They promised to call me back like 5 times, each time they didn't. They don't ever call you back nor respond to emails which makes me wonder why they even exist. Absolutely do not recommend, they are a miserable agency full of miserable people who are a nightmare to deal with.

Very, very, very bad rental experience, my housemate and I started renting in September 2022 and had problems with the house from the start (water leaks in the house). Agent: Dan said it would be fixed before we moved in but it wasn't. It wasn't until December, accompanied by 10 phone calls from us and almost 10emails that it was barely completed. Very frustrating.They ignore the email and give very perfunctory response. At the same time, the fact that the electricity bill was expensive was concealed at the start of the lease, resulting in us paying a very expensive electricity bill in the winter of '22, nearly £300 a month. And before the lease he told us that the energy costs would not be very expensive and refused to show the bills of previous tenants. Finally, when returning the house, our deposit was held up for 1 month. And a considerable amount was deducted as cleaning and damage charges, which was built on the very cleanliness that had been achieved before we left. Poor service, slow and inefficient, hiding problems with the house, unexplained deductions and delays in releasing the deposit！！！ Please please don’t choose this agency if you are ready to rent a house.

Absolutely HORRENDOUS. My son and his girlfriend were due to move into a flat rented through this company today, but have not been able to do so due to the disgusting state it was left in. Not only was the promised redecorating not carried out, there hadn't even been a post tenancy clean after the previous tenants moved out. Amongst many issues, there was no running water in the kitchen due to broken taps, a door was hanging off it's hinges and the broken bathroom window was held together with tape. Absolutely DISGUSTING- considering the ridiculous amount of money that has been handed over, these people should be utterly ashamed of themselves.

I recently moved house while under a lot of pressure from my previous landlord and agent and Oliver at Sparks and Sons was a great help. Made the application process super easy and didn't pressure me into making decisions unlike other agents did.
