David made sure we could always contact him and liasied with all parties to ensure things were as smooth as could be. GoogleReally disappointed by this estate agency, I am a first time buyer so don’t have much experience with this, but I know it’s not right. I was asked for my best and final offer on a property the same day I viewed it because there was so much interest. He told me the actual value of the other ‘offers’ which were up to 10K over the asking price and said they wanted to go straight in with best and final to ‘avoid a bidding war’. Feeling somewhat pressured, I made an offer. The following day, David called me and told me there was an offer higher than mine and asked for my best and final offer, AGAIN. When I questioned this and referenced his previous comment around wanting to ‘avoid a bidding war’ the previous day, he couldn’t answer me and was abrupt after that. I messaged to confirm I was sticking with my original best and final offer because honestly I didn’t believe them by this point. I then messaged him twice for updates on my offer and they never opened my message or responded. Awful really, and 100% causing bidding wars in bad faith by telling people the value of other ‘offers’. I actively wouldn’t view a house with them again, AVOID!
UPDATE 1: Upon seeing their reply to this, which is very defensive - please see screenshots clearly showing I sent my best and final offer the first day as asked, I messaged again the following day confirming again it was my best and final offer after their next call to get me to up my offer - apologised for missing their call and then messaged again for an update, with no response to either…
UPDATE 2: Upon seeing they’ve totally deleted their initial, defensive response where they called me a liar twice and said my version of events was a fantasy when it’s all totally true - please see their original response attached, which luckily I screenshot to send to my friends because of how horrified I was.
1. Best and FINAL offer means bid the highest you can and it’s your only chance, which is what they asked me for on day 1 - before calling and asking me if I could up my offer the following day due to higher bids. If this isn’t a bidding war, I don’t know what is.
2. They said I increased my offer, which is a lie because I only submitted one offer on this property as I was told it was best and final.
3. They did not call me twice, they called me once which I missed and replied early the following morning to apologise and advise if they called while I was at work I’d call back - with no response, they didn’t open this message and no further calls or communication.
4. They are using their NOW friendly, political response to this which is visible to do some positive PR on Facebook around trying to help first time buyers ‘understand’ the buying process. I understand what best and FINAL means. Hilarious really after calling me a liar and writing a scathing, unprofessional and frankly shocking response the first time.

We’d like to offer some clarity about what happened, as we always aim to treat all buyers with fairness and respect.
To begin with, we did try calling you twice following your offer, but unfortunately couldn’t reach you and didn’t hear back. We chose not to send a text about your offer being unsuccessful, as we feel such sensitive information is best handled with a personal conversation, not a message.
Regarding your concern about a “bidding war,” we’d like to reassure you that this was never our approach. In fact, we find bidding wars counterproductive and often stressful for everyone involved. That’s precisely why we invited all interested parties to submit a single best and final offer, so the seller could make a decision without going back and forth between buyers, which would have been a 'bidding war'.
You were included in that opportunity, not to apply pressure, but because we genuinely wanted to keep you in the running and treat you with the same consideration as everyone else.
You initially submitted an offer, then chose to increase it, which we appreciated. However, additional new offers continued to come in, some significantly higher than yours. After speaking with the vendor about our concerns over the amount of interest and how fast it was progressing, it was decided to ask everyone who had already submitted an offer to present their best and final position. This gave all parties one fair opportunity, rather than starting a back-and-forth bidding process.
We understand it can feel frustrating to be asked again after already increasing your offer. But had we not reached out, you might understandably have felt excluded. Our intention was to be transparent and inclusive, not to mislead.
Ultimately, the vendor, whom we represent, had to make a choice based on the full range of offers received. The selected offer was notably higher and in an equally proceedable position, without any further viewings requested, which we informed you of. While we understand that this outcome is disappointing, it wasn’t due to unfairness or manipulation, just the natural result of strong demand for the property.
We’re truly sorry this didn’t work out for you and hope you find a property that’s perfect for your next chapter. If we can assist in any way in the future, please don’t hesitate to get in touch.

GooglePicking the right agent was a nerve wrecking thing to do as communication, care and attention really matter to us. I am SO happy I picked Robinson David. For a team of just two I can’t believe the 5* service that they provide. They showed a genuine interest to our property and made sure to ask about the finer details which stood out to us as its the reasons we fell in love with the property ourselves . David is so responsive that I’m actually concerned he never takes any time off haha! Being able to communicate via WhatsApp was a god send with my busy job. We unfortunately had a couple of fall throughs with the chain above us but David and Rob applied no pressure and kept our buyers updated throughout. David showed up on completion day to welcome our new buyers to the property - I can’t say the same for the agents that we bought a property from, I had to go and collect the keys myself on a busy and stressful day!

David provided an accurate no nonsense evaluation. Spent extra care and attention on photographing our home to show off our home to attract buyers (not in and out like other estate agents). Complete with professional equipment and even drone imagery.
Within the first week David had managed to garner interest and get several viewings in (multiples times more than other big name agents). A buyer was found within a week at the price we were looking for.
Throughout the process David did an excellent job on guiding us on what to expect and how to deal with our buyers requests - some more egregious than a typical house selling experience ...
David did an excellent job of chasing our buyers solicitors who were not well-rated and were known for dragging out the process. Making a stressful situation much more calmer.
If you want an Estate Agent who takes genuinely pride in their work. Has reasonable costs, will go above and beyond for their client and help diffuse difficult situations in a stressful process then Robinson David are right for you!
