I would strongly recommend that landlords carefully consider whether Flatfair is the right deposit scheme for them. I submitted a claim for £1,440 following a tenancy of approximately 3½ years, supported by the checkout report, invoices and other evidence. I accepted that fair wear and tear had to be taken into account and deliberately limited my claim rather than seeking to recover all of the costs I had incurred. The claim was ultimately rejected in full. My biggest concern was that an interim inspection report from 2023, which formed part of the evidence submitted, recorded the property as being in good condition during the tenancy. Despite this, the adjudication decision placed considerable weight on the absence of a check-in report from the start of the tenancy and awarded £0. I appreciate that adjudication has to be evidence-based and that the absence of a proper check-in inventory was a weakness in my case. However, I was disappointed that the 2023 inspection evidence did not appear to receive meaningful consideration when assessing whether deterioration had occurred during the tenancy. As a landlord, I found the outcome extremely frustrating, particularly having incurred considerably more in remedial costs than I was actually claiming. Following this experience, I would personally prefer to use a traditional deposit scheme in future and would advise other landlords to carefully consider the differences before choosing Flatfair.

Flatfair Reference Number: 74316 Terrible experience as a landlord. Mis-sold by our management company, this is anything but fair. Still in the process of repairing house from significant damages by tenants. Having claimed 3840gbp with total repairs costs now exceeding 6000gbp and a lot of time. Flatfair refused any discussion or appropriate appeal. There was a simple adjudication on the basis of fair wear and tear with a landlord not entitled to betterment and a final 1346gbp award upheld with no further rights as we had been duped into their t&C's. My house was significantly damaged by two tenants that treated the property as a hmo for multi-generational living and invited their wider family to stay. During the tenancy we had to pay a huge sums after they blocked the sewerage with baby wet wipes and flooded the downstairs apartment forcing our Ukrainian refugee to leave. They also stopped paying their rent. This we could not claim through flatfair at all. There was a checkout report for all the other damages and very obvious photo evidence on everything. Flatfair negated everything. I had a cracked bath that needed replacing from a dropped shower head. Broken windows from forcing the mechanism. Holes in walls. Stickers on walls. Holes in carpet. Damaged fridge. Different paint used to cover up splattered on almost every wall and drilled holes poorly filled in. It took a massive and costly redecoration. The list goes on. Terrible system heavily weighted to tenants and excuses the management company from any liability. Avoid. Intermediary companies like this have no right to exist, management company should do their job. Flatfair will try to get this review taken down or refute it as they clearly do not want to support an aggrieved landlord in any way

Hi, Thank you for your review. I’m sorry to hear how strongly you feel about the outcome, and I do understand that dealing with end-of-tenancy damage can be stressful and time-consuming. We have reviewed flatfair reference 74316. The claim submitted for adjudication was £3,890, and the adjudicator awarded £1,346.49. This was not a blanket rejection of the claim. The award included £384 towards the damaged bath and £962.49 towards cleaning, window cleaning, appliance cleaning, garden tidying, stair carpet damage, décor issues, carpet protectors, microwave surround repair, toilet roll holder repair and replacement light bulbs. The reason the full amount claimed was not awarded was not because flatfair ignored the evidence. The adjudicator had to apply the same core principles that apply in a traditional deposit dispute: the landlord must evidence the condition at the start and end of the tenancy, prove the tenant’s liability, evidence the cost claimed, allow for fair wear and tear, and avoid betterment. For example, the bath claim was made for £1,890. The evidence included a lower cost of £640 for the supply of a bath and taps, alongside a higher internet example, but it was not clear why the higher figure should be used. The check-in report also recorded that the bath was already scratched at the start of the tenancy, although no crack was recorded. The adjudicator therefore accepted that damage had occurred during the tenancy, but awarded 60% of the evidenced lower cost rather than the full replacement amount. For the wider £2,000 claim, the adjudicator accepted a number of items and made an award. However, the full amount was not awarded because the costs were not individually itemised for each issue, the evidence submitted did not clearly support the full £2,000 claimed, and some matters were not sufficiently identified in the check-out report. On cleaning, the adjudicator also had to consider that the check-in report recorded the property as being in the process of being cleaned, but the final standard achieved at the start of the tenancy was not clearly evidenced. That meant a full deep-clean award could not fairly be made. We appreciate that you say your overall repair costs were higher than the award. However, adjudication can only award compensation for the charges submitted, evidenced and proven within the process. It cannot simply reimburse all later repair or refurbishment costs where those costs go beyond what the evidence supports, or where the legal principles of fair wear and tear and betterment require a reduction. We would not seek to remove a review simply because it is critical. We do, however, think it is important to clarify that the claim was assessed through an evidence-based adjudication process, and that an award was made where the evidence supported it. I rented a property through Arden for over four years and can highly recommend them. Any issues I experienced in the flat were always dealt with promptly and professionally. All flat inspections and maintenance visits were announced well in advance, and whenever a scheduled date was not suitable for me, there was never any problem rescheduling. Throughout my tenancy, the agency was reliable, organised, and easy to communicate with, which made renting through them a very positive experience. Morag was my first point of contact within the Arden team. Every time we met or spoke, she was always friendly, approachable, and professional. I have no hesitation recommending Kings. They provided an excellent service selling my property. They had a lot of challenges when trying to sell it as a result of the tenant being uncooperative at times, not allowing viewings and being argumentative at times. However, the Team at Kings, in particular Doug, Riley and Georgia, maintained a professional approach providing the tenant with reassurances about viewings and helping to maintain an effective communication with the tenant. Absolute 10/10 experience with King Estates! My partner and I were first time buyers, so we were definitely a little bit lost when it came to this whole process of buying a house. For our viewing, we had lovely Tom who was very professional and knowledgeable about the property. He answered all of our questions/queries swiftly, which was really nice since we had a very different experience during the previous 6 viewings! Contract was sold to global4 despite multiple attempts to prevent it. Have had hidden fees added to my account for multiple months and have managed to open out of them now. Finding it insane that companies can verbally lie to customers (in-person so no phone recording) co-erse them into signing a contract and then reveal the truth afterwards.

We bought our first home last year and we had the absolute pleasure of James being our estate agent. We cannot even put into words how wonderful and helpful James was throughout the whole process from when we first called to view the property right until we got the keys and beyond. We had heard horror stories about buying houses etc so we were very anxious going into this, however, James settled any nerves and was always on hand with information and guidance, he has completely blown us and our families away with how lovely and supportive he was. Even when James was on annual leave, we were told in advance and handed over to the lovely Craig who was just as helpful and informative. James dealt with our many viewings and family members who wanted to come and see the house! The care box on completion was also such a lovely touch and we have left the process with James and Ewe Move feeling incredibly positive and cared for. We’ve been living in the property managed by Arden for almost 7 years and only had positive interactions with the agency! Whenever we’ve had (the occasional) issues, they did their very best to remedy it in a timely manner. It is clear that they have their clients’ best interest and always look to keep their tenants happy. Their friendly staff and professional sub-contractors have made our home-living lives stress-free, as we can always count on Arden to fix any problems that may arise, day or night. We will be forever grateful for them negotiating with our landlord to freeze and discount our rent for a few months during the incredibly difficult time of the pandemic back in 2020. For us it meant the world! In the 7 years we’ve been living in the Arden managed property, Malcolm Brown has been kind of like our ‘own agent’. It’s really wonderful that we have a personal agent, as they get to know you on a personal level and really understand your needs. From the very beginning, Malcolm has been very friendly, approachable and kind. All throughout our renting process and tenancy he’s been incredibly helpful and made the whole process very smooth and clear. Malcolm is always very polite, professional and respectful and responds to emails promptly. I took out a no deposit scheme with Flatfair via my property management company and I deeply regret it. I was sold on the concept of ease and straightforwardness for both landlord and tenant. If it glitters too much it's definitely NOT gold. Their service seems to work - until you actually do end up with rent arrears and damage left in your property. Despite the tenant admitting to the damage and rent arrears via the platform, Flatfair refuse to payout according to their own policy. Apparently I have to escalate the issue via alternative channels first. Flatfair - specifically Dean - having first acknowledged the situation and the mistake made on their part, have resorted to ignoring my emails completely. It has been a 6 MONTH ordeal going back and forth with them since the tenancy and agreement ended. My next step besides a formal complaint to the Property Ombudsman is to take them to court. A service that doesn't work when things go wrong simply doesn't work. They're no better than any other bad insurance company. AVOID!

Dear Ugorji, I’d like to apologise for the delay in resolving your end of tenancy case, we appreciate that this could have been resolved more efficiently Our platform provides the ability for tenants and landlords to negotiate end of tenancy charges directly so all parties can agree on the final amount owed. In this case the negotiation was successful with agreement between you and the tenants for total charges of £5,250 (with £3,500 of this being rent arrears). Having become aware that you also had rent and legal protection, we made enquiries to find out how much of the arrears your insurer had already covered and as this amount exceeded the agreed owed rent arrears on the case, you were informed that the case would progress with flatfair only for the remaining damages charge. We are aware that in fact you submitted the charges incorrectly (not including the full amount owed by the tenants, but instead submitting the amount unpaid by your insurer) and you also accepted a reduced figure through negotiation with the tenant. We also note that you submitted the charges outside the 28 day deadline from when the tenancy ended. When an insurer is involved, we treat the case the same way as it would work if a deposit was involved (in terms of the invoice amount for the tenant and therefore the amount that we’ll attempt to collect on your behalf). If a deposit was involved, this would be retained and any arrears beyond this would be picked up by the insurer. We have generously opted to give you the best possible outcome from the scenario above. We have opted to ignore the late submission of the charges and also ignore the submission error, meaning we will take collection responsibility for and send you a landlord offer for debt purchase of 5 week’s worth of rent (£2019.25) replicating the outcome if you had held a 5 week deposit. You should receive this offer by the early part of next week and if signed promptly, you should receive the amount quoted by the end of the week. Awful Company to deal with, moved out and was given £1200 additional charges which was nearly one months extra rent! They quoted costs for cleaning, gardening and damage to property which was totally unjustified.They even harassed us daily for payment which was very stressful as we were on holiday at the time! We have rented a few times before and was never treated like this. House was left clean and tidy and we could not understand the additional costs. Went to an adjudicator in the end and £500 was taken off bill. Decided to pay them as did not want to be taken to court. Very disappointed you have been warned 😞 Just had a response back below. Totally disagree with the comments made, the charges were totally not acceptable. And I find it extremely rude that they have stated that we left the property in a bad condition which it was most definitely was not. Not happy.

As there was no agreement via the negotiation process between yourself and the managing agent (on the landlord's behalf), the case was sent to adjudication for a final decision. The adjudicator reviewed every charge in detail against all of the evidence provided by the parties involved whilst also applying tenancy law appropriately in order to make the final decisions. Having now reviewed the detail of the case along with the detailed and clear report provided to you by the adjudicator, I can't identify an error with the outcome. Though attempts were made to clean the property at the end of the tenancy, it's clear that the standard of cleanliness was significantly lower than at the start of the tenancy. Also, even with fair wear and tear considered, the garden wasn't returned at the level of maintenance required.
