While the first property sale was relatively straightforward and stress-free, the second one presented unforeseen challenges. Despite selling fairly quickly before the Christmas holidays, we were left devastated when the buyers decided not to proceed with the purchase in the new year.

We are regular visitors to the Vision Offices as we have hot desks here.
Every time I come into the office, reception staff are always courteous and happy, offering to help in every way.
The offices are clean and well maintained, aesthetically pleasing. Hospitality is excellent, with well supplied kitchen and heating appliances, toaster, toastie maker, microwave, tea/coffee/water, fridge.
There are many inclusive events organised for the office staff and co-workers, which brings a good social networking element to the staff.
What more can I say? Always a pleasurable experience when I have to work in the office.

GoogleMoved into our place not long ago, but Emily has been absolutely lovely and very helpful in our move. She’s been readily available every time there is an issue or question and talked us through the process to make sure we are well informed. Our entire signing process was done quickly. She was flexible on move in times to meet us and also helpful in keeping in touch with the landlord.

GoogleI cannot recommend Kiln and Lodge Estates enough. Scott dealt with our home sale from start to finish which began with a full market appraisal and valuation, this included advice on maximising sales potential with a full marketing package which included professional photographs. The team have excellent local market knowledge that I know other National / on line estate agents just do not possess (to evidence this the “free” on line estate agents under valued my property by 75k so using Kiln and Lodge more than paid for itself) Market valuation was achieved and sale agreed one day after launch and with multiple offers, this following a well timed and well organised open house event. However the service did not stop there, due to purchasing our current property through an on line estate agent (where the communication was quite frankly shocking) Scott was able to step in with a sensible approach to impartial negotiation which prevented the chain from falling apart on numerous occasions going above and beyond during the conveyancing period. GoogleWould not recommend to manage tenancy or sale of a property. They had my business for both and I ended up in a awful and costly situation where my buyer pulled out a few weeks before exchange without good reason and the tenant damaged my property during the final 2 months notice (including building their own rubbish tip at the bottom of the garden). Full checks were not done since the property was out on the market (except quick look around while holding viewings) and it turns out Kiln and Lodge didn't even hold the deposit or the keys to the property (but told me they did, as the portfolio had been sold to them) and the buyer had cited access issues before. No real apology from the team, just a "lessons learned" email. Sad to say my lesson was a huge financial one.

Emma, as you’re aware your property was part of a portfolio of managed properties we acquired from another agent. Unfortunately, this agent took only a £100 deposit and did not even lodge this amount to any deposit protection scheme. During the tenancy, they didn’t hold any spare keys either. There was also no inventory carried out. As such we cannot possibly be responsible for this. We did however negotiate your tenant to leave the property as we had found a buyer. When they left, yes there was a number of items that were left behind. To resolve this, we spoke with the previous agent you let through and they agreed to compensate you with 5 weeks deposit out of their own pocket to cover the clearance. The clearance required would not of amounted to the money you received back. Your buyer withdraw as they had a survey carried out that brought up the potential issue of damp in the property. We offered to get a survey carried out to help satisfy them, but they decided to not proceed. We inspected the property no less than 3 times during a 12 month period. This is far more than most agents.
Overall, we are of the opinion that given the fact the tenants deposit was not lodged with a government approved provider and that there was no inventory carried out at the time the tenants moved into the property, we did everything we could within our power at that time to help the tenant move out and protect your interests the best way we could given the circumstances.

The communal areas are well maintained and modern, the meeting rooms are plentiful, and the kitchens are kitted out with whatever you might need. The office spaces are climate-controlled, bright and comfortable, plus it couldn't be closer to Chelmsford train station. The staff who look after the offices are the best thing about Vision. They are super friendly, approachable and helpful, especially when we needed support as we were getting settled. They made the transition easy and made us feel at home in our new space.

GoogleYesterday I Rang this company to talk about putting my holiday home ( lodge) up for sale. Was advised after just a few details given that someone would call me back that day. By mid afternoon no one had called me so I rang again to be told again that someone would call me back. No one did. This morning I rang for 3rd time and talked to a guy who said that the number id called on wasn’t the correct one for selling my seaside holiday lodge and that he’d email the correct person to get back in contact with me. I asked why I wasn’t told this when I first rang and he said he didn’t know so my response was that they weren’t very professional and no thank you. What a way to run a business I would never use them now.
