Do not buy a property with Linden

Absolutely terrible company. Do not buy from them. The sales team are lovely until you are locked into buying and they couldn’t care less. The mess of the property and amount of snags on handover was terrible. Over 2 years now and still snags outstanding. Customer service is non existent! Recently found out that they have never put insurance in place for the block of plates and never undertook a fire risk assessment, even though we pay a monthly service charge. Stay clear of this company.

Bought a house on Bishops Grange in …

Bought a house on Bishops Grange in Higham Ferrers. Along with most people here it was a bad experience. They completed outside of the timeframe we were given, calling us on the first day of our weeks holiday in Spain that we would be moving in 2 weeks. Nothing was packed at all! No snagging inspection, they say they fix afterwards. So, we had to have the driveway corrected as the water didnt go down the drain and fell all over the grass, lino in kitchen stretched as not glued down. House was rendered and looked so uneven a monkey could have done it. Most of the houses on this estate, including ours, needed the render done twice. Customer service is a joke. No service. They are just there to faff you off. It gets to the point where you have to fix things yourself - including the toilet that had been drip drip dripping water under the lino downstairs until we noticed that water was creeping up the door frames from 4 months of wee and excrement leaking out. Even the showhome was sold as substandard - they were trying to convince the buyer of that house that bigh breeze block sized cracks under the windows were normal. It was only when the buyer saw scaffolding up our house for 3 weeks that they realised leverage could be had to get Linden to actually put it right. When you spend £360k on a home you expect some decent service. From the on site sales office, to aftersales, Linden are just rubbish.

Terrible customer service

Terrible customer service. We bought a house from Linden back in 2014 and it was a very stressful experience. They finished the house 6 months after they said they would, with no explanation during the wait, other than ‘unexpected issues’. When we called up to find out more information we were treated rudely and they were slow to get back to us. I couldn’t ever seem to speak to the same person so constantly had to repeat myself and recieved the same none answers. The garden was half the size it should have been, and we had to pay for a lot of extras which should have come as standard - a shower over the bath in the family bathroom was an extra £1000. Wardrobes were crazily priced. We ended up paying for one bedroom to have a wardrobe in but it was not worth the money. Just lots of big empty spaces with no storage ideas to speak of. The house itself was a split level town house style. We knew there would be one or two stairs between every room but there ended up being 7 between each room. Meaning about 35 stairs in the house. This has meant selling it on has been tricky as it’s such a weird design. We bought a house in Teddington Fallow Place.

No stars if able

No stars if able. An appalling company that lacks any ethical standing. The home we were sold does not meet even the rather low NHBC standards.

Cowboy company - rubbish builds

Moved into the property 2014 and logged all the snags with the property. Leaky windows, leaky bath, leaking under the sink, no plugs, doors leaking, taps broken. Some repairs - well if you want to call them repairs - have been made but still fighting now for my replacement door from 5 weeks ago which was promised in an email. Everything is logged from day one yet they still fail to respond to complaints!! They don't even know what good customer service is - overall rubbish company and I am now escalating all issues legally and will let everyone know via social media how bad this company is including showing prospective buyers at new sites the pictures of how rubbish the work is in the properties and emails!!!

Beware Linden Homes and Vistry Group

This company is the worst ever. The residents of Glen Parva Leicester who live close to the development at Cork Lane are having their lives made a misery. Constant piling nousr. Dust with unknown and untested substances possibly including asbestos has covered property gardens cars and probably lungs for weeks. No response from them whatsoever despite numerous emails, letters and phone calls. They have destroyed hedgerows. They have covetef local roads in mud. They do not adhere to one way signs and school drop off and pick up times lorries should not be moving. They state that they work closely with neighbours to establish good working relationships. Not a bit of it. They are a total nightmare and simply a greedy money-making set up. I am disgusted with them. They are building on a disused tip having been turned down twice so went to the previous government who let it through. DO NOT TOUCH THEM OR THEIR HOUSES WITH A BARGE POLE.Vile individuals the lot of them.

Inaccurate Sustainability Policy

Inaccurate Sustainability Policy - Shockingly bad companyVistry/Linden/ Counrtyside/Bovis whoever you are - If it were possible to give you zero stars I would.Your Sustainability Policy states:We will place people and communities at the heartof our decision-making process and build sustainablecommunities that last and flourish. To ensure thateveryone’s needs remain central, we follow theVistry “Building Communities” approach, frommaster-planning and design, through to buildingand aftercare, working closely with communities andstakeholders throughout the development journey. To achieve this, we will carry out placemaking focused engagement with local communities and localcouncils and develop an approach to post occupancyevaluation to ensure a cycle of continual learningTo safeguard nature, we will work towards ensuringbiodiversity action plans are in place on all projectsand maintain relationships with Conservationorganisations..Focused engagement with local communities - what a joke. We, the residents of Glen Parva has asked for your attention to our concerns over the last few months whilst you construct a site of 165 homes on a previous landfill site. We have repeatedly asked for analysis of the dust that coats our homes, our cars and our children's lungs ! we want to know what is in it because we know what is in the ground below your site and what is being released into the air because of the work you are currently undertaking. Why won't you meet with us to discuss these concerns - where is your promised 'focused engagement with local communities' ? What an absolute shower of reckless constructors you are; and judging by the reviews on here, there won't be any aftercare for the poor souls that buy these properties, once ready for sale...Absolutely shocking - DO NOT BUY THEM

If I could leave 0 stars I would. If nothing goes wrong with your home you will be fine-but any snagging at all and you are in big trouble. We have been living with a bad leak and no ceiling in our kitchen for 2 years and have a 15 month old. There is mold growing and linden will not get it sorted. It's constant dragging of feet. Please please don't buy from them. It's not worth it.

Be well informed before signing the reservation …

My review is solely based on the experience we had reserving our plot in Gloucester. According to the sales representatives at the estate, the Head Office changed our plot (which was £435 000) to 50% shared ownership without first communicating with the Sales team which was dealing with our case,as we had a already started the process of selling our old/current home with their Part exchange and could only reserve that plot once our house was sold. As compensation they offered us a bigger house ,at the top end of our budget which was (£450 000 incl the additionals we wanted) and agreed to give us the additionals plus the bigger house (which had been already reduced to £450 000 before we had our issue) for £450 000 which would have been enough to get the house plus additionals with the house we initially wanted. To cut the story short we are not getting any additionals or anything else anymore as we didn't mention it before signing for the reservation, which is our fault really as we didn't get the offer written down but rather as word of mouth over the phone. So please if they give you any offers have it in writing and also before signing the reservation, claim all of the offers they offer you for that house or plot. We were not well informed and were just under the impression that we are paying £99 to reserve the plot only.

Be aware of Linden homes and Vistry

Be aware of Linden homes and Vistry company that own them. they have a very bad after care service for almost all things but any thing outside of the main build may not be covered by a grantee. if the kitchen or windows doors are out of the 2 year initial grantee and the installers that are subcontracted are no longer trading, you will not have a grantee. The people that installed the windows for my linden home are no longer trading and as such i no longer have a 10 year grantee. any malfunction and i have to pay to fix and this after 2 years and one day. Linden are not the great company they say they are and use 3rd rate subcontractors to save money. Do not trust that this company has your back when things go wrong, buy at your own risk

Great experience with Linden Homes

Had a great experience recently with Linden Homes at the Copsewood development. Site manager Scott and his team were outstanding. Scott's hands-on approach to resolving the few snags at my house was impressive. He is also a very friendly person to work with. I would highly recommend their services.

My daughter bought a home about 2012 in Burgess Hill. After she bought the home, about a year later, Linden told her they were taking back some of her garden as the fence builders made a mistake. After a lengthy and costly legal process, my daughter bought her own land back!Caution! Do not buy a Linden home. They will try to take your garden back. Vile company.con artists.

Aftercare is shocking

Aftercare is shocking. Once they have your money then you don't matter anymore. Our house is lovely but the grounds we pay to maintain our disgusting, roads are full of mud our back garden, well its resembles a paddy field. Driveway not finished, 6 weeks after completion, nobody from customer care returns your calls or emails. They promise you things but never keep there word. Think twice before buying!

Brindley Edge - Coventry

We first visited the Coventry Linden Homes office in January where we were greeted by Rachael. We found the house we wanted and the process from then on was smooth sailing - mainly due to her organised approach. She has been nothing short of incredible throughout this whole house buying journey. Just before moving in, we had a house demo with Denis who explained everything to us to put our minds at ease before getting the keys. He then visited us 2 weeks after moving in to check any snags that might have come up. Since then, he’s sorted all of our snags (nothing major by the way!) quickly and efficiently - while remaining friendly and professional at all times. We’re so pleased with the service we’ve received and our house is absolutely beautiful. Thank you Linden Homes.

If we could leave a 0* review then we would have done! The customer service is just absolutely appalling. We have been going back and fourth over snags that we reported with the site manager at the time, which we have evidence of, yet because the site manager didn't complete the necessary paperwork at their end correctly they have no records of some of our snags and now are refusing to fix them. They also won't provide any evidence to support their stance either! It seems very much like a large amount of snags were not reported to improve their statistics.I know a very small handful of people on our estate (over 100 homes) that have had a good experience. The rest are going through the same if not worse!

irresponsible

I give one star, because I can't give zero, I booked the plot in August 2023, they said the house would be ready in mid-February, at the beginning of February the seller said she could give notice to my landlord that we would move in at the end of March , I gave notice informing that it would stay until the middle of April, at the end of March they warned that it would not be ready on that date, I asked my Landlord for an extension until the middle of May, but I was informed again that the house would only be ready at the end of May, now I have nowhere to stay, because my Landlord cannot extend it again. And I am simply being ignored in my problem. If you want to avoid hassles, look for another construction company.

In love with our home

In love with our home, moved in 8 months ago and have no complaints, the sales team were really helpful, the house is built to a good standard with a lovely finish. Being a detached house is so peaceful we can’t hear any noise around us and our neighbours don’t hear us either. Linden were able to give us a good deal too to help with the purchase. Any snags at the start were dealt with immediately. So far so good.
