We absolutely love our new Hopkins Home - Alconbury Weald. Lovely development with fantastic new builds!! Hopkins are a pleasure to deal with and have very high standards, which we cannot fault. Any snags have been - or are in the pipeline to be - corrected. Hopkins Customer Service and Customer Care are outstanding and the Alconbury site team including Ben, Peter plus Mandy have been amazing. Everyone who has visited our new home mentions just how gorgeous the house is. Well Done Hopkins 👏

High quality builder with a very human face!

It is well-known that this company builds quality homes, but I want to highlight the quality of their staff in the purchase process.I unexpectedly fell ill during the period of the initial 6-week reservation contract and feared I would lose the home I wanted. But although the company works to a clear and strict timetable (for the benefit of both parties), they were willing to extend this and we are now working toward an exchange of contracts in the very near future. Lauren Adams from the sales team has been especially helpful since my first contact. She is a brilliant ambassador for Hopkins Homes.

Hopkins Homes sales get the positive reviews ... the houses?

Positive reviews are from customers caught by sales teams; attracted by the marketing lures. Negative reviews are mostly from customers who have completed, and are left chasing customer "care" to repair construction defects.It does say an awful lot, doesn't it?Are the positive reviews of Hopkins Homes houses, or reviews of sales people being awfully nice to customers in order to sell new builds?If you do decide to risk buying off plan, make sure you get everything (literally) in writing. I would suggest not believing any of the glib marketing claims, statements and the pretty coloured images. And evidence to date is that the after sales service is pretty much non-existent:Hopkins Homes claim that "any issues will be dealt with in the first 90 days". I consider an intentionally misleading statement by the company. The customer "care" response is that NO (I repeat NO) cover is provided in day 1 to 21. Day 22 to Day 90 you have 1 (I repeat ONE) opportunity to submit a list of of defects (whether or not the customer "care" takes action remains to be seen). Day 91 to two years you are reliant on the company fulfilling its obligations under the buildmark warranty purchased for the house, and most items are excluded.In theory, the site manager takes on responsibility for addressing construction problems in the first 90 days. But this relies on a site manager - who was responsible for issues in the first place - being willing or able to address problems. This is clearly a flawed assumption. In fact the site stated to us we should send the defects to the customer "care", and the customer "care" rejected the claim (in line with the company's NO cover is provided in day 1 to 21, and ONE submission ONLY is permissable in day 22 to 90 policy). So I would suggest the real answer to the lack of customer "care" response is actually NO, NO cover is provided by Hopkins Homes in the first 90 days after completion. Unless, that is, you are either willing to gamble on no construction defects become apparent in the day 22 to 90 (if you submit a defect on day 22) or are so desperate to get issues resolved that you are willing to give up the chance to submit a more complete list of defects.As Hopkins Homes refuses to provide cover in day 1 to 21 (I think in breach of the buildmark warranty), and gives ONE opportunity to submit a complete list of defects in day 22 to 90 to seek repairs for defects (also seemingly in breach of the NHBC / buildmark warranty), I am not sure whether customers can rely on Hopkins Homes to provide the promised warranty in day 91 to 2 years.Unlike buying "second hand" you do not get to see the quality of what you are buying before you pay for it. But you are charged a premium for not seeing what you are buying before you pay. And, if you read the NHBC standards and the deviations from best practice that are tolerated, you may realise why developer builds in the UK are frequently so badly built. There is very little protection for the customer, despite what the NHBC state.

Celia covering at at George's Place

Celia covering at at George's Place, Sprowston was our first contact and very helpful to us and went through the choices already picked and took us to site where build ongoing. Next visit we met Shaun Tate who went through all the paperwork explaining what was what with the house and surrounding areas and we reserved our property. We also met a man on site another time who told us where the garden boundary was. All of them a credit to the company. Hopefully a move in a few months.

AWFUL COMPANY

I feel very upset to be reviewing this company but feel i need to to try and help other people not to make the same mistake.I bought my home in 2020 and i am still waiting for my snags to be completed.I have been in touch with the customer care department so many times and even had the manager out to my home twice who asked me to trust her this was almost 12 months ago.I was told there would be no point in me trying to contact anyone higher than her as it would be passed back to her.This company is absolutely disgusting.When you walk into the sales office they will tell you everything you want to hear.When they get your money they will not want to know about the problems you have with your house.My advice is to not buy from them.Heartbreaking when you work so hard to buy your dream home.

Jacqui and all of the site team are the most incredible, friendly and helpful people I've worked with.As someone buying a property for the first time everything was very daunting and there was nobody more reassuring than Jacqui and making sure everything was moving along and chasing all the relevant people every step of the way. Everything about the property is clearly thought out. There is clear effort in the detail and the site manager (Jason) clearly has pride in his work. If something isn't right they want to know so they can fix it. Even the smallest of snags seen when moving in should be corrected in their eyes. Couldn't recommend Hopkins Homes more, even walking around our housing estate they are building everything is done for a reason and very well thought through.

A tale of 2 halfs

We are looking to buy a new home along the A14 from suffolk to norfolk. Had seen hopkins houses online so wanted to see what they were like. On sat we stopped at the needham market site and met Will who was so helpful and friendly, we didnt have an appointment, but he went out of his way to show us all the properties he had, we fell in love with both the houses and the site and had we been in a position to buy this weekend could have been very close to buying an available property he had.Forward to yesterday and the thetford site and a very different experience. As we have family in the area, this was a site we are very interested in. I had emailed Elenor at the site a few times to discuss our budget, time line and what we were inerested in. We booked an appointment to discuss the houses and view a few different styles she had available.We turned up at the appointment time to be greeted with an uninterested sales person. Told she couldnt show us anything as they had all been sold. We even told her we had upped our budget by 50k, still no interest. Told us we could view the show house, gave us some house details of what might be available in our timeline, and then pretty much ignored us.This has put us off hopkins houses if the presales care is this bad, i dread to think what aftercare is like.So we popped down the road to the taylor wimpy houses on same development and had a much better experience and will now be purchasing from them.

We are buying the only bungalow on the Indigo fields site Lavenham my wife and I are looking forward very much to moving in and starting the next step in our life . Jan our sales consultant has been very helpful and has tried to accommodate our requests to view our bungalow on a very busy phase of of our bungalow development. We have viewed our bungalow twice and are looking forward to meeting Jan on Saturday to visit bungalow for mass measuring up session and seeing progress in the bungalow . John and Alison at woodland rise have been awesome

We bought our home in November 2020, we couldn’t be happier with our purchase, the quality of the house is first class and the community within the complex has been excellent and really helped us settle. Excellent service and lovely houses

The purchase process has been really smooth. We love their houses. Mandy, the sales manager at Alconbury weald has done an amazing job, she is super efficient and helpful. She has been there -above and beyond - in every aspect. She replies to our requests promptly and always answers questions (even the silly ones) in a very professional manner. Diligent and great customer service…

Diligent and great customer service during all the purchase process and after completion. We took advantage of the Assisted Move scheme whereby they expedited the selling of our house while our chosen plot was reserved for a very small deposit. It only took 2 weeks to find a buyer for our house and Hopkins paid the state agents fees, which was in excess of 4 thousand pounds. We always felt at home when we visited the Sales Office, particularly thanks to Sharon, who always went above and beyond to resolve any issues arising and to accommodate our needs. It was an absolute pleasure to deal with her and the Hopkins team. Moreover, in my experience after one year living in our new house, the post-sales service has been very responsive and we are very thankful for that. We couldn’t be happier.

Settling in our new Hopkins Home at Aldringham

After a long and difficult sale and purchase of our old and new houses (through no fault of Hopkins ) my wife and I werea little shattered on arrival at our new Hopkins home,especially as removal was 150 miles.We were greeted by the ever smiling Carol,sales supervisor and shortly afterwards by Adam the site manager.Over the next couple of weeks they went out of their way to ensure we settled in quickly.A few minor defects we noticed were quickly fixed. The operationof the central heating,the hot water system,the cooker and hob,and the alarm were all carefully explained.Adam explained things at our speed;we were not rushed.Carol was a fund of all things local,and gave us a lot of help with local knowledge.We love our new home,and the standard of finish is excellent. Thank you Carol and Adam for helping us settle in.

We complete on a Hopkins Home house in January 2020. Sharon Stone was marvellous and answered all our questions. She was incredibly knowledgeable, and on the rare occasions when she did not know the answer, quickly found it out. The whole of the Hopkins Homes team was very good, but Sharon, in particular, gave the impression that nothing was too much trouble.We had a few very minor issues, and they were all fixed as quickly as possible.The site is obviously still being completed and we are all really impressed with the workers on site. One year later ...

We have lived in our beautiful home for a year now. Our journey started with Sharon who was fantastic from first enquiries to completion. Sharon made the buying process a smooth one and was always happy to help despite my many questions! After moving in there where ongoing issues with our home including a problematic leak, however the site team continued to work with us to ensure it was fixed. The site team were super and genuinely did all they could but communication with them was problematic as there is no direct number or email address. All in all we love our home and would recommended Hopkins, I think we were unlucky with our issues after moving in.

Excellent build and best sales

Moved into our Hopkins Homes in Feb 2021 and couldn't be happier. Pre-purchase, the sales agent, Ann Wilson, couldn't have been nicer or more helpful. Everything was explained clearly and she made sure we understood the process, including things that you normally find out after moving in. We'd previously purchased a Charles Church (CC) home (big mistake) so we were wary of another new build. However, Ann's open and informative sales style convinced us to go for it. Now that we are in the build quality is miiiiiles better than CC and the house is soooo much warmer. We see Ann Wilson most days as we live near the show home and she arrives ages before her official hours and leaves late too. We'll done Hopkins Homes for employing such an honest, genuine sales agent.

Avoid Hopkins Homes

Alconbury Weald - do not buy from Hopkins HOMES!Where do I start, we have been in our house for just over 2 and a half years. We brought it new from Hopkins for just under £400K.Hopkins homes aftercare is the worst I’ve ever experienced, we’ve had an electric point over the bath meaning we couldn’t bath the kids for 3 months! The electrics don’t meet regulations, the windows are damaged, the drains are blocked and the boiler is now now working as the condensation pipe doesn’t run where it is supposed to and is blocked.I’ve asked Hopkins for help as we’ve only been here just over 2 years and basically I’ve been laughed at. Alconbury Weald is amazing but I strongly recommend you avoid Hopkins and go for one of the other developers!!!

Hopkins Home (Sprowston)

We have a pleasant experience with Hopkins Home so far. Shaun from Sprowston has been so helpful and effective throughout the whole process. We came here and bought our house from Hopkins in Feb 2020 and then returned to Hong Kong. Due to the lockdown, our plan to move over has been delayed and exchange of contract was done in May which we weren't even here. Shaun did so well in his job by keeping us updated on our house from time to time. He walked us through every steps and sent us pictures. They have been watering the grass and having it cut every two weeks to keep our back yard nice and green. We finally came here in Nov 2020, though there're some other problems we found after we moving in and still waiting customer service to sort them out. Overall, we are happy with Hopkins Home especially the passion and patience Shaun has on his job and to his customers.

I would like to say how great Kathryn Fox at the Heronsgste site in Blofield has been.From our first contact with her she was so very professional, attentive and helpful.Having been shown round a couple of properties she was able to answer our questions and gave us a great feel about the place.Having decided that we wanted to proceed with the purchase of a wagtail, we were waiting for confirmation from our mortgage provider and during this time Kathryn kept us at ease and updated throughout.Once we had confirmation of our mortgage Kathryn was extremely efficient in getting the property reserved for us and ensured the process was smooth and stress free.Kathryn certainly knows her stuff and is a credit to Hopkins and deserves recognition for her hard work.Kind regardsJon Peach
