GoogleCondescending parasitic liars.
We rented a property from APS for a year. During this time we had a leak of sewage water from the property above. APS took a month to do anything, whilst we had a huge stain all over the wall of black water and for a week we were completely unable to use the bathroom. All they did after a month was take off the paint and they did nothing else after this. One agent attempted to convince us that there was no damp despite a contractor having found high levels because after touching it with his hand it 'felt dry to him'.
Communication was consistently poor. We were repeatedly ignored by APS. They would only pick up our calls if no-caller-ID was enabled. They ignored our emails. The only time communication was swift was when they (mistakenly and repeatedly) claimed arrears in rent payments.
Similarly with our deposit they were highly manipulative and bad at communicating. They flat out lied about damages, attempting to charge us for damage that was exisiting when we moved in. They failed to provide evidence for their claims and made up quotes that they then increased retrospectively. They implied that if we asked for receipts this would result in a higher figure being taken of our deposit.
They falsely withheld about £900 of our deposit for about 5 months which they were then required to give back to us after deposit resolution.
Overall, utterly awful. Typical parasitic London real estate agent.

GoogleOne of the best agency’s I’ve been in. They help me with everything, all the staff is very friendly and kind .As soon as we had a problem in the flat they fixed it . We left the property in good conditions and they give us all our deposit back without any problems . Recommend 100%.

GoogleI had a roof leak for almost 1 year, they didn’t fix it, if you have any issues in the flat they will never fix it , they always find excuses to not come to fix the problems , very poor service and the worst agency in UK , very disappointed
