I purchased a property through Ross Hand and I have to say Robert certainly put the hours and effort in. It was a complicated purchase because of circumstances with the seller but I had a hunch Robert would be the on to pull it over the finish line and he did. He was always available and very professional. If I am buying, selling or renting a property in future Ross Hand would be my go to estate agent. In one word I was 'impressed'. Thank you Robert.

I first came across Ross Hand when I started looking to rent in Hampton Wick over 3 years ago. I met up with Robert initially who was very knowledgeable and professional. He was excellent at providing guidance on what was required to secure the tenancy. On deciding to make an offer for a property, Amber was extremely professional and polite in all matters paperwork. Suffice to say, they both made the whole process very straightforward. Three years later I cannot speak highly enough about how the whole rental period went with Ross Hand. Any issues, of which there were few, were dealt with very professionally. The check-out and deposit refund completely fair, seamless and expeditious. In summary, I have rarely come across a letting agent as professional, scrupulous and honest as Ross Hand. I would thoroughly recommend their services.

Ross Hand are by far the best estate agents we have dealt with, and Robert and Kim are two of the nicest people we have had the pleasure of knowing. Starting the tenancy was smooth. Throughout the period of our tenancy, any issues were always promptly addressed by Robert and Kim (and the landlords). Overall, we are super impressed, and really appreciate their efforts to make our rental period a very satisfactory one. Based on our positive experience, we can confidently say that if you are renting via Ross Hand estate agents, you are certainly in good hands!

They have stolen my money from my deposit with the excuse the curtains and the carpets was with dust they contacted a cleaning company to clean them and then put the flat to rent again, all with my money! - fiona & Robert, you are all corrupt! that inventory is fake! there was not evidence on it to show such a things! i am pretty sure you did the same with the rest of the tenants, use their deposit money to clean carpets and curtains and putthe flat to rent back whitout spend a penny from your pocket! you discount my money from the deposit when it was protected it, as per Robert my money was in Ross & Hand acount and not with my deposit, scammers!

Amount awarded to you: £0. All of your ridiculous claims were dismissed - by the independent, Government appointed adjudicator. Please be good enough to either amend, or delete, your original review, accordingly. mydeposits ADR reference: URN87788 Tenant Ms Andrea Stringari Member Ross Hand Estate Agents Ltd Adjudication decision The parties have agreed for their case to be referred to adjudication under the terms and conditions of mydeposits. In doing so, the parties accept the decision is binding and that awards can only be made up to the deposit amount. All evidence provided will be considered, even if it is not specifically referred to in the decision. For more information on our approach to making this decision, you can refer to the guidance at the back of this document. Deposit £1557.00 Disputed amount £274.76 Awards made by the adjudicator: Tenant £0.00 Member £274.76 Page 2 Decision The following lists only the key pieces of evidence.  Independent ‘Inventory’ report dated 11th July 2017.  Independent ‘Check Out’ report dated 17th December 2019.  Undated photographs provided by the tenant. I am unable to rely on undated photographs unless supported by other evidence such as the reports. Claim (1): Cleaning Amount claimed: £186.00 Adjudicator’s findings: The inventory report states the property was professionally cleaned throughout including the carpets. The check-out report states all the carpets were ‘not freshly cleaned and required cleaning and hoovering.’ It highlighted the living room carpet due to more recent stains out from the centre and other areas such as the kitchen sink that required further cleaning. After comparing the reports, I am satisfied areas of the property were returned to a worse standard of cleanliness. Therefore, a breach of the tenancy agreement has occurred and the tenant is responsible for the cost of making good. The landlord is claiming £186.00 and has provided an invoice for cleaning as per the report including carpet cleaning. Taking into account the cleanliness of the property at the start and the end, I am awarding the landlord the full £186.00. I find this to be reasonable and proportionate given the breach that has occurred. Award to member: £186.00 Claim (2): Rent Amount claimed: £88.76 Adjudicator’s findings: The tenant is responsible for paying rent for all the days where they had access to the property, which includes partial days where the tenant checks-in or out. I am satisfied the tenant paid rent on 12th November 2019 which will have covered up to and including 11th December 2019. I have also been provided a statement from the tenant to show the tenant paid the whole months’ rent on 12th December. However, it has been confirmed by the member this has been returned in full. Page 3 I have an email dated 8 th December 2019, which confirms the tenant intended to move out on 13th December 2019. This would mean that the contract would end on 13th December and rent would be due up until and including 13th December. Therefore, the tenant is responsible for paying rent for 12th and 13th December 2019. I have a tenancy agreement dated 3 rd July 2019 which states the rent was £1350.00 per month. Therefore, I am satisfied the tenant owes £88.76 of rent and I am awarding this amount to the landlord. However, if the months’ rent paid on 12th December 2019 was not returned in full, the amount retained from 12th December 2019 payment should be paid back to the tenant to ensure the tenant has not paid more than the £88.76, which is owing.
