I have recently moved out of Fitzroy house due to the lack of responsibility and care that they have taken while refurbishment works have taken place. Majority of the flats flooded due to the builders not covering the work site correctly during heavy rain. Myself and many of the residents at Fitzroy House were unable to get hold of Jaspar that night and when we finally did, they stopped answering their phones and we had to deal with the situation ourselves and get the fire brigade out, which Jaspar has no knowledge about. We were made to move out the following morning, with no financial or manual help from Jaspar Management. We were finally placed in temporary accommodation, though Jaspar’s timeframe of moving back in was ridiculous. We were originally told we would be back into our flat the following week, 6 weeks later and we were greeted by a very messy flat which looked worse than before the flood. During the works taking place, a large amount of our furniture was damage by the so called ‘builders’, which Jaspar are refusing to compensate us for. We also found empty alcohol bottles left in our flat from the builders after their work hours, not a very good sign at all. Building work has been poor and cheap, reusing old wet material as they are trying to cut corners, damaging residents’ property and refusing to refund, hostile attitude towards residents who have gone through tremendous amount of stress. Here are a few reasons of why I highly suggest no one buys/rents/has any links to Jaspar Group.

We needed to rent a property for a relatively small amount of time as we suffered some water damage that needed us to move out of our home.I have to say the accommodation that we rented through Jasper Management was exceptional. The process of renting was extremely easy. The team at Jasper were outstanding at every level from senior management , Simon always available to discuss any issues that might have arisen through to the administration staff and the handyman Tibby who was there every week to sort out any problem no matter how big or small. We are now back in our home, thanks again for making the process so smooth

Don’t buy or rent at Fitzroy house in Watford. The building is falling apart, there’s serious mould issues, terrible management company, constant leaks, just an absolute nightmare to live in this building. All 1st floor flats had to move out as ceilings were caving in due to serious leaks from the roof and balconies. They are currently refurbishing the building whilst cutting so many corners that all the leaks and issues will start again in 12 months time!! No care in the world for the building or the tenants that live here!! If you want to lose your money, they buy a property here. If you want to lose your sanity, then also rent here!

Thank you for your review and we are sorry to hear about your experience. We wanted to take the time to clarify some of the issues you have raised and hopefully provide you with some reassurance. Unfortunately, Fitzroy House has experienced water ingress to the building which has led to the subsequent damp and mould issues residents have faced. As soon as the severity of the issue was reported to us, immediate action was taken to rectify the issues and building work is ongoing to replace surface coverings to exposed terraces and walkways, improve the thermal credentials of the building by upgrading cavity wall insulation, general maintenance and decoration to the building. As a consequence of the remedial work, unfortunately some apartments did encounter further leaks to their properties and 3 of 48 apartments (not the first floor) were temporarily rehoused whilst remedial work was carried out and moved back into their newly refurbished apartments 3-4 weeks later. I would also like to clarify that no ceilings collapsed as a result of the leaks. In terms of the management of the building, we have listened to residents’ concerns and as a result have changed the management company for the building. We are confident you will see a vast improvement in the service provided going forward. We do appreciate the inconvenience caused to residents during this difficult time and apologies for this, however we are striving to improve the building and the quality of life for our residents. If you would like to share your details or contact us directly, we would be happy to discuss this in more detail with you, 020 8954 5731. We are also happy to discuss your options if you are still unsatisfied with living at Fitzroy House. Thank you

Exercise caution when considering purchasing property from Jaspar developers. Their construction standards are notably low, often employing unprofessional technicians and utilizing inexpensive materials. Shortly after purchasing the property, we encountered various issues such as loose floor tiles, squeaky floors, and a boiler installed incorrectly, with the inlet and outlet reversed. Additionally, there were instances of water and gas leaks, along with numerous roof problems, all within a couple of years. Their customer care is characterized by a lack of empathy and rudeness. They employ deliberate delay tactics and show complete negligence towards addressing snagging issues. Despite repeated requests from residents to address these issues, Jaspar developers have ignored them, deliberately delaying resolution until after the warranty period expired. They have even washed their hands of responsibility, suggesting that residents fix the issues themselves. A reputable company would take responsibility for addressing fundamental issues with flooring, plumbing, and overall building quality. These issues were initially concealed due to the new construction, only becoming apparent after professional inspections. Jaspar developers consistently shift blame onto others, whether it be technicians or leaseholders, rather than taking accountability for the problems.

Thank you for your review and comments, which are noted. Without going into too much detail on your individual position, I would like to highlight that Jaspar did attend to any remedial work raised during the 12 months defects period and no further issues were reported until after 3 years of ownership. Unfortunately, we cannot be held accountable after 3 years of ownership and tenancy occupation. Please feel free to contact Management on 020 8954 5731 if you would like to discuss in more detail. Thank you

Worse Building Company to Contend with

We have been extremely disappointed and shocked by the way Japer Group has treated us since we bought our Flat over 3 years ago. They never finished the snagging work and delayed the process until the clause in the contract expired. They have used sub standard managing companies such as LBM and currently Redrock to run the building. They do not respond to emails or take calls. They use sub standard contractors. I would not recommend anyone buys anything that is built by Jaspar as you will have to deal with heartache and disappointment on a regular basis. Other people in our building have also suffered with the above mentioned.

Currently live at Fitzroy house and it’s an absolute nightmare. The construction work they’re doing to the building has and will only make matters worse as they have employed labourers to pulling skilled professional work. Constant leaks, terrible management, serious mould issues, lack of care, safety issues, it’s an absolute nightmare of building!

Thank you for your review and we are sorry to hear about your experience. We can assure you that only professional, qualified trades including plumbers, roofers, carpenters and drying out companies are being used to undertake specialised remedial works at Fitzroy House and do not foresee any future issues as a result of the work. Unfortunately, Fitzroy House has experienced water ingress to the building which has led to the subsequent damp and mould issues residents have faced. As soon as the severity of the issue was reported to us, immediate action was taken to rectify the issues and building work is ongoing to replace surface coverings to exposed terraces and walkways, improve the thermal credentials of the building by upgrading cavity wall insulation and general maintenance and decoration to the building. Currently living at Fitzroy House in Watford and the tenants/leaseholders here are extremely concerned about the safety of this building! The building is currently going through ‘refurbishment’ but the work being carried out is done to terrible standard as they have cut so many corners to save on cost! Do not rent or buy here! Jaspar Group are terrible and have no care in the world about the people who live here! Constant leaks which will continue due to the shabby refurb, serious mould issues, if something breaks it’ll stay broken as Jaspar won’t sort it for at least 1.5 years(no exaggeration), disgusting customer service! Everyone on the first floor(including myself) had to be evacuated from the premises a few weeks ago due to major leaks/flooding! It’s been a depressing experience to say the least!

I'm disappointed with the Jaspar Group's performance as property developers. The snagging work on my residence remains incomplete, and their choice of a management company for the building has proven to be a terrible decision. Their lack of attention to detail and poor management choices have left a sour experience for residents like me.

@Umair2586 Thank you for your review and we are sorry to hear you been left disappointed with the service you have received. Please contact the Management department to discuss any outstanding snagging on your apartment and we will endeavor to resolve this asap. With regards to the Managing company of your building, I can confirm that steps have been taken to appoint a new block management company and more information will be shared with residents shortly.

Make sure that you check that everything is correct before buying. They will never take responsibility for any repairs despite it is still within the 10 year warranty. They never consider the safety of the people and constantly ignore the email correspondence. I am not in the position to sell the flat I bought from this company but I will move away once I find a way.

Worst company ever

Very poor customer service and rude management. They take weeks to reply to a simple email if they bother to reply at all. They have no idea what they’re doing. Our building is a mess and they just don’t care. They don’t bother to check if they have given you the correct information. Spoiler alert. It was WRONG on many occasions. WORST MANAGEMENT COMPANY EVER. I WOULD STEER CLEAR FROM THEM. ALL YOU GET IS GRIEF AND AGRO!! The building is poorly constructed with leaks in the roof and the service fee is high with no service at all. They charged a ridiculous price for a single guy to come and clean the windows with a splash of water and and extendable squeegee from the bottom floor. There are 5 floors to the building. The guy could not see the windows from down there and it was still filthy after! We only got one window clean out of 4 and they charged us for it. The floors in all the building squeaks and is loud and noisy. The bathroom pipe was not fitted properly and caused a flood. The washing machines shakes so violently that it cracked the walls and floors. This company is a joke.

Moving into one of their properties in July 2020 was a great experience until we learnt that our gas meter (amongst many others) was located externally on a lower roof. To access it for meter readings, I have to enter an adjacent building and climb down a ladder. For H&S reasons this was no longer allowed after a few months and Jaspar need to be contacted to do this. 'Contacted' being a keyword because my energy company now hates me. I email Jaspar, I ring Jaspar - every month is the same procedure - it takes ages to get a gas meter reading to submit to my energy company. So not only do they hate me, they also give me an estimate that is way off what it typically should be. Cheers guys.

Purchased a new build property from this developer/management company. Before final completion we gave a snag list with all the problems in the property and we were promised to be solved to the best of their ability. Their ability was only a fraction of the problems they left behind. After that We had a radiator leakage, electrical circuits not installed by regulations, sockets melting from overloading, power cuts, poorly made sound insulation cracked ceiling, shaking floor, loose floor boards, shower cabins leakage. Since they are no longer the management company of our building We don't have any expectations from them. Hope this will help with any future homeowners decision making.

If you want a company that does everything as cheap as possible, with next to little care for H&S regulations and even less for their residents then this is the company for you! After being told "you're lucky your flat hasn't burnt down yet" by electricians when we had issues with the electrics in the kitchen (melting plugs, all appliances on 1 circuit) the property manager told us to "call 999 if you have an emergency" and this was "a minor issue" this wasn't a very convincing response to someone worried for not only their own life, but their 4 week old son too. Reminding him of his duty of care and the meaning of gross negligence swayed him to be a bit more proactive, rather than waiting for our home to burn down first. I won't bore anyone with the countless other issues (major and minor), just thought I'd share the one that summed it all up the most.

I am editing this review after little over a year in a property managed by the Jaspar Group. I had initially given four stars as things had improved after a rocky start, but the months to follow were a unique blend of lack of a systematic approach, delays, patch solutions, little care for the safety of residents in the case of electrical hazards, half bothered responses given weeks after important questions were raised and, in some cases, no response at all. I will now never get to learn the answer to those questions as Jaspar no longer manage the building (we were never notified of this), but the best thing is the way we learnt about this: there was an issue with electricity in some of the flats, one of the leaseholders contacted the WhatsApp emergency group set up by the building manager, and the building manager said he no longer managed the building, then proceeded to leave the group without another word. Speechless. I am not giving one star purely because at least from a financial point of view their management seemed ok. We didn't go over budget with shared expenses and even got a small amount back in year 1. Not that that makes up for the rest, but credit were credit is due.

We have had none stop problems with Jaspar since we moved in. From bathroom leaks, a stolen bike, intercoms that do not work etc. We moved in November 2019 and reported a leak in the bathrooms and till date (Sept 2021) this has not been resolved. We have had our grouting damaged and moulds growing due to the unresolved issue. It has been stressful to say the least.

In my personal experience, Jaspar has honestly made buying a property a breeze. The level of communication between the staff and I during the transactions was outstanding and they always put me, the customer, first. They really take the extra step in ensuring that the handover feels undeniably personal, which was immensely comforting. Thanks again Jaspar.

After buying one of their developed properties I can categorically warn all to steer clear. We have discovered so many issues with the house that had simply been patched together to sell on. Some of the practices undertaken have been proven not to fulfill any building regs.
