GoogleSteal deposit by any means necessary. Property was disgusting on moving in and was cleaned spotless on moving out . Took our deposit anyway for professional cleaning. They made up an invoice when asked for receipt of cleaning. They also tried to charge us for damage present when we moved in. We had actually had most of it repaired ourselves. Also were a nightmare trying to get them round to help with anything but literally switched to treating us like dirt as soon as we moved out. They bad mouth each tenant to the next so they think it's been the previous tenants fault.

GoogleThis company is a total shambles. The owner James is completely inaccessible and the staff won’t do anything without his permission, the maintenance checks are a total joke, they couldn’t even notice a broken tile in clear view, smoking was clearly evident in the property upon the smell, walking in, and mould build up around windows which was clearly evident to the naked eye.
The correspondence time between emails and calls is far too long can be days between.
Don’t use this company they are a nightmare to deal with and caused me some of the most stressful times of my life.

My parents and sister have both used this company for previous lettings. Seemed all ok initially until any issues cropped up which were never dealt with in a professional manner. Unfortunately a lot of stress resulting in my sister having to sell her house.
My parents had a very loyal and brilliant tenant, however Campbell and Dean continuously pressured my parents into increasing the rent payments by 30% which my parents did not want to do to such a loyal and model tenant. This resulted in my parents parting ways with the terrible company. The owner James has no compassion he simply only cares about money. Please use a different management company.. also James is never available to speak to and never in the office. His staff bad mouth tenants

GoogleWe used Campbell and Dean as agents for a house we let. James and his team are so knowledgeable, always polite and courteous, respond quickly to any queries and are very easy to get in touch with.
Their attention to detail is exceptional - reports always contain a good level of detail and accurancy. Inspections are carried out on time and we are identified of any issues/repairs so we can make appropriate financial planning.
They are proactive in identifying issues and proposing solutions which are then carried out on time and within budget. This allowed us, as landlords, to be "at arms length" while still being kept up-to-date.
Communication is excellent - in particulary there are regular updates in relation to new landlord requirements. They have provided an exceptional service during the current pandemic in keeping both landlords and tenants up-to-date with current requirements - we have been really impressed with their communication around this.
In terms of customer service nothing is too much trouble and they always go that extra mile. We would, without hesitation, absolutely recommend Campbell and Dean - James and his team provide a first class service.

They had the audacity of charging for a light bolb, gardening and cleaning service. Took 180£ of my deposit. Claming that walls were not claen. I told then in numerous inspections that the paint in thehouse would come off if i clean it. They still charged me and paid no attention to what i said. YellNot happy with my dealings with this company
We rented a house from this company. A little time after we moved in we found that the exclusive garden area on the description was actually a drying green shared with two other properties. During the course of our tenancy we found that our landlord was also Director of this letting agency a fact that we were not told and which we believe set the tone for much of our dealings with this company. We found mould on the wall of the rear bedroom which was housed in an extension. This was reported to the letting agent in December and nothing was done to remedy it until the following June when the maintenance manager said the rainwater hoppers were leaking but he couldn't see that before as 'the sun was in his eyes'; hardly an in depth attempt to establish he cause of the penetrating damp. In the intervening period we were told that access to the wall in question was difficult and the penetrating damp was actually condensation. Interestingly, a large wardrobe had been placed in front of the damp area, this may not have been an attempt to conceal it but the house was supposed to be unfurnished. During my own investigation of the possible cause of damp I found the brickwork pointing to be in a poor state and missing to a depth of 2cm in some places. Despite photographs being sent to the agent, not only did no action result but receipt of the information given was not acknowledged.Over winter we found that the bedroom temperature dropped to below 4°C on one cold night, as this was to be our son's bedroom when he was old enough we were very concerned and contacted the letting agents again only to be fobbed off. By this time it seemed that the letting agent and landlord were one. The flat roof of the bedroom was leaking but was only refelted after the intervention of our local MSP, the opportunity to install insulation at this time was considered impractical. However, when we suggested that, if the price was right, we may pay the additional cost to install insulation the work suddenly became practicable but as the price was higher than we were comfortable with the work was not carried out. There was eventually an offer to install internal insulation linked to a rent increase which we declined as it would only bring the room to the state it should always have been in. We contacted the Property Ombudsman who found that the agents had a case to answer and we settled for a nominal amount of compensation in lieu of a formal adjudication. Shortly after this we received notice to quit, our baby was 5 months old at the time.All in all, we found that our dealings with this company and in relation to the property in question to be stressful and most unsatisfactory.

GoogleDo not use this company for a rental or landlord!!! I had the most stressful months of my life being a landlord, using this company. No professionalism whatsoever or respect from the cheeky staff and owners. I paid for maintenance checks and i couldn’t believe the lack of standards this company have, my house was absolutely wrecked and filthy. The tenant I caught subletting my house and Campbell and Dean did not care, aslong as they were receiving payment. Extremely slow to deal with ongoing issues regarding rent payment and had no communication skills with keeping me up to date in a timely manner. i constantly had to call or email to ask for updates. Apparently because it’s my property i ‘care’ more. owner James, very cheeky and condescending. DO NOT USE this company.

GoogleRented a property for a few months with Campbell and Dean. The area was rather rough and this was not made obvious even though the letting agency knew since this was supposedly the reason the previous tenant had left.
The place was dirty upon move in day and minimal effort/cost was spent to have it ready for tenants. The place had a lingering smell which I struggled to get rid of, wallpaper that was just painted over (and peeling), mismatched paint on the skirting boards and walls and plenty of other examples. Inventory report had missed several glaring issues with the property but luckily they were accepted and added once I had a look myself. But overall, it was okay and did the job despite the noisy neighbours constantly playing music coupled with thin walls/floors and hearing everything below.
I had an issue upon move in which was sorted swiftly. However, following reports had to be chased up several times to get something done - with some not being addressed until after I had handed in my notice to leave.
Leaving process was fine, or so I thought, as I was informed that I was being charged for damage to something that was already existing upon move in and that they wanted to deduct money from my deposit! Luckily, I had managed to get this disputed and they agreed (following dated evidence) but sadly, a terrible experience and I can not recommend anyone uses this letting agency.

I spot a flat early OCT for rent nearby and I went to see the flat , 5 days later I decided to put an offer forward as per my understand they work on basis first come first get served. Not really ...
They told me the property is gone was taken, fair enough, " weeks later same property back on the market, I get a bit of confused but anyway I was still looking for a rental so I enquired again, they sounds like never answer emails prompt so I attempted to call , spoke to some one that told me they still was showing the property and would pass all interested to the land-lord sounds strange as per what i know first come first would be served, Ok I may have been mislead by some information, , by 11 NOV one monthly later I got a email saying my application was not successful . But I never done a proper application I have not provide or disclosure any financial information , they didn't get enough info to do a credit check, they didn't check my old reference as I was paying over £1200 per monthly in Manchester, So I wonder what would be the principle of decline me as a Tenant? right now I have no idea what the criteria of this agency are.
Disappointing and I hope the other state agency in town is a bit more useful and professional when dealing with rental properties.

GoogleRented a property, wasn't prepared for entry. I admit I was late to view the property but was rushed quickly around by an uncaring agent. I was guaranteed the property would be properly cleaned but the oven was covered in grease, the fridge was dirty and the doors not properly sealed allowing cold air into the property. When I left, it was unfortunately heavy snow but was given no compassion or compromise. I was told i had to vacate promptly even though I couldn't get a removal van due to the road being snowed in. I arranged for a local uplifter to remove items I had to leave after a few days, when his van was empty and notified the office but they refused saying they would remove all the items at my expense. I discovered nobody had moved in for at least 2 weeks and they took several days to look at the property after the snow had cleared so I could have stayed and cleared everything properly if they had been more compassionate. The office manager was very rude and ignorant during any contact and unwilling to resolve the numerous issues until several complaints were made. I would never use the company again and found my time with them very disappointing.

DO NOT TRUST Canpbell and DEAN.I stayed at a property leased by Campbell and Dean, they took photos of the property when I moved in to the property, when I moved out a few weeks later they tried to say I had left lots of damage to to fraudulently try and keep my deposit, fortunately the photographs took by there own staff proved the damage was in the same photos took when I moved in. Then they backtracked and said they will not charge me for the damage I did not do , but should now like £100 + VAT because I forgot to clean out the grill I used in the cooker .Trust stay as far away as possible from this company.

I have been a landlord for 20 yrs and can honestly say with ZERO reservations that Campbell and Dean are the most professional and stress free letting agent I have dealt with. They inherited a nightmare tenant from my previous letting agent and were a complete joy in helping me iron out the problems and issues.They are always quick to deal with issues, polite and professional in all dealings I have had and are refreshingly fair in how they approach both landlords and tenants. I will be with them for years to come, without a doubt.***All previous reviews seem to be tenants not doing things they should or landlords doing what they are legally entitled to do. It's a tad unfair blaming the letting agent for these things, they are just the middle man.***

The worst agency ever!!! They just chose tenants how they want ! We are a young family with 2 children. We live in Sandbanks,Poole.They asked us to come and view one house , so we traveled 500miles with our baby to can have this house , we gave them all information requested about us! On the viewing was so so poor presented everything , no helping at all!!We paid £125 fees to can make a form request for having that house. Nobody said nothing about any programs , about we need to bring original documents to their agency! I founded all this details in one email below. We been to the agency on Saturday and everything was closed.We decided to continue our journey until Monday afternoon to go there and to show more than they’ve asked! I’ve paid £400 for 3 nights and I done my best having this house.Today I have received an email saying their landlord is not accepting us and is a final decision, without any reason!!So so disappointed about them..

They are simply appalling, they deemed it okay to let me live with sewage coming through my ceiling, damp behind the walls, a faulty door that was falling to pieces. If you're looking for a home to settle down in you'd be better building one out of cardboard, it would be more watertight and secure. Listen to my warning and stay away from Campbell and deans.

Evicted us with a 5 month old baby as we had complained the back bedroom was mouldy and couldn't reach above 5 degrees centigrade. It was left mouldy from November 2015 until July 2016. My newborn babies clothes were covered in furry mould - thank you Campbell and Dean. Would only insulate it the back of the house if we paid for it, whether upfront or through rent charges. Told the house was cleaned professionally; it was filthy when we moved in. Told we had a private garden, which was actually a shared garden. Boiler didn't heat the water hot enough, was only changed for a new one after we were evicted. Lukewarm water all the time.Let work men into the house with keys without our permission. One member of staff referred to me as my Husband's "whatever" which we received an apology for after some time. All in all, absolutely shocking service.

GoogleI had a relatively untroubled 15 month tenancy with Campbell and Dean and considered them to be fairly responsive and reasonable despite a number of issues with the flat. This all changed when I moved out and sought to have my security deposit returned.
When I moved into the property it was not in a clean condition, the rooms were dusty and the carpets were dirty. The white goods were mouldy, the toilet was broken and there was glass on the floor of the hall. In addition to this the heating was not working and I was unable to get in contact with them on their emergency number. This was January and the first night I spent in the flat was absolutely freezing.
On my returned inventory I stated the above problems and was assured that they would not seek to have the flat professionally cleaned on my exit. This was a lie and they did and they are now looking to recover a substantial portion of my deposit. Their complaint handling procedure is a joke and once you have stopped paying them money they treat you like dirt.
I would not recommend entering a tenancy agreement with Campbell and Dean and if you do be sure to document any issues with photographs. I was a model tenant, I paid my rent on time, did not damage the property and left it in a better condition than when I entered and I have still been treated badly.
If you are a landlord looking to use Campbell and Dean I would be very careful as you may end up with severely dissatisfied tenants. I would also add they are incompetent and unpleasant and their methods are textbook examples of sharp practice. I would go with one of the larger agencies for a more reliable and accountable service.

If you make any complaints about your rented property be prepared to receive a notice to quit . Also be aware that this company believes it's ok to enter your rented property when they choose without warning and they think saying " we sent a letter" is acceptable ( which was never sent) They also use some shady maintenance cowboys who think that when an oven has broken seals and scorches surrounding units that this is "safe" to use and refuse to fix it . Deposits are never retuned in full either they'll conjure something out of thin air and hit you with a fee . They evicted me just for complaining about safety issues DON'T RENT FROM THEM
