This has been one of the most uncomfortable, distressing, and unprofessional stays I have ever experienced. I’ve never experienced anything like it and hope nobody has to go through this again. From the outset, this property was completely unsuitable, especially given that disability and accessibility needs were clearly communicated in advance. There is no accessible parking, meaning we have been forced to park a significant distance away, which is completely unmanageable for a wheelchair user, particularly with major surgery involved. The condition of the property is unacceptable. There is a strong, persistent smell of damp throughout which is affecting breathing, carpets are lifting, wallpaper is peeling from the walls, and there are screws protruding from the floorboards creating clear safety hazards. The oven is also not fully functional and there are no instructions provided. What makes this even worse is the complete lack of professionalism and basic management. We have received multiple debt collection letters addressed to “The Legal Owner/Occupier”, including final notices and disconnection warnings from energy companies. These were not only left at the property, but were found inside the accommodation itself, mixed in with everyday items such as mugs and kitchen belongings. This is completely unacceptable and shows a serious lack of care, organisation, and basic standards. There also appears to be involvement from multiple individuals connected to the property, including references to an estate agent in correspondence, which only adds to the confusion around who is actually responsible for managing this property. It gives the impression of a disorganised and poorly run setup with no clear accountability. On top of this, we were subjected to aggressive and intimidating behaviour regarding parking on the very first night, with someone banging on the door and causing a scene. An extremely distressed and angry woman banged on the door, which set my dog off, I genuinely believed someone was breaking in, this set us up for a very dismal 2 weeks, feeling watched, being harassed by the upstairs neighbours and whoever owns/manages the property, as we would bring the car around on to the drive for a maximum of 10 minutes whilst loading the car (we parked a 1/4 mile away, navigating this as someone who is reliant on disability equipment was challenging) the neighbours could visibly see the struggle, being someone who can’t walk normally and being glared at whilst getting into the car was not just distressing but intimating. I flagged this with “aiden”, unsure as to who he was as communication was very poor. Since then, we have felt constantly uncomfortable and on edge. The lack of privacy is also extremely concerning. There is a camera positioned at the entrance which is constantly active, and given the layout of the property, it creates a strong and unsettling feeling of being monitored. Combined with individuals appearing to know personal information that was not directly shared, this raises serious concerns about boundaries and privacy. When you pay a lot of money for something, you expect the owners/ managers to have at least the bare minimum, a slither of respect, decency and morals, this wasn’t the case whatsoever. Our privacy was violated and we felt wholly judged by the residents and whomever is linked to this property. Quite frankly it was bizarre, as I had neighbours banging on the door, bringing up names of mangers, owners and whomever, that I had no knowledge of or contact with, so why was my information being shared around with so many people without my consent? Major red flags. Overall, this property is not safe, not suitable, and not being managed to any acceptable standard. The condition, the behaviour, the lack of organisation, and the complete disregard for basic living standards have made this an extremely negative and stressful experience. I would strongly advise others to avoid unless you want to feel bullied, harassed and intimated.

Dear Edith Whilst I can see from your review of your stay in the basement flat at 22 Leeds Road that you are upset about your stay there, I really cannot understand why you would involve my business in your grievance. Alexander Gibson - Unique Yorkshire Homes is a property consultancy based in another part of the building, and has no connection whatsoever to the basement flat, short-term lets there, or to you and your booking. For the purpose of clarity, I have not spoken with you, met you, had any correspondence or made any rental agreement with you, and neither I nor my business are involved in rentals of the basement flat. I respectfully suggest that you contact the company that you booked the flat through about your grievance, and I request that you remove your review here immediately. To attack a small business in this way just because it happens to be in the same building as you are aggrieved with is unjust, and could be very damaging.
