Don’t go with them! We had a living nightmare

We asked them to fix the carpet which wasn’t secured properly but they never fixed it, the house had a damp problem and they were so rude about it, they hired someone to install vents which made the house freezing, the workmen said they had covers for them we could use for when it got cold and they never gave them to us. When we wanted to leave they made us pay an extra months rent (which they blagged with some fine print in the agreement and never really explained to us). So they say you’re on a rolling contract but when you want to leave they will charge you 2 months rent … When we left we cleaned the place to an inch of our lives and they are claiming that the fire alarm is missing, that we haven’t swept the chimney (which we have and we never used the fireplace) and they are saying they want to replace the carpet and we have to pay 300 out of our deposit for that. They are also really rude over the phone

No hot water

We are currently waiting on hot water as our boiler has stopped working. This is day 2 and have made 3 phone calls so far to which we have been told the same thing, someone will call you back. Doesn’t look like we will have any today either. We can’t bath or shower, I have 4 children and am due today to have my 5th. As I was planning on a home birth and using the bath as pain relief I am now extremely anxious as to when I will go into labour. After doing my research I have found out that it is in fact a breach of the landlord and tenant act 1985 to be without heating or hot water for more than 48 hours and after this alternative accommodation should be found which by 4 o clock tomorrow I will be enforcing. Never had this problem before after over 10 years of renting.

Such Brilliant staff

I'm shocked at the reviews on here! It certainly wasn't my experience! I used the Uckfield office and I could honestly say they could not have been more helpful! I was in an emotional state due to just separating from my husband, they were considerate, kind and SO helpful. They found me the ideal property to rent; the fact that I had a labrador plus I only wanted a 6 month contract was no problem at all. A few days after I moved in, I had a problem with the boiler, I rang then in the morning and at 12 o'clock the plumber was on my door step.I would have no hesitation in recommending them at all. A great team!

Very dirty bunch of crooks

Very dirty bunch of crooks . They ignored all calls for repairs. I had to arrange and pay for repairs myself. When I moved out they accused me of leaving the place a mess, although. it was not. Although repair manuals and printer etc. belonged to landlady, even then they asked me to pay for removal of those manuals and printer etc. They Will do anything to keep your deposits. Luckily I taken photographs when I moved in and when I moved out, to defend my deposit back. STAY AWAY FROM THIS BAD COMPANYYou reply, given below, is incorrect and misleading. We are disappointed to read this review in light of the rent arrears and damage to the property, and the fact that we didn't charge you for a failed appointment despite the keys being returned 3 days after the exit inspection was scheduled. Photographic evidence of additional electrical items left behind as well as damage to the sofa and very obvious cleaning requirements were submitted as part of the deposit dispute and as advised, the final decision and assessment on each of these points will be adjudicated on by Safe Deposit Scotland where tenants are given the opportunity to defend their position. They are hands down the worst company…

They are hands down the worst company you could ever rent from, I’ll be leaving them ASAP!Any issues with the flat will be totally ignored, the staff are vile people who have 0 care for the tenant or company as if they did then they wouldn’t act the way they do, cocky,rude and arrogant. ( I’m surprised of the lack of black eyes in the office, as if they acted like this in day to day life they would get laid out)I would suggest that everyone contacts the head office with these complaints failing that then go higher as this scumbag firm needs sorting out.When I moved into the flat it was filthy and I mean filthy, for example the shower was totally blocked with hair and gunk, so I rang up and complained and was told regardless of how dirty it was it had been professionally cleaned and to clean it myself if I wasn’t happy... lol.I could go on all day about the issues as there is a long list.Any issue I have asked to be resolved has been ignored and is still the way it is after complaining nearly 2 yrs ago.Save yourself hassle and go with someone else.

They will try to take your deposit with uncall for cost.

At the end of your term they will do their best for you not get your deposit back. They refused to any repairs in there for 2-and half years then 6 months to the term they start give you pressure to to what I have been asking for 2 years. They wrote in my DPS forms the house is finished but it was unfinished every thing was bought by me. Tell me to paint a kitchen for stain in the walls where the cooker was and they say is £195 main while the kitchen was bad roof and walls getting wet when it rains or winter time. They refused to do any work they only thing they do when complain a problem is to take fotos and do nothing about it. It took them 2years and 7 months to inset just a fun in the bathroom. Door lock were very bad promise to get them done after 1 and half years of waiting I decided to do it and the refused to refund me till now . I never recommend them for any one because if they can try and take a student deposit then they can do any thing. Due to the bad conditions of the house I now have a breathing problem. And am ready to go any length for my full deposit and if they don’t take care I will sue them for my health problems cause by bad condition of the house I was living in and I got all my evidence ready for them. Rude, Arrogant & Unhelpful

We both feel tremendously dissatisfied with the service Martin & Co Manchester Office provided, throughout the whole process of moving into the apartment.The experience has been unacceptable and we have no idea why we paid £600 in administration fees.Our tenancy was never confirmed or said to be accepted, so I sent numerous emails for more information & to see if we could get a second viewing which all got ignored. Due to Jess not getting back to me, I emailed another address which was replied too in a rude, arrogant & unhelpful manner. We had no idea what was going on or any understanding of what was happening and when we asked questions it was like we was an annoyance, the staff just presumed we both know what we was doing, even though we repeatedly said it was our first time renting. In emails one would say apartment 202 and then another email would say 212, we picked up on this right at the start and we rang to confirm. We was confirmed it was apartment 202, so naturally this is the address we set up all our bills in. However a day before we was supposed to move in when they sent the tenancy agreement it stated 212. So we rang again to confirm and the lady on the phone response was ‘well what number did it say on the door when you viewed it’. After she checked it was actually 212, so we was told the wrong apartment number. This meant we had to ring up our insurance and broadband companies to switch the address. I had to pay a fee to change the insurance address, and we still don’t even have broadband now because we had to cancel our order and reorder it under the correct address.We was supposed to be moving in 31st October so I booked the day off work then at 5pm the day before we was told we couldn’t move in until the 1st because of maintenance. I couldn’t get the 1st of work so Amy took the day off and when Amy rang in the morning she was told she could come at 5pm. This meant we both took a day of work for absolutely no reason. We also have no idea what maintenance was doing and why this got delayed because when we actually got keys to the flat so much maintenance needs doing.We put our trust in Martin & Co and they have let us down so much, it is entirely deplorable how we have been treated. All the company has done is cause stress and problems, we have literally done their jobs for them. We feel we need compensation and an apology.

During the application, we have concluded that the terms of business and application documents were originally sent quoting the reference 212 Express Networks as well as the e-mail subject however, the reference you have paid under stated “admin fee”. Our original e-mail indicates that the flat number is 212. Throughout the correspondence we can see that the e-mail subject has remained as 212 Express Networks, we did again quote 212 Express Networks for the final requests. When you contacted the office querying the flat number by phone, we had tried to advise that it was flat 212 to you as seen in e-mails. After around 5 minutes on the phone, to reassure you that it was flat 212, you were advised that when you viewed the property you would have been aware that the number on the door was 212.To comment on the postponed move in of one day. I’m sure that you can appreciate that delays sometimes happen, we did everything we could to try to get things ready for the target date but were eventually held up by matters completely beyond our control. We are however delighted that you were able to move in the next day. I can understand that you are unhappy as you both have had to take time off work for the move in date to be delayed and miscommunication regarding the time of the handover. Incredibly rude.

Incredibly rude.I had arranged a viewing for a flat in a different city to the one I currently live in. I had to travel an hour and a half via train. I missed my train by about 30 seconds, immediately text the agent that I was running half an hour late and was told it was no problem. Once I had gotten off the train I got on the bus to take me directly to the property. I text the agent letting them know I was about 10 minutes away and apologised for the delay. Again, I was told it was absolutely no problem and they were waiting for me at the property. I pulled my phone out of my pocket after 10 minutes as I was next to the property and noticed I had a text from the agent telling me that the viewing was cancelled due to me being late. The text was incredibly dismissive in tone and they refused to rebook my viewing for a later date due to me being late despite me constantly updating them and being told it's fine. I may have dodged a bullet. If the agent is so rude in regards to viewing I do not want to know how the agency itself will treat me.

Questionable and Sketchy practices

You're only good for them while you keep paying. After it's just about the scamming scheme to rip you off. My case is a prime example of that.We've been with them for well over a year as tenants. Always paid on time, never had much of an issue apart from a few minor repairs that had to be done on the property after we moved in.We requested an early release of tenancy after finding out that my partner will be relocated due to a promotion. We signed for a renewal about a few days before finding this out. But we were still weeks before the actual renewal date, and were told: Since we signed it, there's nothing they can do.Early release was agreed by the landlord later.So we moved out and i took the property keys back to the office.Few things were taken off the deposit:- Washer/dryer - forgot to replace it (i got rid of the old when moving in, since we had ours and the one already in the property was a really old about 20years old unit)/according to them we "stole it", and they reported it to the police, so why the hell did we pay for it?/(note2: we did tell them about the washing machine, just forgot to replace it)(note3: they originally wanted me to pay for a brand new £365 washer/dryer, which is absolutely disgusting in light of the condition and age of the old one, propably worth about £50 at most)- about 2 days rent which was adjusted at the end of tenancy.( originally claimed that we haven't paid a months rent, even though we paid upfront for every month's)- Cleaning(fair enough, i only washed the carpets before moving out)- £150 for putting 3 electric radiators back onto walls(because they were in the way for our furniture, so took them off)Apart from the fair deductions, they did try to rip us off.About 2 weeks ago we had a viewing arranged to a property(with Martin&co), we really liked it, so decided to put in an application. I did mentioned the radiator stuff to the lettings negotiator, and in the end we paid in the £300 application fee.(Saturday Late afternoon)Monday the same Lettings Negotiator called me, and said that one of his colleagues was kind of bugging him to call me about it, and that they withdrew our application due to having issues with them before.Said that they will refund the application fee, and asked me to email my bank details so that he can pass it onto their accountant.After waiting a week, nothing happened, so i called them. I was then told that they won't refund my application fee, since it failed at the landlord reference.(note: i got a call in the morning after they opened, since the office is closed on Sunday, what referencing are we talking about? I think NONE)They kept making excuses why specific person can't take my calls. Even if they did, i was told they will call me later.(hardly ever happened)My thoughts?They failed to supply us with information after we moved out of the property. Because if i knew, that even after paying everything down to the last penny, they would never ever proceed our application due to claims, which i consider defamation, slander. I would've never used them in the first place.And i understand that you might think that this thing can be done to small people, especially if that is of foreign nationality, but you can't be more wrong.I will keep spreading the word amongst our friends, and on social media.Also worth noting, that even though we're talking about wasted time, and only £300. I worked hard for that money, i would never allow to let it go to waste like this, and will be making further steps in order to recover it, unless we can come to an agreement.

Rudest people I have ever dealt with

Rudest people I have ever dealt with. We rented an apartment through them for a year and I can honestly say it has been the most appalling customer service I have ever received. They only email when we are supposed to renew our contract and never reply to emails we send them with any questions or concerns. Every time I call the office, I am either being told that the appropriate person is not there and they will call me back, which they never do or that they will email me which they never do either. We had an issue with the fridge which we notified them about via email as requested and they never got back to us. They sent contractors with the new fridge after 1 week without letting us know, we realised we had a new fridge when we got home from work. Absolutely ridiculous! Difficult to deal with and only interested in your money. I will never use them again and advise anyone that is considering it to stay away, it's not worth the hassle.

Referencing procedure by Martin & Co - Be very Careful

YOU REALLY DO NOT NEED TO USE THESE PEOPLE.Update: 23rd October 2018 They pass on your telephone number to insurance companies, despite ticking no contact boxes.As of this date I have received 31 sales callsTotal refusal to refund referencing fee.Agressive emails received from the "manager"Review: Marin & Co -Newport Subject: Return of referencing feeReason: Was not made aware of procedure/mislead by agent Note: The property was listed as detached- it is detached but you have someone living next door, it's like calling a block of flats detached, yes the building is but you still have people living next door.Email below was sent to the office manager on Monday 24th and to x2 members of staff that I dealt with asking for the email to be passed on.As of todays date - no acknowledgement or reply from Martin & Co.Wanted to avoid making this complaint public but I have been left with no other option as no one will talk to me from Martin & Co in Newport.Be very careful when paying for referencing, ask them exactly what the referencing companies criteria is. To make it clear...1. If you are self employed and have been trading for less than a year ( and have no audited accounts ) they will not take into consideration any income generated by said company, even offering bank statements, invoices and proof of income they will not accept it.2. If you are paid any bonus, linked to your annual income , they will only accept 50% of the bonus, even if guaranteed.3. You must be able to prove income of £25,000 or over, if you cannot you will fail the process. Dear Mr Williams,I have just been informed that I have failed reference check in order to commence moiving to the Stables, Clearwell Farm.Despite have a yearly income of £xxxxxx, and having paid rent totalling £xxxxxx over 60 months and never missed a payment I am deemed not capable.My issue is as follows.I had been dealing with Claire Parsons who has been most helpful, last week I was passed to Nick, he mentioned that she had a bad cold/throat so he was going to talk me regards referenncing and costs attached ( which he didnt know much about ) I mentioned that I have 2 business interests which generates around XXXX in turnover per year in addidition to my employment which is £xxxxx per year plus £xxxx in GUARANTEED bonus. I asked would you need my business details / banks statements / invoices as proof of income as we are coming to the end of our first year, and I have not yet submitted my accounts.He said no all we need is a reference from your employer stating your salary and from what you have told me that will be fine.At no point was I made aware of:Bonus payment is NOT taken into consideration, only 50% of it, having had my own recruitment agency in Cardiff for over a decade I cannot fathom that at all from a referencing point of view.I was not told that my business earnings from my 2 companies could not be taken into consideration, (the first time in my self employed life I have heard of this)I forwarded x2 banks staements showing xxxx of payments from my employer by way of guaranteed bonus that I was paid for over the last 3 months.I sent this 19th September and to date have not received an email from Nick indicating if this would be a help or at least an email acknowledging this highly personal data.see copy below:Wed 19 Sep, 16:21 (5 days ago)to nick.marshallHi Nick Please find bank statements showing proof of earnings from July and also proof of earnings in March…this in addition to my basic salary.I would be grateful if you could refund my referencing fee on receipt of this emaill ( Nick doesn’t know how much it should be by the way ) Give me a call if you wish to discuss, being 48 and having operated my own companies for 20 years I prefer to talk to people rather than airing dirty laundry in public, I can see a number of customers have had need to take your company to task over ceretain matters on social media which I prefer not to. I would really consider looking at utilising a more forward thinking, current and business focused referencing agency, as they appear to be painfully antiquated, asinine and totally blinkered in the business model they follow.We have all missed out, Martin & Co, and the landlady in monetary terms and myself having wasted 10 days of my time having been given false and inaccurate information from Martin and Co.

Nasty

We contacted Martin & Co to rent a flat in London. After viewing the flat, we decided to make an offer and within a few hours the agent confirmed that the landlords had accepted the offer and we only needed to make a deposit to secure the flat. After we made the deposit, the agent contacted us explaining that the landlords wanted to change some of the terms of the offer, including the cost, the duration and the breaking clause. We didn't accept any of the changes and we asked the agent to adhere to the terms of the offer we made, which the landlords had accepted. He acknowledged the landlords were being difficult, but for 1 week he tried convincing us to accept the new terms, by describing the same terms again and again with different words. We felt as being tricked and we decided we didn't want to accept any changes, hoping the landlords would pull back and we would get our deposit back. To our surprise, 5 days into the discussion, we saw the flat back in the market. 2 days after that, the landlords pulled back and we got the deposit back. The whole experience was very nasty and we're happy we didn't stay with Martin & Co managing our tenancy. This was the most surreal and scary renting experience of our lives. Avoid.

Martin and co stole to me

Martin and co stole to me, literally. they lie during all the process of renting they changed the post code of the property me was renting, just in the contract. and later during the complain procedure they tried to modified my email's answer BY PAINT (copy and paste)... awful!! to make me sign other despotic resolution... Of course, I didn't, But I had to go to the Property Obsberton and almost I go to the courts... even so, I lost 3000 £ and 6 months complaining...

Avoid

Terrible customer service avoid if possible. Don't be mislead by person who show you property they are generally good. Its when you take property nightmare starts. If you call them for home maintenance they person who pick phone will say the property manager is not in office. They never reply to emails. When we checked out inventory clerk write in notes 'property left in clean and tidy condition. They charged us £100 for cleaning. Poor staff with no training to speak to customers. Avoid if possible.

I’m am very sorry you feel you had a bad experience with Martin and Co. I have looked through the maintenance reported and did notice that the majority of your maintenance had to be dealt with by the block management company rather than ourselves. With the deposit, the checkout report stated the property was left clean and tidy except for the items listed. For these items we did need to send in a cleaner. The charge for the cleaner was £60.00 and the rest of the charges were for items left and damaged. You were sent a detailed report with a breakdown of the charges and given information on disputing the charges. Kind regards, Martin & Co Reading

Landlords beware

Landlords beware - Huddersfield branch!They take a significant percentage of the rental income to manage your property, but the ‘management’ part seems to be non-existent!Half of the staff show a clear disinterest on the telephone with the most shocking telephone manner and are blatantly rude. The others are polite, but then do not return calls, put anything into action or ‘manage’ - no communication until you chase them again and again.They DO NOT CARE whether the tenant is damaging the property, and simply write reports about items that need replacing. Biggest regret I have is allowing them to manage my property, such a stressful experience!

The worst customer service experience I have ever encountered.Staff were incredibly rude and argumentative when dealing with my enquires.They used phrases like:"that's not my problem""deal with it""call the police or get a lawyer" After a face to face meeting, Martin & Co employees informed me that myself and my partner would be able to find new tenants to replace us once we vacated the property. Once the new tenants had already started to move in their belongings we were informed that this would no longer possible. We dealt with a woman named Jessica who was rude, argumentative and unhelpful.I then contacted Martin and Co 3 weeks after vacating the property to collect some post which had been sent to my previous address. Martin & Co (who are acting as the landlord) refused to help what so ever as they said it would take too much time and cost too much money. All I asked of them was to contact the current tenant on my behalf to organise a time for me to go and pick up my mail, a 2-minute phone call at most.When enquired on how to lodge a formal complaint they assured me they would send over their complaints form and an outline of the complaints procedure. I am still waiting to receive this email a month later.This has been the worst customer service experience I have ever encountered.Avoid Martin & Co like the plague.

We own and live in a property in…

We own and live in a property in Ashford Kent where Martin and Co have let out a property. The tenants are very volatile and have had the police called twice due to very offensive language and arguing, where all the neighbors are having to endure this behaviour.We have contacted the estate agent to voice our concerns ( as in government guidelines on letting this is considered anti social behaviour) and were told by the lady at the agent that it’s nothing to do with them and once they come to the end of their tenancy they will decide if they will let them renew and if we have further problems call the police! Do you not feel you have a responsibility to people who own and live around the house you are letting?Appalling, shame on you

Hi Adrienne, We are very sorry that you have experienced a disturbance from a property that we manage. Unfortunately, we cannot give out information about the tenancy or the occupants. As promised we looked into the matter and explained that if you felt threatened then you should call the police and/or speak to the anti-social behaviour officer at Ashford Borough Council. We are very careful in the selection of our tenants and use the most thorough referencing procedures that are available to us. We want to ensure that we identify the best tenants for properties. Unfortunately, from time to time, tenants will have domestic arguments that we cannot foresee. Offering Truly Professional Service to Market a "Difficult" Property

I am an American commercial attorney with decades of experience in Europe. I have now been working with Martin & Co for about five months on the marketing and sale of a very "difficult" but premium residential property and have found their level of commitment and professional attention to be consistently excellent. They really know the market and have access to an extensive network of purchasers, cooperators and developers to whom to present their properties. Martin and co are by far the worst…

Martin and co are by far the worst agency I have ever came across. Two of their workers who have reported this review are extremely rude with no customer skills. They prupose to take my full 700pound deposit. I paid 200 of it as a pet deposit. They want to take the full amount. 450 of it due to needing new carpets because of puppies. My dogs had pups it was not planned but it happened. They were kept in the kitchen in a pen at all times never on the carpets. The landlord knew about the pups and said this was ok as long as they were removed after the 8 weeks with their mother which is exactly what happened. And now they hit me with this. I have asked for evidence of the phone call where the person i was dealing with states the landlord said it was fine for the pups to be there. They want to charge 20 quid for a little lock on the shed that I lost the key for. The padlock they want to replace it with must be made of gold at that price. 20 for curtains that I left there that they need to remove. And apparently the council won't pick up the '' overflowing bin'' that funnily wasn't overflowing upon my departure and shows in photos of the check out that It wasn't overflowing.Absolutely disgusted with their service. Happy for me to be there and my 2 dogs for the last 2 year's with inspections every 3 months with no problems. Do not use Martin and co because they are a huge scam and will do anything to keep your money. They took the side of the landlord and did not allow any comments from myself. This is not how it should work. Use a company that is helpful and respectful of their customers and won't try and take you for every penny you have. Funnily I was warned by numerous people to not use Martin and co for this exact reason but I thought who could be that bad. How wrong I was. And judging by all these one star reviews I'm not the only unhappy customer that's been messed around by this awful company.

Awful and Confusing Estate Agent

Just want to share my awful experience Martin & Co Ipswich -Awful answering team that can’t answer any questions and are meant to pass on messages - not sure if they did?-No call back to say we were not successful and received the bad news from looking on rightmove-Messy application process which clearly led to us not being considered to the landlord and led to a confusing call asking if we were interested when we already had told them we were-Can NEVER get hold of the branch-Nearly impossible to book a viewing for a property-So much time tried to get hold and chasing them and you haven’t even got the application stage yet (can’t imagine what it would be like if you ever had a problem with the property that needed fixing)Saw a property we liked on rightmove come up, called after hours and they have a handy team taking messages ready for the morning. Didn’t receive a call back the next day like they advised, I called the day after within the opening hours and still got through to the message taking team. Sent them an email as well as lately properties have been flying by and we didn’t want to miss this one. Still no response the next day so my partners mum went into the Ipswich branch and the woman there was advised she’d get back to me, I did then receive a call back later that day.The viewing went better than I thought it did after the mess trying to arrange a viewing. The agent was very friendly and knew his stuff. He did go through the process of how they do applications but I had to ask several times if there was anything we had to do, like a pre application. The agent said no he will just put the names forward to the landlords and our salaries and the landlord will decide. Sorted.. so I thought.The next working day after bank holiday he left me a voicemail asking how we thought the viewing went and if we were interested. This was confusing as we had made it very clear on the day we loved the property. Tried calling him back but he was out of the office, spoke to someone else in the branch and they said they would advise him we were wanting to be in the running to be considered by the landlord and will get him to contact me if any issues. Several days later, not heard anything back so thought maybe the landlord is taking their time. Looking through rightmove and suddenly see the property is showing as let agreed. Tried calling them but went to answering team and they advised would get someone to call me straight away. Still nothing, tried calling over the weekend and no answer from the branch. I take it we were not considered for the property due to the awful communications between your colleagues and the difficulty trying to get through to someone. Luckily we had since found another property and are now in the application stage of this one with a better estate agent.If you really like a house please do take into account the estate agent you are going through, I would never go with Martin and co due to the experience we have had and will have to pass on any property’s that come up with them.

I’m sorry to hear you did not get your first choice of rental property but our Manager Luke did try to call and text you after your viewing but sadly you could not take his call. Ipswich has a shortage of rental property this year as many Landlords are selling and we have to give first option to tenants who have paid a holding deposit to show commitment. If you are still looking for a property Luke can help you find another suitable home and you should have his mobile number to speak with him personally if the office lines are busy. Look for a better company - they are terrible…

I can only recommend to both landlords and tenants that they do all they can to avoid this incompetent company. I am a tenant who has reported a faulty shower since I moved in, ten months ago. Nothing was done for 8 months and then they promised to fix it. They have not done so in the subsequent two months. I now have family and guests at Christmas and we will all have to share the only working bath/shower, which is in my en suite. They have already tried to get 2 contractors to complete the work. No success. They cannot tell me when they will try a third. They cannot guarantee any date or progress. They are a Management Company that appears not to have the ability to deliver a service to landlord or tenant. Yet they take a significant fee on the promise that they do. To add insult to injury, they do not even communicate with me to tell me what is happening. Because they do not care for the end user - and this comes from a national business that professes to offer personal services. I am just beginning an exercise to be compensated for their inability to get anything done and for the botheration and distress that it has caused me.

DISGRACEFUL Company - Rochdale

DISGRACEFUL COMPANYRented a property from martin and co. started having issues with the boiler (heating was coming on instead of the hot water) - they sent their engineer round who fiddled with the pressure and then said it was fixed. Problem wasn't fixed. We advised them problem not sorted and the guy clearly didn't seem to know what he was doing - they showed him the email and sent him back. still not fixed. We had to get an independent person to tell us what the problem was and report it again and tell him what the exact fault was. finally sorted that problem.then the boiler stopped coming on, we had to reset it and heat the water if we wanted hot water - send the same man, didn't fix it.then the boiler has started having massive bangs, shaking the house to the top floor (my mum thought there had been a car accident when she was in the house and it happened) - same engineer has said its safe to use, but needs replacing but landlord wont replace as only 11 years old!we have had to move out as reading about the problem online suggests it certainly isn't safe. Will be today reporting them to the health and safety executive.they have just done a check out of the property, report is fine, new tenant moved in same day, then after they have been living there said there are cleanliness issues - so martin and co have sent a cleaner round and are going to take the cost out of our deposit. when asked how much, they said they don't know and expect an invoice next week - so they have appointed a cleaner, without getting a quote and they can charge what they like.they also wouldn't update my email address, so sending gas safe check men round without telling me and they let themselves in. disgraceful letting agent. would never use again. since moving in, every single person I know who has used this company have had major issues with them (as tenants)They have also provided me with the landlords home, mobile and work numbers, which unless the landlord has agreed to this is a breach of GDPR
