Take the stress out of moving

We commissioned Stutt & Parker to sell our lovely Victorian house recently. The tone and positioning of the Marketing was right on point for this part of the market something we had fallen down on with previous agents. The quality of potential buyers was top notch so no time wasting and the communications from Simon & Jane gave us confidence that we were in good hands with some tricky negotiations needed at times. We've exchanged and look forward to moving soon, I've already recommended their services to one of my clients. I don't recommend people to my clients unless I know they have equally high professional standards. House selling doesn't need to be stressful if you're in the right hands.

I used S and P partly because they…

I used S and P partly because they offered the highest price estimate and partly because I knew that, as a large company, their contacts to the likely markets were strong. Overall, my experience was good. The marketing material was high quality. I thought that there was an underestimation of my home's principal USP ie granny flat. There was lots of talk of multi generational living but that missed the point: grannies need to be on the ground floor. My other observation is that I thought S and P were far too slow to return staff after the first lockdown when business cleaaly picked up. That was UNFAIR on the remaining staff of whom too much was asked and not a good advert. I was grateful to Rozanne as manager particularly in the latter stages of both the sale and purchase.

DREAMS REALLY DO COME TRUE

We saw a very beautiful house at a difficult time for viewing with the virus. However, we found Strutt and Parker staff to be very understanding and knowledgeable and they made an appointment and as we had travelled a long way we were extended more time at the property and were able to take many photos. The Director of Kent was especially helpful and supplied us with photos of parts of the house where we had forgotten to take them. He was helpful when we made an offer and pitched our offer at the right level which was accepted. Throughout the conveyancing process he held our chain together with great skill and patience and thanks to him and his willingness to communicate with all parties involved including solicitors we managed to see the process through to a wonderful and successful conclusion where all parties were happy. We are indebted to the Strutt and Parker staff for their considerable experience which made a stressful process bearable. Many thanks for such an early Christmas present to all at Strutt and Parker but especially Edward Church and all his staff proving that dreams really do come true. Fantastic from start to finish

We couldn't have asked for a better service than the one we received from Oli and his team at the Exeter office. They sold two properties for us (5 years apart, second one has only just exchanged contracts). Both times Oli worked tirelessly to facilitate communication between all parties. His humour, patience and approachability made an extremely stressful period far more enjoyable and I was so grateful for his support. So many agents get an offer then do nothing to push things forward. Oli and his team are the opposite of that and I highly recommend them.

These 5 stars are dedicated to Meena Patel who from the moment she showed us the property and took us through the rental agreement which were her remit on to going way beyond her call of duty. Where property management was remiss in making sure the apartment was ready for occupancy she was always available and ready to help and solve large and small problems right down to getting a second key cut herself. Jay O’Dell was also very helpful. They set a high standard which hopefully can be met by other members of the team

Friendly, proactive and professional

I am a Licensed Conveyancer and work on some cases with Strutt and Parker. Compared to other estate agents that I work with they always go above and beyond to assist their clients in achieving their requirements. I find them very professional, proactive, helpful and they are so lovely to work with! They actually help me - if I have a problem on something or I am not getting a response they will chase where required and assist me in getting what I need. I would recommend any seller to market with them over any other agent. Selling a property is stressful at the best of times, having this type of agency on your side is a godsend and will only assist with speed and timely completions! Thanks for always being great and exceeding expectations!

never experienced such lack of professionalism

We have never experienced such lack of professionalism. The team was aware that we are travelling 1.5-2 hours with infant twins to view multiple properties. On arrival I saw an email sent 5-10 minutes prior to the viewing saying it was cancelled because nobody could show us around due to someone calling in sick last minute. When calling the agency they apologied of course saying that the person in charge at the development as well as the agency were not around either. The developer apparently did not even know the time of the viewing hence the late cancellation. It is beyond me how nobody can cover a sick colleague especially under these circumstances and how the viewing time is unknown so potential buyers are not wasting time and petrol driving there, not to mention the effort it takes travelling with infant twins.

after doing a lot of homework to find…an agent to market our farm tom goodley

after doing a lot of homework to find an agent and interviewing several to sell our farm we met Tom Goodley from s&p norwich who was by far the most knowledgeable and personable of everyone, so having looked at their charges which are competitive with all otherswe gave them the account . Tom and his team helped us to a great conclusion going way beyond the call of duty, always on hand and ready to come out and smooth any bumps in the road. we are really so pleased we chose Strutt and Parker NorwichWho have done a wonderful job for us. no i'm not on the payroll they couldn't afford me now after the sale at the price they achieved for us. thank you all colin barrett rosewoodfarm norfolk

Great experience with very professional agency

Fai Nesari was very responsive when I contacted about a flat - she was very efficient in organising the viewing, was on time, and knew all the details when I asked for more information. I do not have enough good things to say…

I do not have enough good things to say about my experience with Strutt and Parker. They made the experience easy, seamless, and (dare I say it) enjoyable. We were treated as friends and guests and I genuinely enjoyed the chats i had with the S&P employees (massive shout out to Meena)! Newbury branch - hire some more help!

Newbury branch - understaffed, underresourced, got a lone junior staff member running the entire Lettings team, and literally could not organise a *p-up at a brewery as a result. No apparent efforts to get resources and help from their considerable branch network, resulting in a slow, badly communicated, unsupported process and 2 weeks later, I still have no tenancy contract to sign in the most easiest of circumstances.

Very poor customer service

We decided to sell our house with Strutt and Parker, who style themselves as a premium estate agent capable of achieving the best price for your house and as a result they charge a percentage that is at the top of the bracket of most agents. However over the 11 months it took to sell our house, we were subject to a very poor viewing service, no ‘For sale’ sign for the first two months, an aborted sale on the day of exchange and very poor agent/client communication. It was a painful experience that I don’t wish to repeat or wish anyone else to be subject to. Viewings.One of the basic requirements of any estate agent is to be able to show people round, however Strutt and Parker’s nominated person to accompany potential buyers has another full time job so it was hard for buyers to arrange a time. As a seller, I conducted the first two viewings myself (the second with the Strutt & Parker rep as she had not seen the property before.) The third was conducted by a friend of ours at short notice and this one led to the first offer in January 2018. We received little or no feedback from any other viewings that were conducted. The first sale.The first buyer, initially wanted to complete by mid-March. Before they even made an offer, I made it clear that I work abroad and would not be in a position to complete until the end of April, although they would be welcome to exchange at any time up to that point. I agreed to shuffle work commitments to be home sooner than originally planned and we agreed on 25th April for completion. They were happy with that and we arranged the completion of the house we were buying for the same date. It took longer than they anticipated to sell their house and in the end they were pushed to make the generous deadlines set back in January. Updates were scant in the lead up to this and at the beginning of April I began to get nervous that nobody was managing the sale and, having a exchanged on the house we were buying I needed to arrange a formal loan if they were not going to be in a position to complete at the same time. There was an inexcusable lack of communication from Strutt and Parker during the final few weeks and there was nobody managing the sale. The principle agent was on holiday and made it clear to me that she would not be making any calls or writing any emails on my behalf during that time. I needed a decision, one way or the other, so that I could decide whether or not to move my family for the start of a new school term 300 miles away or stay in our old house to see out the school year, which would have been preferable at the time. A lack of clarity and even basic updates made this very difficult. The longer a sale takes through poor management the longer the window is open for the buyer to change their mind. In the case of this buyer, the sale management was poor, the window was open too long and the buyer went from very keen, to quiet, to evasive and finally to deciding to buy something else instead closing the deal.It is ironic and slightly disturbing that the agent suggested she could have “demanded a fee at that point for having introduced a ready and able buyer”. They were certainly able, the house they purchased just weeks later was £300k more expensive, but they were far from ‘ready’ and we would have been delighted for them to have purchased the house had they been just that. The second saleAfter the abortive first sale, I was close to looking for a new agent. However, the agent persuaded me that lightning would not strike twice. I was keen to point out that, if we were to continue, some lessons needed to be learned from the first one. The biggest of these lessons in my view is that the agent needs to a) have a good handle on the situation at all times and b) keep the seller and buyer informed of progress. The agent is the only person who can speak to both parties and I see this as a vital role, for which we have paid a considerable sum of money. When long periods of time passed without any progress occurred again in the second sale, and very few interim updates (far from the weekly updates we had requested) we started to get nervous again. I was assured that once the mortgage offer came through for the buyer, things would progress faster. It came through in early July, but it still took another 6 weeks to exchange during which time the window of opportunity to change their mind was still open. During this time, as ever, updates were few and far between from Strutt and Parker and the last contact I had from any representative was 10 days before the contracts exchanged. The house finally exchanged and then completed two days later, yet unbelievably the agent did not call or email to inform me. They did however find time to send in their invoice for ‘proffesional services’. The irony of the typo is not lost on me. One of the final hold ups came right near the end of the sale when the buyer’s solicitor inferred via email that some contents had been agreed by the agent as part of the sale. According to him the agent had agreed to include the sofa in the lounge, two expensive light fittings and the washing machine and tumble dryer as part of the sale despite never mentioning it to us and those items not being on the contents list that form part of the contract. I asked for an explanation from the agent as to what had been verbally agreed. I never received a reply. Negotiation.During both sales the agent displayed poor negotiation skills. The house was on the market for £525,000. When a house is valued slightly above a major threshold it gives some room for manoeuvre. When the first offer came in at £475,000, the agent’s advice was simply to take it, no counter offer, it was a good deal. I did not feel that way and said that £500,000 was my bottom line. I am sure the buyer saw that coming and they agreed at that price. Having had someone go as far as they had with the sale, I was fairly confident in the value of the property so when the second buyer offered also considerably below the asking price, my response was the same. So was the agent’s, I should take the offer. I didn’t and when the second buyer also settled on £500,000, the agent said I was ‘jammy’. I would have expected an agent to have worked a bit harder to achieve a good price, but it was clear that the agent’s priority was to get us through the door as quickly as possible with little regard for the large sums of money involved. The difference on a commission is slight after all.Once the sale had gone through, I wrote a lengthy email to Mark Wiggin, regional area manager, outlining my grievances. His response was a few lines long and essentially backed up the office. I doubt he actually read it. This off-hand approach merely confirmed what I already knew. In conclusion, I would not recommend Strutt and Parker. They are super keen when trying to win your business, but once a sale is in motion they move on and there is very poor management of the sale in the role of intermediary between buyer and seller. In addition there is an arrogance and laziness that almost belies contempt for the customer. It leaves a bad taste.

The lettings Agent was professional, straightforward and helpful. Part way through the process of finding me new tenants and having no assistant, she contacted Covid 19. She worked from home dealing with me as a landlord and potential tenants wishing to view my house. Kathy Billing was at all times kind, courteous and considerate. Dont rent from this company

Didn't want to give this so called brilliant estate agents a one star they do not deserve it after the way we have been treated the past 3 years we have been renting from them.My first point is you ring the office for some help if there is a problems and you get told they will give you a ring back but you wait and wait and still no call back.We had a problem with the flooring in our kitchen and got told they would sort it when someone finally came out to have a look he was very surprised and said it was asbestos in the kitchen flooring when they finally decided to address this issue and get new flooring it was 9 months later walking on asbestos in my kitchen.We also asked to get someone to have a look at the bathroom due to there being thick black mould accumulating on our bathroom ceiling when we asked about this we where told to wipe it with bleach and water NOT ACCEPTABLE.And to top of this matter we are now being evicted after being there 3 years but have also heard that we are not the only people this has happened to due to 3 other families have been evicted aswell from these houses they are renting to peopleABSOLUTELY DISGUSTINGhow this company is still running I will never know no respect for tenants atall

In competent sales staff

This salesman was either totally inexperienced, incompetent or did not want our property on their books. Strutt and Parker had valued our property for £250K less than 3 other estate agents. How could you trust this company. To add, the attitude of said salesperson left a lot to be desired. Further more we were approached by Strutt and Parker stating that they had buyers who had missed out on a sales and were waiting to buy our property like ours, which is clearly untrue as when questioned there were none.
