As a buyer, my initial views of this agency were amazing. We dealt with Emma and Dawn who really went the extra mile to secure a sale on a property. Unfortunately, things didn’t go to plan because the initial marketing information wasn’t fully clear, and numerous legal issues arose during the sale in respect of access, parking and rights of way, which should have been much clearer before we committed to a purchase. Ultimately due to numerous issues and a difficult seller it led to sale being cancelled, with wasted legal costs, searches and survey costs. Buyers beware, if you are looking at any older property (especially Cottages or Barn conversions in West Raynham) get a full buildings survey completed on a property, check you have proper legal rights to access around the entire property and lastly check if any of their clients are using Hayes and Storr solicitors, and if they are, run a mile …. don’t waste your time - they are a nightmare to do with and just prolong a sale, unprofessional and incompetent. We are now having to address matters via the complaints process and ultimately the property ombudsmen, estate agents have responsibilities to buyers as well as sellers.

The team in the Fakenham office are absolutely the best estate agents I have ever used. Throughout a torturous sale and purchase with a long and very volatile chain, Emma, Kate & Paul kept me fully informed every step of the way. Nothing was too much trouble and without their support and guidance I seriously doubt the move would have ever taken place. When we hit snags, and on occasions significant obstacles, they worked their socks off to find a way through. They consistently went above and beyond to provide truly outstanding service, always with good humour and courtesy; I highly recommend them.

Following a less positive experience with an agency that wasn't really understanding of the area or property we came to Belton Duffey following positive word of mouth, and we're glad we did. Far superior property particulars and photographs compared with those of other estate agents. Low commission taking into consideration the service given, the speed of our sale and the much higher final selling price Belton Duffey achieved for our much loved family home. Staff are fantastic, highly professional, friendly and get the job done fast and efficiently. Couldn't recommend them highly enough. Make early and more frequent visits to let homes under their management. In my case an initial visit after 3 months found the tenant had done a runner after overcrowding the cottage with 6 or more people, burned curtains, broken lamps, left a filthy greasy kitchen and rugs/floors, dumped junk and piles of unpaid bills. What kind of landlord references did Belton Duffy get for this tenant??
