1. Avant homes breach CR Act 20152. Sales team are not honest and I mean they don’t tell you the terms and conditions of the purchase that would become a binding contract and registered with land registry 3. The point of sales is very important for purchasers to make a decision to buy or not to buy4. They hide behind the shield of ancient law in medieval times where we don’t have a current law to stop them e.g., imposing management charges in perpetuity for 80 years so that the owners can keep them and their families in luxurious lifestyle.4. They don’t give you a cooling off period when you make your reservation, they tell you if you back out the moment you leave their office you will forfeit 50pc of your reservation fee.5. They recommend solicitors who are in cahoot with them, as the land registration documents are given some months later containing adverse terms and conditions which is too late to challenge and you now have to sue your Conveyancing solicitor for professional negligence.6. They make oral agreements with a rogue management company called Gateway to harass you for money and who does no management nor maintenance work.7. There documents statements and contact conflict with each other.I have lots more to say about this company and the various management company they instruct, but you think you’re buying a freehold property but in reality It’s a Leasehold. Be careful don’t get excited to reserve a plot, if you do get it in writing that they will give you a cooling off period of 14 days and you must insist on the full terms and conditions of the sale and purchase agreement.8. Their workmanship is one of the worst standard in the industry I know this and I am prepared to challenge them its been 3 years now and they are refusing to remedy the defects, the CEO is enforcing deafness and silence and I am challenging him now to prove me wrong on my thread here about themNot finally, but the recommendation is stay clear from this builder or any other builders that impose management charges when you buy a freehold property. Had I been made aware that I had to pay a management charge plus my council tax I would not have bought a house from AVANT Homes the advertising on the television and the website is misleading. Please be warned. I can see that there will be a Legal Battle Now and Oh before I forget - Avant has published that they are set to make £1 billion by 2023. Food for thought.

Thank you Avant Homes for you expected reply, for the record my solicitor was the one "YOUR" sales staff recommended with a £500.00 financial inducement. Your sales staff "DID NOT " tell me or "ANY" our buyer about the second management company, to this end you have breached two parts of CPR2015. The solicitor who "YOU" recommended "DID NOT" inform or others about your managing agents, who have said as a point of fact, they don't know if or when the residents would be able to take, again someone is not telling the truth. I am also aware of a resident who has a letter from you stating you cannot be responsible for the actions of your sales staff, can you explain this??? Can you explain, why one road one this development (Harpurs Brook/Little Stanion) remains a private road owned by your company and the people who lived their were not told?, or was this another "oversight" in your sales office. To cut to the chase, it is known that Advant directors are directors of Harpurs Brook, in other words, your directors are using us the residents, people who put the trust in your company (now seemingly misplaced) to purchase a home, we are now your directors pension pot. We are in a crisis at present, but when it has passed, the government will be able to divert its attention back to companies such as yours and bring in laws to stop you mis-selling, "FLEECE HOLD" Can you explain please why your recommended solicitor will now "NOT" deal with issues regard the purchase transactions at this development??? All I can say is BUYER BEWARE, check and double check with sales staff in the showhome and get "EVERYTHING" in writing........

A follow up to a review put up recentlyI had a problem with my Internet & Phone line ... basically the cable was damaged and needs replacing but the wiring goes through a wall & ceiling to a mid point in the house so not a job to be undertaken lightly. Contacted Avant and they are not interested ... said they would contact the Electicians (sub-contractors) who installed the cable -obviously attempting to shift blame so they would not have to undertake any remedial work. Moved into the property less than a year ago so expected assistance but not remotely interested. Absolutely no progress and company haven't even offer the courtesy of a reply as a follow up. An absolute shambles of a company who should be struck off the Builders register. Everybody should be aware of what to expect from Avant - Avoid them completely

I’ve only had my grass and hedge cut , in the area described by the house details as “serviced area” once in the last year after numerous written complaints. Avant homes are the most unprofessional company I have ever dealt with, the second you hand over your money you are no longer of use to them. Anything 2 years and 1 day after your purchase day, no matter how serious, they will not assist you. And if you complain you’ll have the site managers starting though your windows. Awful company, rushed homes and a terrible service. DO NOT BUY FROM AVANT HOMES.

More and more lies. My completion date is being pushed back on a weekly basis. They lie and tell me they’ve done work on the house that I can clearly see they haven’t when I visit. I put in a complaint and they reply saying the complaint has been resolved so they’re closing the case when the issues are ongoing and haven’t been resolved.
