I predominantly dealt with Morgan at Mann estate agents whilst searching for a property. I cannot praise her highly enough. Out of all the estate agents I have dealt with over the years (there have been many) she is by far and away one of the most thoughtful and thorough. She went over and above to find properties that suited our needs or that could be turned into what we required. Although we didnt buy a house through Mann Countrywide, Morgan has been on hand to support us through buying a house via modern auction and to act as a sounding board for an impartial opinion on the process.

Charged me a fully managed Service but couldnt fulfill the service as had no keys to my property, charged my 10% when it should have been 7%...refunded me after complaint, never visited my property, visited after complaint but never recieved a report. Left them after 1 year had to pay another year upfront as you need to stay with them for 24 months minimum. So ultimately, i paid double for a Tenant find service. Live and learn!

Absolutely unacceptable, my poor mother travelled all the way in an uber with a broken foot, to get a call last minute saying oh sorry I was unaware I had a viewing I’ll be there in 10 mins, my mum stood outside the property to get a call later saying they can’t make it so she was waiting outside with a broken foot and wasted her money on Ubers there and back. Rubbish estate agency.. the cheek to make excuses saying they are very busy, we are all busy! It’s your job!

Honestly I don´t know where to start. But after speaking to their Regional manager it all makes sense. First thing they wanted was to get us to speak to their specialist panel of mortgage brokes that can get more deals etc. In contrast to the last estate agents we bought from they wanted a fee up front etc. They were also keen to market our house for us and I asked multiple times to send me a some information oin their fees etc which was avoided 3 or 4 times. We have seen house that has been on the market for overa year, I spoke to the vendors son while at the viewing and he explained they weren´t in a rush and wouldnt need us to have a an offer on our house to accept an offer. I asked him and he said no he was happy because they arent in a rush. We were loking to put anb offer in when a reginal manager i have never spoken to calls up again trying to market our house, I told him I didnt get a good feeling from them and chose another estate agent we had a better experience withg and he went on to bash them for not being able to get photos for 2 weeks. I said the marketing on the other company and the treatment is much better and I was going to use them anyway and he proceeded to send a whstsap message. I get my name is difficult but I am dyslexic and a sales person and I make sure I spell people name correnctly so I mentioned like I said before about trust and I will post the transcript below of teh cinversation.. You make up your minds if you would trust this person running a bussiness.

Horrible estate agent. Took money for referencing from more than 2 people to the value of £403. keeping your deosit because you failed reference. when confronted a lady at the Dartford branch called Holly, she denied referencing 2 people at a time. I accused her that this looks like a scam, why reference 2 people and then keep the money of the second person. I asked if they belong to an ombudsman or PRS, they voicemail my call since then. I can not get to speak with them on my mobile number. I had to use someone's number and they cut the phone off all the time. Ridiculous and they are nothing but a scam in Dartford branch. Our experience with Mann Sales and Letting Agents Strood has been deeply disappointing. As someone with experience in leadership, I can confidently say that the issues my family faced clearly stem from leadership, as the agency has failed to take accountability for their poor service. The signs were there from the very first calls and continued all the way through. Appointment punctuality and coordination were major issues from the beginning. Scheduled viewings were consistently delayed, leaving us in uncomfortable situations and forcing us to personally show prospective buyers around our property. This lack of punctuality and disregard for our concerns was unacceptable. This not only inconvenienced us but also left us feeling uncomfortable and vulnerable. Moreover, prospective buyers also expressed dissatisfaction with their poor experience e.g left waiting outside properties, unclear instructions and poor communication.Transparency regarding the terms of the sole agency contract was also lacking. Critical details, such as the length of the agreement, were not adequately discussed, leaving us feeling misled and questioning the integrity of the process.Furthermore, the advertising of our property on Rightmove and other platforms was subpar. We were left to request enhancements and updates, reflecting poorly on the agency's commitment to effective marketing.Despite our attempts to address these issues, the agency has refused to take responsibility and has closed ranks. Even after following the 'official' complaints process, they have refused to allow us to alter the length of the contract or even to move to a multi-agency agreement, which is a basic and straightforward solution that can easily be done and has been advised by other professionals in the industry.I strongly caution against entrusting your property sale to Mann Sales and Letting Agents Strood. Should you decide to proceed with them, heed this advice: never concede to a sole agency contract, demand meticulous attention to the advertising of your property, and scrutinise every detail of the contract, particularly its duration. I firmly advocate for a contract length of no more than 4 weeks or 28 days. Furthermore, be resolute in avoiding coercion into utilising their in-house financial services. Despite our repeated insistence on retaining our trusted brokers, Mann Co persistently pressured us until we were compelled to inquire whether our decision to use our own brokers would pose a problem, emphasising the importance of asserting your preferences firmly.Overall, our experience has been disappointing, and we hope our feedback prompts Mann Sales and Letting Agents to reassess their practices, processes, and procedures and strive for improvement in the future. Now, we find ourselves left to wait out the length of the contract as they refuse to alter it. As a family with two young children, aged 2 and 4, it's evident that our needs have been consistently overlooked and disregarded throughout this entire ordeal.

I know that estate agents have a generally bad reputation but Mann & Co South Croydon branch take the biscuit! We dealt with Eve when we were trying to purchase a flat & it was an awful experience! On viewing the flat it looked reasonable inside and we were told all it needed was a lick of paint and there were no major problems but when we got our survey done it indicated that basically the flat is uninhabitable due to damp that is so bad it is a potential health hazard and the owner had tried to cover it up with paint and hardboard so it did look reasonable to lay people like us.What a dirty trick by the owner! Walls were in danger of falling down and there were many other serious problems.I am disgusted that we never had an inkling about the bad state of the flat before the survey due to the cover up job by the owner. I am not saying that Eve or the agents were in any way complicit in the cover up or even aware of it ,nor am I saying she tried to knowingly mislead us about the condition of the property and maybe she was not aware of the bad condition of the flat herself,however,this hardly inspires confidence in the agents and she should have known! If she did know about the condition of the property then I think she was acting illegally in not informing us about all the serious problems ,but of course that would be hard to prove.It is a definite loophole in the law which is ripe for exploitation by dishonest agents. We will never have anything to do with Mann again.It would seem that these agents don’t give a damn about buyers or the condition of a property and just want to rush a sale through so they can get their big fat fee. Buyers beware! They may not be acting illegally but I would question their ethics,or lack of,especially as they had told us there were no serious problems and it is no wonder that estate agents have such a terrible reputation.Also they refused to take the property off the market after the offer had been accepted by the owner which left us in danger of being gazumped.They just don’t seem to care about gazumping.Judging by all the other bad reviews many people have had a terrible experience with Mann & Co and I would advise you to avoid this dodgy bunch like the plague,it was a truly awful experience! There should be laws to protect the buyer and prevent the wasted time and money on solicitor and survey fees when you are forced to pull out of a sale due to a less than honest owner covering up the bad condition of a property which is only revealed by an expensive survey.Agents should be forced to check the condition of a property and inform buyers if there are major problems,unfortunately it seems you can’t rely on some agents to do this (certainly not Mann & Co) and legislation is needed.
