Completely misrepresented a property I travelled 1.5 hours to view whilst pregnant. Agent didn't even bother showing up, no doubt because of the disgusting state of the property. Have reported them. Scam agency. Edit: Since the company has decided to respond with a host of lies, to clarify: - There was NO mention in the ad as to how long ago the pictures were taken and the state of the property was not once explained to me or my husband on our enquiries. This is completely fabricated. There was also no mention of returning the property to any sort of condition before tenancy. Considering the property was advertised as "immediately available", when did you plan on gutting that kitchen that was filthy with broken cabinets, and damage throughout? Or the MOULD onto the bathroom ceilings and living room floor? We didn't even bother looking at anything else in the house as the stench nearly made me sick. - We arrived ON TIME. My husband called repeatedly and no one showed up. You knew exactly what you were doing. - My husband did call your company in anger because (i) we had waited and waited for no one to show up and (ii) you had me, his pregnant wife, travel nearly 1.5 hours to that disgusting property that you know you misrepresented. Your "colleague" was equally rude with no explanation for the points my husband raised, NOR any mention of any agent being "en route". Try and take the high road all you want, your company is a farce and judging by the lies in your response, you will not actually take our feedback "seriously" at all.

Thank you for taking the time to provide your feedback regarding the property viewing. We would like to clarify a few points. The photos of the property that you viewed were taken approximately six months ago, at which point the property was in excellent condition. Unfortunately, the previous tenant did not maintain it to the expected standard during their tenancy, which has resulted in the current condition. However, we made it very clear that the property would be restored to an immaculate state before the start of any new tenancy. With regard to the timing of the viewing, our colleague was en route to meet you at the scheduled time. It appears that you arrived earlier than agreed, which is why no one was present when you arrived. Finally, it is disappointing to hear that the interaction did not go as professionally as expected. Our colleague reported that, when attempting to explain the situation, both you and your husband responded in a manner that was rude, abusive, and highly unprofessional. Such behavior is unacceptable and does not foster a constructive dialogue. We take feedback seriously, but we also expect mutual respect during all interactions.

I strongly do not recommend Urban Housing Limited. They deducted almost half of my deposit and charged me for repainting the entire property because of a few tiny spots, which I believe was completely unfair and excessive. We cleaned the entire house thoroughly before handing back the keys, but they still deducted money for professional cleaning. I don’t believe these charges were justified. Their customer service was also very disappointing. They were unhelpful, dismissive, and made me feel as though even speaking to them was an inconvenience. My experience was stressful from start to finish. If you’re thinking of renting through this agency, make sure you take detailed photos and videos of the property when you move in and when you move out. Based on my personal experience, I would not rent through Urban Housing Limited again.

I had a very disappointing experience with Urban Housing Ltd. Before moving out, we spent a lot of time cleaning the property thoroughly. We repainted the walls and made every effort to leave the house in good condition. Of course, there were a few very small issues, such as some minor carpet stains and normal wear and tear, but nothing that justified such a huge deduction. Despite this, Urban Housing Ltd deducted a significant amount from our £800 deposit. They charged for things like repainting the whole property because of tiny marks and even deducted cleaning charges, even though we had already cleaned the entire house ourselves before handing over the keys. We understand that reasonable deductions can be made for genuine damage, but charging such a large amount for small issues felt completely unfair and excessive. I would advise anyone renting through Urban Housing Ltd to take detailed photos and videos of the property before moving in and before moving out. Based on our experience, you may face unexpected and unreasonable deductions from your deposit.

Urban Housing, Handled by Jag Extremely poor experience with Urban Housing, specifically with Jag. I enquired about a property and expressed strong interest, clearly stating my timeline and willingness to come to a mutual agreement. Despite multiple follow-ups over the course of a week, I received no meaningful updates. Each time I called, there seemed to be little understanding or clarity on the situation. Communication was inconsistent, vague, and dismissive. I was even open to reassessing my budget, but the lack of professionalism and basic customer service made it impossible to proceed. Eventually, I was met with a brief and unhelpful message, offering no explanation for the delay or lack of follow-through. Overall, the process felt careless and unprofessional. I wouldn’t recommend this agency based on how my enquiry was handled.

I’ve worked with several letting agents over the years, but Urban Housing truly stands out. Their service is efficient, transparent, and tailored to landlords like me who value reliability. They took care of all the paperwork, found quality tenants, and handled everything professionally from start to finish. Couldn’t be happier with their support!
