GoogleI was extremely disappointed with my experience with Daniel Adams Estate Agents.
After booking a valuation appointment, Neal L. cancelled the visit before ever seeing my property. Instead, I received an email stating that, based on "current market conditions" and the price I paid for the property, they believed it was worth around £70K less of what i expected.
What I find difficult to understand is how an estate agent can provide such a definitive valuation without physically inspecting the property. They acknowledged that it is "certainly a unique home in a very positive way" with generous accommodation and appeal, yet still chose not to visit it before reaching their conclusion.
A professional valuation should take into account the property's condition, improvements, layout, presentation, exact location, and many other factors that simply cannot be assessed from historical purchase data alone. Cancelling the appointment because they assumed my expectations wouldn't align with their estimate felt dismissive and unprofessional.
Whether or not £70k less is the right value isn't even the main issue. The issue is that they were unwilling to carry out the valuation they had agreed to before making that judgement.
Unfortunately, this experience did not inspire confidence in their valuation process, and I cannot recommend a service that is prepared to value a property without first seeing it.

Our role is to provide honest, professional advice based on our experience of the local market. During our initial conversation, it became clear that there was a significant difference between the figure you wished to achieve and the advice we believed we would be able to give. Rather than attend an appointment knowing that we would be unable to support the pricing expectations discussed, we felt it was more transparent to explain this before taking up any more of your time.
To clarify, we did not carry out a formal valuation of your property, nor did we intend our comments to be interpreted as one. Our decision was simply that, based on the information available and current market evidence, we did not feel we would be the right agent to act on your behalf.
We fully appreciate that every home is unique, and had we proceeded with the appointment we would, of course, have taken into account its condition, layout, improvements and presentation. However, those factors would not have changed our professional responsibility to provide advice that we believe is realistic and evidence-based.
Whilst we understand this was not the outcome you were hoping for, we believe it is better to be upfront than to accept an instruction that we do not genuinely believe we can deliver on. We wish you every success with your sale.
