I rented and stayed in a flat from Paul Kingham Agency for 3 years. Paul, Cathy and his team were always very helpful when any issues arose and helped solve them quickly and always communicated with us. I have rented through various private landlords and agencies in the past but Paul Kingham agency is the best i've been through and stayed with the longest. They feel much more personal and like they knew us rather than a number on a page. I would recommend them to anyone thinking of renting.

a short yet crucial update as per the end of tenancy: The majority of positive things I wrote when the tenancy commenced remains to be true, HOWEVER THERE IS ONE THING FOR A PROSPECTIVE TENANT TO CONSIDER! YOU WILL NEVER EVER CLAIM BACK YOUR DEPOSIT IN FULL as they will always make up a 'reason' for this. Here is an example. The agency will accuse you of doing something that from their point of view is a 'damage' done by the tenant and must be 'repaired' at tenant's cost. They will never provide any supporting evidence of these accusations and only say 'everything will be submitted to DPS (deposit protection service) in full transparency'. Full transparency means all parties involved in a dispute should have access to the evidence, right? Well, not with Paul Kingham and DPS as you would not see a single photo. Once the DPS opens a case, your deposit is frozen for at least two months. By the end of play, the 'independent adjudicator' will conclude it is the tenant who must pay for everything, as they 'have not received sufficient proof from tenant'. Regardless of the state you leave the property in when departing Paul Kingham will still say it is dirty and there are several cleaning misses. They also never bother to come and inspect the property personally and instead rely on inventories compiled by their mates. AVOID IF YOU WANT TO KEEP YOUR MONEY SAFE! Paul Kingham do not dare to prove me wrong as you will lose the rest of your reputation in my eyes. Renting with Paul Kingham was a great experience! Our deal was smooth and went rapidly fast. Paul himself as well as his colleagues kept supporting me starting from a property presentation through tenant referencing and credit history check up to the contract signing and moving in the property. To say more, the entire process was done remotely, I have only visited Paul’s office once when signing the contract and collecting the keys.

I'm a landlord, and about a year ago I needed help with renovation work to get my property in good enough condition to put back on the market. I found Paul on-line, and I haven't regretted choosing him over one of the larger names on the high-street. Paul's been professional from the start. His service has been personal 1:1, he's always known who I am when I called, and I've never felt like just another client. His extensive contacts in the trade industry was a massive help in finding the right people to do the right job, and in getting my property back on the market (while also giving peace-of-mind in knowing who had access to the property). His local knowledge and general experience in the rental market was a help in making the right decisions. I've also recently had my first interaction with his team after the first (minor) issue came up at the property. Their conduct was also professional and personal, and I like that they called to explain and advance the matter rather than wait for an e-mail response. Bonus points: payment from PK Lettings is always reliably bang on time which is a great help in offsetting and planning for mortgage payments. (It may be a minor detail, but it hasn't always been my experience with other letting agents). Overall, I can say that I just feel in safe hands in having Paul and the team manage my property.
