From the outset, Olivia has been professional, approachable, and incredibly proactive. They managed everything and made the sale as stress free as moving house could ever be! UPDATE: 04.03.26 For clarity, I wrote the review. I am not a solicitor and do not hold a law degree, but I am capable of forming my own opinion based on ALL the documented correspondence and telephone conversations relating to this transaction. I reject the suggestion that this constitutes bullying. It is also surprising that North have chosen to name a third party and quote selectively from correspondence that was not addressed to me. North also state that Google has confirmed this review will be deleted. Google has made no such confirmation. I stand by my original review. UPDATE: 01/03/26 North issued the following response to our original review of 28.02.26: North Residential (owner) Hi Frank & Karen, the property remains fully available and we confirmed you could have a survey completed everyday if you wished. Can you please call us to discuss this review as your gazumping claim is a very serious accusation that we work very hard on never happening. I’m sorry you were unable to complete within the time frame offered however we have to do due diligence on buyers including proof of funds. You decided not to proceed with the purchase as per our email exchange. We are extremely confused by your review after working hard on trying to secure a property for you. It is therefore surprising that this reply was later deleted and replaced: Response from the owner, 17 hours ago We have no record of who you are, please call the office and we can answer any queries you may have. This reinforces the concerns set out in our original review. My reply 28.03.26 to North's (now deleted) initial response: For clarity, we did not “decide not to proceed.” We remained ready to proceed, subject only to standard due diligence including an independent survey. We were informed that another buyer was being pursued and that individual was identified to us. We did not withdraw from the transaction; the property was taken off the table. You also state that you needed to carry out due diligence on buyers, including proof of funds. At no stage were we or our advisers asked to provide proof of funds or financing information. Given our concerns, we suggested the vendor contact us directly so the transaction could progress clearly. ORIGINAL REVIEW: Our experience with North Residential raised serious red flags. We agreed a price on a property in central Harrogate town centre and were immediately put under pressure to complete within four weeks. We were strongly discouraged from commissioning a survey. We were told the current owners had not obtained one when they purchased, so why should we? A survey on an older property is basic due diligence. Attempting to discourage it is concerning. As we began appointing a surveyor, we became aware that a particular local builder, whose previous projects have been the subject of significant dispute, may have been involved in works to the property. We asked a straightforward question: had this builder carried out any works at all (even minor), so that our surveyor could assess appropriately? Within hours of that question, the property was withdrawn. We were told another buyer had been secured and that we had been gazumped, despite us having already agreed a price and being ready to proceed. The property has since reappeared on Rightmove at a significantly higher asking price. Buyers can draw their own conclusions from that sequence of events. For clarity, the property we agreed to purchase was not a new build. However, if North market any new builds in and around Harrogate, carry out careful due diligence. Ask who built the property. Ask whether that builder’s previous projects have ever been the subject of dispute or complaint. Insist on a full independent survey and appropriate specialist advice. Do not rely solely on marketing descriptions. Given our experience, transparency was not forthcoming unless directly pressed. The matter has been referred to The Property Ombudsman. Pressure to rush, resistance to due diligence and gazumping are serious red flags. Proceed carefully.

From the initial viewing to completion of the sale we were very impressed with their polite, helpful and efficient approach. From initial contact through to completing the sale, the team at North Residential (main contact Harriet) were diligent and professional throughout including providing quality and timely updates. Like many property sales, ours proved to be less than straightforward primarily due to the apathy and arrogance of purchaser's conveyancing solicitors (Yorkshire based legal firm - suggest you take good advice as to who you use for conveyancing!) and it was only due to Harriet's patience, tenacity and skill that the purchase went through.
