Dissapointing & Unhelpful

Excellent when you are looking to rent a property that they are representing as agents, but awful when you vacate.No responses to any emails and they hold onto your deposit long after the landlord has agreed to release it. Covid is their excuse not their real reason.It seems they are just playing for time.Eager to get your deposit upfront but not so keen to return it.Extremely unprofessional and very frustrating.Perhaps they need to employ more staff to be able to offer the level of service required.

Great for first time buyers

Our real estate agent was Neil Price from the Coventry branch. As first time buyers, we had no idea where to even start but we found the help and advice from Neil essential in starting our journey. Throughout the buying process, communication was great as we were constantly kept up to date - with any questions we had answered swiftly. Even after moving into the property, he assisted us with a few queries we had about the property and got back to us the same day, sorting the questions we had. Thank you so much to Neil - we can’t wait to start making this house our forever home.

***KEEP AWAY***We were treated like young dumb first time buyers and constantly lied to by the sellers and estate agents. Property was advertised as FREEHOLD, we asked the sellers about the property status, they said the property was FREEHOLD, the paperwork was in the post. During the solicitors searches, it came to light that the property was in fact LEASEHOLD.Reeds Rains asked how we found out that the property was LEASEHOLD and we explained through the solicitors, to which estate agents said "but yeah its a long LEASEHOLD " - so they already knew and were hiding and MIS-SELLING!

Horrible rental experience

Horrible rental experienceRenting a managed property with Reeds Rains has been a horrible experience from start to finish. They took a very long time to fix maintenance issues and even when they did, the issues would come up again in the near future. We had to live in a property which had slugs coming into rooms because of leaks which they took a long time to fix, the boiler didn't work as it should have done. They also made no effort to persuade the landlord to do regular maintenance, including replacing appliances which were very old and worn out. My partner has been dealing with someone on the end of lease team who has a really bad telephone manner. This is a company that appears to be on the side of the renter, until the time comes when you have moved out and they quickly shift to act only on behalf of the landlord and the landlord's interest. What they say on the phone is completely different to how they are on email which makes the process even more difficult. The end of lease team are also VERY slow to reply.We have only ever tried to be great tenants and were exceptionally helpful to Reeds Rains when they were trying to find a tenant to replace us when we moved out. This is soon forgotten when the time comes to leave.The bottom line is this... Improve your post-customer experience and the way you think it is acceptable to speak to people. I can see most of the reviews here are for people buying a property... Beware if you are thinking of renting with them

Positive result with some bumps in road

Firstly, Read Rains sold the property which is the primary objective. The commission price was competitive so we have a positive result. The market has been very slow this year so I appreciate why it took longer than wanted and we had to reduce the initial asking price significantly. The staff are always polite and courteous.On advice from Read Rains we engaged with their online auction service. This was a waste of time. Communication with the auctioneers was almost non-existent and no offers were made at any price.We reverted to traditional sales approach. There was confusion regarding an initial offer which never materialised but eventually we secured a sale with a different buyer.The solicitors service which partners with them on a no sale no fee basis, engaged with us but after being engaged, they informed that they were not able to cover our purchase property. This also wasted some time.Lastly, I felt that it was always me pushing for updates and progress and Reads Rains reacting. Other agents I have used are more proactive. This could have been somewhat due to a turnover of staff at the particular branch but such things are part of business and should be managed.

This is based at the Ossett branch. The worst business I have ever dealt with!! Going through renting a house currently and the way we have been dealt with is absolutely appalling. The most miserable, unprofessional, unresponsive, utterly useless people I have ever had the misfortune to deal with.Not only have we been continuously lied to but now our calls are even being ignored.Tracy who we dealt with originally was just atrocious, never gave us a call once to update us so we called the branch ourselves every day to know what was going on. Only to be told now that we have transferred over to the Wakefield branch that she has done absolutely nothing and even gone against what we have been told!!!When Tracy isn't in I dealt with Emily who I thought was doing everything she could to ensure we got the keys at the weekend. Not only do we have a time limit for our current property but I'm 4 months pregnant and she knew all of this and getting married in a weeks time then going on honeymoon for 2 weeks out of the country, all of which was stated at the time of viewing the property. However, after our calls being ignored all day long we arrive at the Wakefield branch to be told that everything Emily said she was going to do, she did none of it!!!The way Emily dealt with my partner was just ridiculous, no use of words but actually shrugged her shoulders and rolled her eyes when he asked her a question. This company is an absolute shambles and a joke and we have not 1 good thing to say about them.They do not care about anything at all and make it unbelievably difficult and long.Never have we ever had something go on for so long and with no end in sight.The worst customer service I have ever received in my life and will never ever use them again for anything!!!!

Reeds Rains should be avoided!

Imagine the response I got from a Reddish Branch Manager below after I complained about the service I received from managing my property. The amount of lies he stated in his email is alarming. Another reason to stay clear of this firm because they will mess you upHe could not even put his name at the end of the email Hello, To start things off you are copying a lot of random people into an email chain who have no part in this matter and it is causing a lot of confusion within your complaint. The complaints procedure would be to myself first and then it can escalate up the channel. Because of the numerous different emails this has caused a massive delay getting back to you. To address your issues, first of all it was Bryce who was the lettings manager here dealing with your issues with regards to the tenants of 30 Bratton Drive. After numerous emails back and forth between you both Bryce tried to resolve it by either agreeing the tenant could have his cousin move in or serve a section 13. This was agreeable and then later not agreeable by yourself. Then you wished to serve notice to the tenants to which we have to get confirmation from yourself to which Bryce never received until you contacted the branch upset that it hadn't taken place. There has been a lot of confusion with what you wish to do with the property. You were made aware of the tenants vacating as you wished to serve notice, we can not notify you multiple times of the same update. Finally a resolve was met between you and Bryce to serve notice. The tenants dropped their keys in on Thursday the 21st but this wasn't picked up until Friday due to how late it was. Again there had been some confusion as you had stated you did not want to pay for a check out report on one occasion but when you came into branch you said you wanted the check out report to be done. Jennifer in branch then spoke to vibrant who booked it for the following day for you. You have expressed you wanted to leave our services but are now asking for our assistance on matters which would not be manged by ourselves going forward. All I can do is offer my sincere apologies that you are not happy with the service you have received and offer you my best wishes going forward in the future and can end communications on this matter here, if this is not satisfactory then please see attached the complaints procedure on the next steps for you, Kind Regards

Good luck getting your money back.

We have been renting through Reeds Rains for over two years now. In the meantime we have moved from one property managed by them to another one. Needless to say the move was anything but flawless (they wouldn't consider >100K £ / year as income because I'm employed via an agency and so on).The fun part starts when you ask for your deposit back from the previous property, managed by them. Countless emails, countless requests for updates. Very little back, blaming the landlord and so on. I've agreed to their exit report and everything, I just needed an update from the specialist "moving out team". The landlord personally contacted me this weekend to say that he is trying to return my deposit but Reeds Rains is making it difficult for them to do so. We are going to start legal proceedings but as far as Reeds Rains go:- Asked for who the manager is for the moving out team (no reply).- No complaints or code of conduct policies on their website- Incompetent one line replies basically saying "we are also waiting for an update from the landlord". For weeks.- no support as a tenant. Feeling talked down to despite being a customer for years.I would strongly advise people to seek someone else for their letting needs, be it landlord or tenant. I wouldn't trust them with buying or selling a house either since their process to get a deposit back and move to another property is so shockingly poor.

Excellent Service from Hazel Grove Branch

Selling your childhood home is a difficult and emotional journey. An estate agent you can trust is essential and I can't recommend the Hazel Grove branch of Reeds Rains highly enough. Dean put me at ease from our first meeting when he came to value the property and this has continued throughout the sale process. He and his team have been polite, friendly, conscientious and professional. They've handled the marketing, EPC certificate, viewings, negotiations and survey without any fuss. They've kept me informed every step of the way and made the whole process as painless as possible. I wouldn't hesitate to use them again in the future. Thank you Dean and team.

AVOID AT ALL COSTS!!

The flat was absolutely rancid. Massive problems with hygiene and smell of tabacco and weed from downstairs has also made all my things smell I can still smell it now on things. I complained multiple times to reeds rains and that’s the reason I moved out now they are charging me for moving furniture that was already there! £150!! Dosnt even cost that even if I was liable. £200 for a clean when the flat was filthy when I moved in please find all the complaints I’ve made regarding the state of the flat! End of tennancy clean is £40 not £200. Landlord is money grabbing! The flat was infested with fleas! Boiler broke due to flat having no maintenance ever and I was just constantly ignored! Wouldn’t pay for contents insurance excess when boiler exploded! Please refur to dates on emails as I show how awful this flat was and not maintained, NEVER CLEANED FOR MY TENANCY MAY I ADD still photos of previous tenants in draws! Nantwitch are just clueless, Stephan is rude/ sexist and mansplained regarding the boiler breaking with next to no help provided. AVOID THIS COMPANY.

Selling my Mother’s property as a POA.

I would recommend Reeds Rains. I was amazed on how professional they came across. Tom came to value Mum’s property looking very professional and smart. A good rapport was instantly there. Mum had gone in to a care home and Tom had empathy with my situation and took his time to talk about the value of the house. He proceeded to take photographs which looked very good. Tom was positive the property would sell and there would be a lot of interest. There was a lot of interest, and Tom kept me updated at all times. The other staff are also very professional. I cannot thank Reeds enough for everything they have done. They absolutely are the best Estate Agents, they work very hard and deserve the 5 star review.

House was put on the market in june

House was put on the market in may. Accepted an offer on property in July. We was then offered to use there in house solicitors (oniell patient solicitors )was told it would make things quicker. The buyer was a cash buyer so straight forward. Well here we are in the middle of october and still waiting on sale to go through. All down to the solicitors we was given. Me thinking them been local no they on an industrial estate in Cheshire. Even had buyer calling my estate agents complaining on how slow things are going as they are living in a caravan ready to move in and have been for months. Well its no luxury here all packed up ready to move out. Cooking from camp stove. I would never have taken there advice and used there supposedly in house solicitors. Mental torture. Should not be put under this . Something so straight forward made difficult. Leaving 2 familys in limbo..

Ineptitude, arrogance and dodgy practices.

I used Reeds Rains for two years or so whilst renting out my house in Sheffield. I chose them as I believed (wrongly) that they were a professional company with a good reputation. The work they carried out was to a mediocre standard - they’re essentially a middle person between you and the tenant and take your money for the pleasure. They paid rent when they felt like it. You couldn’t get hold of anyone when you needed to. That sort of thing. Ultimately, you’re fielding phone calls and sorting various bits and pieces out yourself. I’d advise anyone to think carefully about using an estate agent these days to manage their property - especially Reeds Rains. The real issues for me came when my tenants moved out at the end of April 2020. The tenancy was due to terminate on 12th May 2020 and they were technically liable for the property until then. I did not receive my keys back from Reeds Rains until 12th May even though it had been vacated two weeks earlier for this exact reason. Reeds Rains also provided me with documentation and emails confirming the tenancy would terminate on 12th May 2020. I asked them to chase the 2 weeks outstanding rent from the tenants and a further £52 for damages. Now, bearing in mind this money could have all been deducted from their initial bond, Reeds Rains instead decided to alter paperwork and return the full bond to the tenants. I received an email, that had clearly been sent to me accidentally by an employee, which had the exact same wording as previous paperwork confirming the tenancy date ended on 12th May 2020. However, the date had been changed to the end of April. They tried to explain this was an ‘administrative error’ but quite clearly couldn’t be bothered to chase the tenants for the money I was legally owed. Reeds Rains back peddled, passed me from person to person (I must have spoken to 4 or 5 members of staff who passed my case between them). Smoke and mirrors but fortunately, I’m not easily confused. Unlike the people at Reeds Rains lettings. They’re either inept or wilfully lying. Anyway, they waived the money for the final inspection they expected me to pay for… the one where the inspector left lights on overnight. They wouldn’t make up the difference in rent arrears despite it being their error and paperwork clearly being altered after the fact. Imagine this, a company changing paperwork posthumously to meet their agenda. I emailed regularly to chase up discrepancies and money I was still owed - eventually, they just stopped replying. A reputable company failing to pay a customer and then just ignoring them. Great customer service. You can imagine my surprise when in 2021, Reeds Rains were still sending me invoices - despite the fact I’d not been using them for a whole year. I have the emails and letters to confirm my account of their services. Pure ineptitude, arrogance and dodgy practices from this well known company. Avoid.

bad customer service

They have been my estate agents for more than 5 years. I had requested them that I would pay the contractors directly for some works inorder to reduce the price. But despite the fact that they agreed in writing that I will be paying the contractors directly, they still paid the contractors which led to loss of money for myself. There is no one point of contact. They charged me twice for renewal fees in 1 month. Whenever you ask them they just redirect to renewal team, accounts team, local branch, maintenance coordinator.

Uninterested

We were interested in a bungalow they are supposedly trying to sell in Bridlington. There is clearly a garage in the picture of the frontage, but no mention at all of a garage in the information. So we contacted them to confirm the situation, a garage being an essential on our wish list. They refused to say! Were I selling a property in that area I would be looking for an agent prepared to put in rather more effort than these. The seller deserves better.

Landlords in Liverpool Beware!

Landlords Beware!Steer clear of this letting agency in Liverpool. There has been a steady decline in service and leadership at this company over the past 10 years. Expect to never receive a call back or an answer to emails unless it’s to re-market the property. The standard of tenant searching has progressively reduced, culminating in the previous tenants smoking within the property and leaving the furnished property in such a state as to require a complete refurb including fixtures and fittings. The rental has steadily decreased over the years, but expenditure on the same issues are reoccurring on a regular basis. Reed Rains do not manage the property, they merely take the rent. I am struggling to find any positives for this Company, just don’t make the same mistake I did and stay with them when in all reality, I should have left them 5 years ago when the standards and leadership at the Company rapidly declined.

Macclesfield branch are the worst…

Macclesfield branch are the worst estate agents our family have ever come across in 60 years of buying and selling properties in the UK! Reed Raines recommended a conveyor based in Leicester (miles away from us) in November 2020, we had to chase both of them all of the time. Reeds Raine were rude and aggressive, and we’re not working for us, in our best interest (and we were paying their bill). The Conveyancing (Premier Property Lawyers) cost us over £40k by their incompetence and Reed Raines staff were unsupportive to us and had an over familiar interest in selling our property to a family friend. We pulled out at the end of March still unsold, due to both companies inefficiency and unprofessional work. Don’t use Reeds Raine, especially Macclesfield branch.

We were appointed to sell initially by your mother, who we have sold for several times over the past 12 years or so and has been extremely happy with our services over the years. We generated good interest at the start, with two buyers offering, one of which was accepted. There were a few delays during the process, 2 main ones including being unable to find the deeds and the related onward purchase.With the buyer's chain. We believe everything was done within our ability to conclude a sale. As it happened these delays didn't allow the sale to proceed, as we would have liked and it certainly was not ourselves who incurred any costs for you, as we and our panel solicitors operate on a no sale no fee basis.
