Amazing experience with Chestertons

My wife and I were looking to rent a 2 bed and came across a beautiful listing by Chestertons. It fit our budget and our overall expectations. We had Lauren Christy from the Chestertons team who supported us through the entire process and was super quick and responsive to any of our queries. Glad we had someone like her to guide us through the entire process. I would surely recommend Chestertons to anyone looking out for a property.

Appaulling experience. I had two agents working to sell my flat and the other agent found the successful buyer. Chestertons seemed sloppy and would often book viewings in at the exact times I'd explained wasn't convenient with my new baby. When I said I had an offer from the other agents, Chestertons kept trying to book new viewings in - and hadn't communicated to the rest of their team that I had had this offer at all. The worst thing is, a year after selling my flat through the other agent - I then had very aggressive emails from Chestertons debt collectors. They didn't sell the flat and were claiming they needed the full commission, (which would be on top of the full commission I had already paid the successful agents who had done all the work). It transpired that Chestertons had showed the buyer the flat; but had wrongly assumed they had made the intial 'introduction'. This led to them demanding nearly £30k! Their introduction came not only after the buyers had seen the property before with the other agent, but also after the buyers had made an offer - so was wrong on many levels. It would have been courteous for Chestertons to have got in touch with me directly to investigate this, rather than them passing it to their debt collections who are aggressive and sent urgent deadlines for immediate payment. I had assumed it was spam but some people might be intimidated into paying. It felt very underhand and aggressive. I would avoid.

Worst experience with renting

I have rented with Chestertons and I wouldn't do it again nor recommend it to anyone. The post renting process/ client support is close torture, with lengthy times, lack of reply, and no solutions - e.g., our house pipes were broken for the full 1st month of renting, and we needed to call Chestertons every day until we had a solution for the problem because no one there was able to solve it. This happened with other aspects of the tenancy.The organization is super bureaucratic and not flexible, we tried to change tenants - a common process, amending the contract - at the end of the 1st year of tenancy, and Chestertons refused to amend, allow for sublet or any solution, justifying it with "this is not our process". Additionally also refused to do a short-term agreement, because, and I quote - "our minimum is 6 months" - even though it fitted both the tenants' and landlord's needs.I study with 500 other people and never heard about an experience that was so bad with a renting agency

Was not told there was a primary school…

Was not told there was a primary school right next to my studio, and there's screaming non stop from 9am-4pm Mondays to Fridays. Been trying to talk to my agent about it, but he's ignored me for the past two weeks. Great service. Still not sure how to get this sorted.Edit: I was liasing with Cosmo, and he finally responded after two weeks, saying there's nothing he can do because he does not manage the property. He also said that the only way I can leave is if I pay the rent up until the break clause.

My experience with Akikur

My experience with Akikur, was excellent and professional, it was a seamless experience as a first time landlords, Akikur provided absolute confidence from start to finish while maintaining efficient communication between ourselves, the service has been incredibly smooth, Akikur viewed my flat before the renovation was finished and brought prospective tenants round the following weekend. Chesterton Camdens - Truly Terrible

Poor management, untrustworthiness and rudeness - stay far away if you want your property sold in time, or your calls ever answered!I started off with high hopes when I originally met the team as they seemed friendly and engaged. However, once I agreed to market with them the service started to decline. I never got a proper comparison of the different buyers’ offers and do not feel I was in a position to make an informed choice, but rather pushed into what was easiest for them.After the offer was accepted, they completely dropped the ball in monitoring the process. The buyer’s solicitor didn’t start the legal process for 6+ weeks and Chesterton’s didn’t pick up on this or notify me, it seemed they were only aware of this when I pointed it out to them. They frequently made promises about ways they intended to better manage the process but then would not follow through and often outright ignored specific requests. As a result of their mismanagement there was a 6 week lag between when I was ready to exchange on my onwards purchase and when exchange took place on my sale, even though I started the process of the purchase after the sale. This of course caused a lot of stress to myself and the onwards seller and I often felt the chain was at risk of collapsing. Because of their mismanagement, I estimate i spent easily 1 hour / day in the final weeks of the process. The team frequently misled me or omitted information. By the end, it was clear to me that i couldn’t trust them. A few of the team were disrespectful, rude and dismissive to me on the phone and on email. I at times had to revert to emails following calls because the agent refused to listen to me and just cut me off / spoke over me throughout.

Matthew was always quick to respond to any questions I had and found a wonderful flat that I am happy with. He was kind and very knowledgeable about the area which was refreshing for me.
