Since the fall through of our house there has been a lack of interest to want to help us anymore. My husband has messaged/called Tom multiple times and asked for him to call us back and we've had no replies.
FALSE REVIEW : Rebecca Kaufman you are not one of our sellers so it would be impossible to contact you as you don’t have a house with us! :)

My parents booked viewing for one of the property on market by Tom Bates, 14/12/24 at 10:30am but agent never showed up or answered his call anyways owner of the house open the door and she showed the house to my parents. Later that evening we had anther appointment for house nearby roughly 14:30 and dad said you should see house I seen in morning and you will definitely love it, but we said we do not have anther appointment so leave it for now but he insist that lady is very lovely and said will ask if she will let us see the house again anyways she said please book with the agent so he left the house, then on 16/12/24 my dad called again agent and ask if he could have anther booking and show house to my son and daughter in law as they really like it.
FALSE REVIEW :) Worst Agent & Also the Owner?? Firstly..There was NEVER a viewing booked for you and the family to visit the property at 10;30am as I was not even in the country!! So starting off a review with lie I would say is not a great start. Knowing your father had requested to view the property and that I wasn’t around I called him from abroad to say “Hi Unfortunately there are no viewings this weekend as we are away overnight Saturday-Sunday for ours sons 18th Birthday but we could arrange something for next week.” But more importantly I did stress to please not approach the property as the lady is 86years old and living there on her own so she will be a little startled by people she doesn’t know. So what did your father do..he completely ignored this and went and knocked on her door and lied that he had appointment just to get in. The owner actually said he pleaded to come in which I am completely lost for words on! He got inside the property and persisted to question lots of things on the house and then said he really wanted to bring people back and could he do so the same day for a SECOND LOOK. Yes the lady could have said no but she believed you had an appointment and you have the audacity to write a review! On the back of this later that day the family call me and fill me with what happened the owner has had such an awful experience from this she has asked for her property to be withdrawn from the market. Also I did not ask you to leave you chose too which I think was for the best as I would not want to deal with any families like yourself that think it’s acceptable to scare elderly vendors into viewing a property to suit your needs. It is my job to look out for every vendor that we serve, especially vulnerable ones and I will continue to do so in the future. Yes I am the business owner and I am proud of the care and detail we take with each client and in no way will I have clients be put in that situation again. In future if an agent tells you the property is not available then just respect that as it’s most likely for a situation similar. The fact you have called this lady the worst owner just shows the level of people you really are. A bit of history for you, the lady you are talking about is the same person who let a complete stranger into her home, a lady that has lived there for over 55years, served as a nurse and served the community helping people of all ages and above all is an incredible lady so I hope that gives you some accurate content into your false review which I have flagged with TrustPilot to be looked into and removed.

From start to finish Tom treated me with the utmost respect. He is very honest but I was grateful for this. He was always on hand with a text or WhatsApp. I was empathetic towards him being a one man team and how busy he is and he always responded between 24 hours from my text. My sale was not an easy one due to no fault of mine or Tom's but he made it happen. His support throughout was exceptional. I'm so glad he didn't give up on me and my house. I would highly recommend Tom.

I really can’t give you a good review Tom, I should have trusted my instinct at the start and gone with a more reputable firm. Everything you promised just didn’t materialise, after getting a ‘buyer’ you then chose to ignore us for 4months (from March to July 2023)while I was oblivious and thought the sale was going through. You actually ended up costing us money because in this time there was a downturn in the market. I then contacted another firm who were brilliant and kept me informed every step of the way, no long periods of silence. My property is now sold, no problems. I also felt you were quite snappy when contacted. I will await your reply and am expecting a not so nice response!!
Hi Linda, I appreciate the feedback good or bad and will take this onboard for the future. To add a little factual context : We provided 10 viewings 4 Offers Sold it twice. Of which 2 were accepted with one withdrawing and the other as you said going on for 4months? I can say that we pursued this buyer in the hope that they were going to proceed with no other options available at the time. Again I am a little shocked with this review from the viewings and offers we provided but understand it’s a world we live in now.

For an estate agent you think they would be all about contact. Not this one, multiple phone calls to the agents over numerous days…. 0 answer… text message to the mobile as requested 0 answer (claims to have not received) (it shows delivered) other people try to ring and cut off after 3 rings. Wouldn’t recommend putting your house up for sale with this one if you actually want to sell it and want to hear proffesionally by an agents
Good morning Arron, Thanks for the feedback I do appreciate it. I am a personal agent and not estate agent where at times I am in back to back appointments so I apologise for missing your calls. You did however get a reply so I wouldn’t agree with “0 answer” I’ve replied to your partner to say that a viewing at 7:30pm at night is just not possible for them as it not for most sellers before you go away as they have a little one which seems to have led to this review. As for not wanting to sell with me, well I’ve just sold 13 houses in 18 days which is more than any agent in Warwickshire locally that all have 3/4/5 members of staff compared to myself. The time has come for us to grow the business and bring in more staff which I completely recognise and something we have put in place to avoid any unhappy customers but as you know this comes at high cost to a new business. I hope you appreciate the honest response and hope you don’t have the same experience in the future.

I really can’t praise Tom highly enough. I was in a hurry to sell as I was moving abroad and when the first sale of my house fell through due to time wasters he had my house back on the market and sold for a higher price within 24 hours! His knowledge and customer service are exemplary and the extra time and effort he put in for me to get the second sale through quickly went above and beyond what was expected. He never missed a call or failed to reply quickly to a message. 5 stars is not enough for the service I got.

I can’t thank Tom Bates enough for the effort put into selling my home. What seemed a daunting thing to do was a walk in the park for Tom. From the first conversation through to my sale, Tom was professional in every way and certainly knows the business very well. I would certainly recommend anyone to at least have a conversation with Tom Bates before others and you can make your mind up your self. You will not be disappointed.
We Got There In The End!! Your heart sinks when a sale falls through with it being no fault of your own, but then the chain reforms itself with lots of patience from you which I really thank you for..all systems go again and a new chapter for you in 2023!!! :)

Tom was brilliant from start to finish in selling our house. We loved how you could contact him 7 days a week and the use of the apps meant we knew when any viewings were coming and any offers as well and didn’t have to wait until a Monday for offers or hearing back. We sold the house within 3 weeks due to some excellent marketing pictures and video which really helped. Once sold Julie at smooth progression was brilliant and always on hand and really helped us through the end. Thanks all I hope we don’t need to move again but if we did I would 100% recommend Tom and his team.

To be honest he only got one star as it didn't give me the option for no stars. He is rude and arrogant and when cornered reverts to swearing, very professional! He was never available not even on the day of completion when he should have handed over our keys. Would not recommend him to my worse enemy! He blames everyone for his own incompetence.
Well..thank you for your wonderful but completely inaccurate review Mrs Noone. I think we could write a book on how shambolic your solicitors have been from start to finish but to put into context..the property completing past 7pm at night probably says it all. Rude and arrogant and swearing?? Really..anyone who takes the time to put a review together likes this which is a complete lie I find pretty pathetic to be honest. This review will not change anything for me or my business as people and clients that know me and use me know what they get from me as you will see from many other reviews but as they say..”there is always one.” We will always look to improve our levels of service and feedback but in this case we will just completely ignore it as I believe my sales progressor and sellers solicitor will do also having dealt with you. Good day.

Having used various agents for our properties, Tom & the team have been a breath of fresh air. Tom has taken the headache and concerns from us completely. No false promises, he does exactly what he promises. We have as much or as little contact with him as needed/requested & the service extends beyond that. He doesn't just "fill" houses, he manages them as if they are his own. Couldn't recommend Tom Bates enough, big thanks from us.

Really difficult to get hold of by phone when we finally did arranged a viewing where he didn’t turn up. When he finally called us back after many attempts to contact him he said an offer had been accepted the day before and we should have had a message??? We travelled 30 mins, waited 30mins. Totally unprofessional avoid!
Hello Sara, Thank you for your review as we take all reviews good or bad into context and try to rectify any mistakes we may have made. As I have explained on the phone to you already it is a external portal that notified everyone when the offer is accepted and cancels all other viewings, I have checked and you did not receive this in time before the viewing and I have taken that up with the company that produces that software. As you will clearly see from other reviews my work locally is regarded for what it is offering a good personal service and I am sorry you have not received that due to a software problem.
