TrustpilotAVOID Hopkins Homes at all costs.
AVOID Hopkins Homes at all costs. You will struggle to find good reviews from those who have moved into one of their houses.Their customer care team do not respond and the repairs are not carried out in a timely manner or to a good standard. I have been without a shower for over two weeks with empty promises of when it will be fixed (and it has been leaking for over 6 months, causing a huge amount of damage). I don't have anything good to say about their builds.

TrustpilotIt all started so well … beware new buyers!!
I’m a resident on the Melbourn Kingley Grove estate. Moved in 15 months ago. Started off well but the customer care in the last 6x months from Hopkins Homes has been appalling. Broken doors not getting fixed, supposed “wild flower meadows” in the estate left as rubbish filled wastelands, dying lawn areas because they are laid on rubble, rubbish constantly blowing in from the messy site areas - all of which never gets resolved. Beware new buyers!

TrustpilotI feel like the experience has been average, currently wouldn’t recommmend
I feel like the experience has only be ok, not brilliant and not something where I would recommend or rave about. Considering the amount of money that is being spent I would feel that there would be better customer service. We have felt rushed, a little bit of pressure and constantly told the chances of us losing the house. We had a lot of calls with the woman regarding the house and it did feel like the goalposts changed each time. It got to the point where we were going to walk away if they changed it again. I have several friends who have gone through the process of purchasing a new house and they have given better stories. I’m a bit disappointed and hope the rest of the process is better. Everything seems amazing but definitely wouldn’t recommend the customer service.

TrustpilotShocking customer service
Shocking customer service, once you have bought the house and the first few weeks have passed they no longer care about you. I have been waiting well over 6 months for by back door to be fixed, the back door has a big crack and does not lock. They initially refused to do anything about this until I had to literally get the warranty certificate and shove it in their face. Now I just receive apology after apology and excuse after excuse over why they havnt been to fix it yet. Claiming there is a shortage, despite their clearly being enough doors for all the new builds going up around me!

The whole process was professional and thorough. Jordan was well prepared on the day we reserved the property, knowing that we were pushed for time. However he went through all the documents so that we fully understood all aspects.

TrustpilotThe worst customer service I have ever…
The worst customer service I have ever dealt with. We moved into our new £650k ‘dream’ home 6 months ago. The heating didn’t work…and it was the coldest two weeks of the year. The temperature inside the house was just 7.5 degrees. In fact it was so cold that we had to get the ambulance out for my partner who suffered the most severe asthma attack. It took over 3 weeks for Hopkins to come and fix this. No offer of a hotel but instead a complimentary loan fan heater..for a 5 bed house..!! Six months on…we are still waiting for 7 new downstairs doors…as the gap from the bottom of the door to the floor is 30mm. We were promised these months ago..and despite several emails to customer services…not a single update on why they’re not ready. How can you get it so wrong..??And it doesn’t stop there. Our garden was literally a lake whenever it rained. Hopkins just didn’t want to know. After months of ‘fighting’, taking pictures, recording the rain fall, they finally put French drains in. But…I even had to tell them to come back and repair the fence..!! They still haven’t finished the rest of the job either..!! On speaking with the ground workers…they acknowledged when building the house that their diggers kept getting stuck because of the poor drainage. So they were told to remove tons of wet soil and replace with dry soil hoping that we wouldn’t notice. Just shocking..!!But the worse is I had to cancel some garden contractors…as Hopkins simply failed to show up on a date and time agreed to out the drainage in. No phone cancellation call…no apology…nothing..!! It cost me in cancellation fees and Hopkins are not interested in reimbursing me. Without doubt the most unprofessional business I have ever dealt with. In addition, Hopkins are fully aware of my personal battle with cancer, and they are treating me like crap. I should be focusing on my health, and instead I’m continually trying to resolve issues that have been going on for months. What a shocking and disgusting way to run a business. Hopkins you should be ashamed..!! I have repeatedly told Hopkins about these issues…and they just aren’t bothered.I can honestly say that I have never dealt with a company with such a shocking and disgusting customer service operation…and I will now be taking further action. My patience has gone.

TrustpilotBought at St Geroge's Place
Bought at St Geroge's Place, Sprowston. No question was annoying even though I asked quite a few. Shaun made it very easy and was extremely organised. High quality workmanship and site manager explained everything with ease. I would recommend.

TrustpilotPoor performance in after sale service
I brought my house nearly 2 years ago and initially the after sales service was very friendly and they resolved the small easy issues. When it has come to a roof trim falling off after 3 months, nearly 2 years later they still have not replaced it. The customer service constantly say someone will be in touch, but not once has anybody tried to resolve the problem. I now have to go to NHBC to sort such a simple replacement. Considering I'm still on an active building site I consider this incredibly poor service.

TrustpilotTypical brillant sales shoddy aftercare
Our house is beautiful, I really love the property. However, the aftercare is appalling. I first raised an issue in January, I had to chase this for 6 months before anyone came out to assess the issue. I am still waiting on this to be booked in to be rectified, despite numerous chases. Unless I contact to query what is happening, I will not hear anything back. After first reporting in January, I did not hear anything till April when I chased. It is clear that once the sale has gone through you are no longer priority. I saw another review regarding the paint and can also confirm the quality of the paint throughout is shocking, you just so much have to touch the walls and the paint comes off. Here's to hoping after this review my issue may be resolved? Not holding out though.

TrustpilotFastenings ( cupboard )
I love the house, but unfortunately, when a complaint was made about the cupboard, the lady said that it was definitely my fault that the cupboard almost broke off the wall . I added a video that the fastenings in the wall were not made correctly, since then I have not received any more answers, I am disappointed with the customer service after buying a house. I can ADD ONLY THAT I HAVE SMALL KID AT HOME , SO WHERE IS THE SAFETY !!!!!!!!!

TrustpilotNew Home Owner at Mill Grove
I moved into my new home in the middle of May 2021 at Mill Grove after a relatively painless process, in the main, thanks to the Hopkins on-site representative Jacqui Spicer. The house was immaculately presented, with quality fittings throughout and beautifully decorated. I’ve looked at several Hopkins developments, all of which seem to get a nice variety of houses in interesting and mixed layouts. Jason, the site agent has been very helpful in his advice and help to get the best out of the property.

Hopkins have been very helpful with minor changes we have required to the fence and pathway. Also adding an extra gate to the fencing. Our sales person Lavinia has been so helpful with any issues or queries.

TrustpilotAppalling Hopkins Homes customer care.
Appalling customer care post purchase. Trying to get knocking water pipes resolved on £300k new build at Butterfield Meadow in Hunstanton. Issue first identified in September 2020. Two visits by a Hopkins appointed plumber to attempt to rectify, pipes still knocking at start of May 2021. Two months since last plumber visit so chased up with customer care to request an action plan by a given date. Told no further attempts at fixing would be made as we were abusing the taps by turning them on to fast. Unbelievable response. Given the choice again with other plumbing issues we have had we would never buy another Hopkins home.

Without a doubt the worst company i have ever dealt with. Not sure if they are incredibly disorganised or deliberately awkward to avoid having to do remedial work. Some of their houses are OK, but if you have problems prepare to fight for everything and wait months to get the simplest of jobs completed. Customer care is far from caring! In the past Hopkins Homes were good builders but in my opinion the are now run by accountants and are more concerned with building large quantities whatever it takes so they get their bonus. We bought from plan - worst mistake of my life. They knew it was sold so didn't care about the quality. Interestingly this year there are so many good reviews for Hopkins, sometimes 3 or 4 a day and on consecutive days. Look back to 2020 reviews and the balance of good / bad is considerably different, and there are far fewer each day. Some people might find this rather suspicious!

TrustpilotExceptional Service
We purchased our Hopkins Homes completely off plan and the entire process until we moved in went smoothly and without any issue which I'm sure was mostly down to the exceptional service we received from Sharon Stone and site managers at St James' Park, Ely. We have now been here a year and although the site is still being built all site staff are polite and courteous of the residents. The customer service team are quick to reply and resolve any snagging issues we have. We would have no hesitation in recommending buy a new home with Hopkins Homes.

TrustpilotThanks to Sharon and Hopkins onsite team
Sharon, our Hopkins sales agent, was very helpful, courteous, and thoughtful, even as we were overseas for the entire search, sales, documentation, and closing process. She was also very helpful in providing information on utilities and other move-in issues. We very much appreciate her professionalism and thoroughness. Several issues remained after completion which, once were were in a safe window during the pandemic period, were resolved by a very attentive on site manager during the summer. We are happy with our new Hopkins home.

TrustpilotRapidly downhill
The initial purchase of the house went well, we were kept informed every step of the way, and HH did what they could to keep everything running smoothly. The problems started when we actually got into the house. Problems included:- Garden gate left without slide bolt- Kitchen shelves without pegs- Poor paintwork- Incorrectly wired/labelled fuse boxes- Incorrectly wired/labelled plug sockets- Incorrectly wired network sockets- Electric heater not connected- Washing machine waste pipe not secured- Windows installed incorrectly, causing draughts- Bathroom sink installed incorrectly, causing water to pool- Leak from bathroom sink, damaging flooring- Cracked bathroom tiles- Waste pipe not glued, leading to waste leaking onto the ceiling belowI have lived in this house now for 15 months, and not all the issues have been rectified... in fact, we are given a date of February 2021 for everything to be done! The so-called 'customer care' department will do everything possible to fob you off, and then blame their contractors for not getting in contact, when in fact it is HH's team that have been remiss.Edit: March 2021 further issues- Poor quality kitchen cabinets- Leak from bathroom piping causing damage to flooring, and ceiling below- Car port wood panelling showing signs of water damage

TrustpilotCarol and Adam-Sandpipers
Carol and Adam-Sandpipers, Aldringham.Carol in the sales office was brilliant, she gave us the confidence in the whole process, was supportive in the very difficult sale of our old house and gave us practical advice at all stages of the process. As well as her professionalism, she is friendly, always greets you with a smile and has a great sense of humour (I can't fail not to mention her excellent counselling skills when it looked as if our house sale was not going to happen on several occasions!!)I have to also mention Adam the site manager and his team, who have been contantly helpful, friendly and have provided support in us completing the DIY garden project. The minor problems with the house have been dealt with quickly and professionally by his team.
