GoogleI had a great experience staying at a Beech Grove through Hoods Residential. It was a females-only house, just what I was looking for.
The place was clean and well-maintained. Any concerns were addressed promptly.
As an international student, I really valued how responsive Tom and his team were, whether over email, phone, or in person. They were always friendly, respectful, and welcoming during office visits (conveniently located right next to the Student Union).
Big thanks to the team for their consistent support throughout my tenancy. I hope to stay in touch and would gladly recommend them to anyone looking for accommodation.

GoogleI had an extremely disappointing experience with Hoods Residential. Our move-in date was delayed by two weeks, forcing us to move into two different properties before finally being provided with the house, which was in a completely unclean condition and still undergoing construction. Throughout this ordeal, the letting agent constantly shifted blame onto the landlord, offering weak justifications for every issue, all while seeming more interested in profiting rather than resolving the problems.
Despite renting the property on individual contracts, they collected council tax from us, which is highly questionable. It is a common practice for them to deduct amount from your security deposit for cleaning at the end of the tenancy, even though the property was handed over to us in a poor state. I would not recommend this letting agency, as they prioritize their own gain over tenant welfare.

Dear Adi, I am sorry to hear you had a bad experience. We have reviewed your tenancy and can see that building works which should have been completed before the start of your tenancy overran, which is clearly unacceptable. I can also see however that our team worked with you and the University to extend your stay on campus, and when that option was no longer available we provided you third party accommodation free of charge whilst the building works were finished. Further to this we covered the cost of all of the removals between accommodations. Ultimately given the situation, I do not think there is much more we could have done.
Going forward you need to be aware that you will be responsible for cleaning at the end of your tenancies. It is not a case of 'our gain', we simply need to ensure that property is cleaned when tenants move out as per their contracts. In this case we contributed heavily towards cleaning and repairs to ensure you (and your deposit) were impacted as little as possible.
We will reflect on this matter and do what we can to avoid taking on properties with major works outstanding to avoid situations like this arising again. Best of luck with everything in the future - The team at Hoods Res
