Have been a tenant via Marple Reeds Rain since Sept 2017. Dealt completely by an amazing lady called Carolyne Weston who has really looked after ourselves as Tenant throughout the tenancy. Carolyne is pleasant, approachable and always returns your calls and communicates effectively with you when you have a query. Carolyne has visited the property and always leaves a little bit of feedback so we know all is okay which is a good thing for ongoing management of the tenancy. Carolyne chases any concerns we had about repairs outside of reeds rains control and is definitely a doing sort of person. to be honest the tenancy has been fine but we will miss Carolyne especially and her colleagues at Marple Branch

TrustpilotBuying a New Property
I have just bought a new turnkey property through Reed Rains. Aimee was fantastic she was extremely helpful and nothing was too much trouble for her. She made the whole process of buying so much easier for me as I had a few wobbles along the way. 😀

TrustpilotDiscriminates against people on…
Discriminates against people on benefits in the form of requesting people on benefits to provide a guarentor which they would not ask someone in employment. I only found this out the night before my viewing as i took it upon myself to double check information i had already provided in my initial enquiry. Sloppy, and could have wasted a whole day of my time which they obviously dont care about and no apology after all this. In a nut shell vile.

Hi JoshuaReeds Rains does not discriminate against people in receipt of benefits. The principle of requesting a guarantor can apply to any prospective tenant, irrespective of their employment status. It is not unusual for Letting Agents request a guarantor and Reeds Rains is no exception, but ultimately it is down to the discretion of the Landlord. I will send your review onto the relevant branch and ask them to pick this up with you. Kind regards

TrustpilotREEDS RAINS PUT MY FAMILY IN DANGER…
I am reviewing this on behalf on my niece, a tenant of Reeds Rains Hebburn office. She is a tenant who has recently terminated her tenancy agreement with them. She is unaware of the legal rights and obligations the tenancy agreement affords her until I had a conversation with her 2 nights ago. In a nutshell she was asked by the Hebburn office if she would agree to showing prospective tenants around her flat - doubtlessly saving the agents a job. She agreed to do this in order to find a new tenant as quickly as possible (she had to move out asap due to losing her job) When I found out about this I was immediately concerned - an agent was prepared to let unaccompanied people look around a single females home? Alarm bells rang so I messaged via Twitter and got a very nice reply from their social media team offering to look into it. This they did and within 24 hours I had a response - copy of an email from the branch manager Carole. As regards the safety issues I had raised she stated "the viewings were all made at the convenience of "E" and we are strict on security and so not send anyone to any property without first knowing exactly who they are" E also received an email from the branch but surprisingly no mention of safety aspects were mentioned in that, purely financial matters I have spoken to my niece tonight. She told me one viewing was a single unaccompanied male, who told her he wasn't wanting to move into the flat himself but was looking at it on behalf of a friend who is living in Turkey. There was no follow up from the Reeds Rains office, no phone call to my niece to see make sure she was ok immediately after their arranged viewing, she could have been attacked in her home and they couldn't have given a flying f***. Luckily she is ok and now aware she didnt need to do this in 1st place but shamefull because she wasn't aware of her legal rights under the tenancy agreement and felt obliged to agree to the agents request. the tragic case of Suzy Lamplugh resulted in stringent safety measures for estate agents/lettings agents being implemented for agent employees. Shameful that Reeds Rains cant apply even basic safeguards to tenants who do their jobs for them. E was lucky, but certainly the lack of regard by the manager of this branch is breathtaking. On this basis I would definitely definitely not recommend using this particular branch of the agency.

TrustpilotDisgraceful... I've rented for 12 years with other agents and never known problems like the ones face with ReedsRains
I think my last email to them should sum it up, although it only scratches the surface.... please note that this has been sent to our local MP, the Secretary of State for Housing, Communities and Local Government, and the local Council's Rogue Landlord Team:Hi *********,It's good to hear from you again; I hope you've been well.We have considered your advice and have been thinking about it for a long time - as you pointed out, the initial email was sent in May, and we are now in August, and in that time up until now, we have paid the full rent; so I'm assuming the landlord has used the surplus of these rent payments (after their mortgage has been paid etc) to "have some of the funds go towards getting the maintenance sorted". How much do they need to get the hazardous items listed rectified? It's all very well saying that you've washed your hands of it and handed over to the landlord, but they also pay you to manage the property and you should at least be checking that they are in fact dealing with the problems raised surely? There's a plug socket in THE BATHROOM with no extraction fan and it's hanging off the wall with the wires exposed, just a metre away from the shower and even closer to the sink for God's sake! Any idiot knows that's goes against building regulations and is considered a health hazard, yet your agents have thought 'it's fine how it is, let's get the property rented and start milking money from people again'. The contractor you sent around to us couldn't believe the state of the house and the number of issues. It's not fair and it's not ethical. We have had to spend a significant amount of money to rectify some of these issues ourselves, so not only have we lost out by paying a ludicrous amount on rent for a property that isn't worth it, we have now forked out more to be able to live there in half-decent state. we have Zero use of the garden, we can't bring back people to the house as it's embarrassing and we have no quality of life associated with the property, not to mention how dangerous it is.It's a poor show on R&R's behalf; you guys have deemed the property acceptable to put on to the lettings market in its current state, while it has the glaringly obvious hazardous issues (such as the one just mentioned above and the trip hazard at the very top of the stairs among many others). R&R have been managing the property on the landlord's behalf for, what I understand is, a significant amount of time, and have allowed the property to fall in to it's current condition. And even if you tried to blame it on the last tenants, they moved out on 10th January 2018 - why wasn't this all done between that date and the date that we moved in on 23rd March; and if it was down to them why wasn't it all done using their deposit? Why had your agents not ensured that the landlord had met basic building regulations? Why was an inventory not done and provided to us?I have tried to get someone to come and meet with us about the property a number of times - you probably recall me asking you to come to visit us which you were unable to fulfill - but again, this always has to be on R&Rs terms. I have said I can make myself available any evening or weekend to meet with someone, but your Catford office has told me that's not possible and that it must be a weekday. It's funny that they will do viewings on a weekend at properties when they are trying to get the tenants signed up and paying money to them, but anything to do with the welfare of tenants or maintenance of the property these times cannot be accommodated. Well I'm sorry if it seems like I'm being difficult, but we have been inconvenienced more than enough, and we have been paying over £2,200 every month until now for the privilege, and we are unwilling to take any more time off of work in relation to this property, so R&R need to inconvenience themselves for once and meet with us at a time that's suitable for us if they wish to discuss this further. Everything so far seems to be on your terms, and given that the situation we are in now as largely down to your organisation, it would seem like a good engagement and service strategy to maybe just put yourselves out a little bit and maybe consider the idea of meeting We have been completely transparent from the start, from raising the issues, informing you that we would be involving the council's rogue landlord team, and to now being explicitly clear that we are withholding rent and why we are doing so. We have tried to meet with R&R, and have also tried to meet with the landlord, who has also expressed their deep dissatisfaction with your organisation. The only people who have been losing out so far is us, to the tune of £2,225.00 a month, so now it's someone else's turn to be inconvenienced. The fact that your passive-aggressive comments about future referencing have been included in your response shows the level of disdain you have for your tenants. The reason you and the landlord are in the situation you are in now with tenants refusing to pay rent is down to your own actions (or lack of); you have had plenty of opportunities to put this right or take the hit and let us go. You had the property empty and held the keys for over two months between the last tenants and us to get works done. You had been managing the property while the last tenants were in and carrying out 4 inspections a year so had the opportunity in those visits to flag these issues as they arose and get them fixed. you have had a lengthy email from me in May detailing the level of disrepair. You've had three months to at least START to work through the list of issues. All of this down to you, and you have the audacity to threaten us with a bad reference in the future. Shocking behavior. Absolutely shocking. The next stage will be to contact your MD Oliver Blake directly as I feel that this is not being treated seriously enough; I know we are only 'mere' renters - your Catford office does a great job of trying to remind us that we are just renters and probably are a lot more courteous to (potential) homeowners - but we are still paying rent and expect to have issues responded to appropriately, especially where they include breaches of legal regulations. We can make this as difficult as you want to make it.As previously stated,if you want us to complete the full term of the tenancy and pay the rent, the list of issues will need to be addressed and sorted - i don't think this is an unfair request, and given that we have lived here for nearly 5 months with no use of a garden and a house that's in poor condition, I'm sure you can understand our reasoning. Failing that for everyone's ease we can between us come to a mutually agreeable date to surrender the tenancy, giving you and the landlord time to find new tenants while we carry on paying the rent until that date and we will expect none of the issues listed to be rectified for us to do so. This way the landlord is still going to be receiving their rent and has the benefit of time to try and get tenants in without a break in rental income. This may also work out cheaper for them in the long run, and given that the landlord has supported this option previously, it seems like the best for all; we haven't even been able to unpack all our belongings yet as we were lead to believe that we would be able to leave shortly. So in answer to your 'advice' about future referencing, we will just have to take that risk and hope that the landlords, like in any other business, use the revenue generated from the rent payments to invest some of that back in to their business. Although they have just got back from a three week holiday abroad...Kind regards,JamesOn Mon, Aug 6, 2018 at 10:19 AM, *************** (ReedRains) wrote:Good morning,Thank you for your follow up email below.I apologise that these issues have not been addressed. Your landlord advised me that they will not be proceeding with any quote we offer her and that she would address all issues by her own means.I shall be in contact with her again and enquire as to how she will be addressing them. With regards to rent, I would advise against withholding. TrustpilotAPPALLING
APPALLINGBoth at branch and Head Office levelParents were landlords with ReedsRains. When they passed away, as executors we supplied them with all required death certificates and probate grants in order for their estates to be wound up. They failed to store these documents correctly or file them. They have held on to thousands of pounds of money owed to the estate for 9 months now. After months of trying to resolve this, we were asked for a Land Registry document but nobody explained which one or why for weeks. Having finally found out what they needed, I was able to supply it in twenty minutes. Which I assumed would be the end of the matter.Yesterday, Julie Miller in accounts triumphantly announced she was going to split the funds between the executors and my mother - until I pointed out my mother is dead and ReedsRains have had her death certificate for nearly a year. She wasn't so pleased with herself then. Julie won't pass calls on to her managers Irene or Lisa Smith or the person who is apparently dealing with this (very badly), Iulian. In one breath today, Julie acknowledged how appalling the whole experience has been and in the next she blamed the branch again and put the phone down on me.The branch are appalling too. The manager is apparently never there, has copies of my mother's death certificate and probate grant on her email but didn't pass them to the accounts department and cannot be contacted. Various other people asked for documents but were unable to explain what they were or what they were for.So: my advice would be steer clear. They don't manage or store sensitive information correctly, they don't communicate clearly, they hold on to funds for many months with no legal grounds. It seems in order to fulfill my legal obligation as an executor I will have to take legal action against ReedsRains. I will also be submitting a complaint to the ombudsman. Genuinely shocking. We have our own portfolio of property managed by another company locally and have never experienced anything as dreadful as this.Reeds Rains never bothered to do anything to follow up even though I responded to their message on here. They could not explain why they had asked for half the documents they requested. AVOID

As proud tenants of our home we were sick to our stomachs when we received a termination email leaving us with 2 months to leave and find somewhere else to live! We were sent this email out of the blue and our landlady had no idea of this. Worrying and trying to think of how we and our children would live without a home and where we would go. Our hearts broke instantly and we were in panic and distress. we personally reached out to our landlady and we have great communication with her. She was also shocked. We phoned reeds raines with absoulte heart ache to try and understand why we would be loose our home where we have a very small baby. For them to rudely laugh down the phone to us telling us it had been sent in error. it was very unprofessionally delt with and there was no compasion or empathy to the trauma of thinking we were loosing our home. Landlords, landlady's, property sellers and tenants. Use a different property agency.

TrustpilotDo not use this company
This company have illegally retained money that does not belong to them, they are unproessional and untrained, with holding deposits and rent payments to landlords. I have had to contact them persistantly to be told to google what is required to return a deceased deposit as they are not sure, to be told it hasnt been picked up because a member of staff was on holiday for 2 weeks, so noone picks up other staffs work, to be told over 3 weeks ago they now have all they require and still no return of funds. Do not use this company they take 2 weeks to pay landlord rents even though they already have the funds, they have broken the law by not returning the funds in the required time frame even though the landlord has requsted this to be done, we have now instructed a solicitor as this is effecting a grieving family who need to close a deceased estate

Deserves Less Than One Star!Useless is an understatement. Totally inept until they want £120.00 to resign the same contract with a "slight" rent increase every year.Incredibly inefficient, slow and unable to organise anything. When we first started the contract it took over 3 months to fix broken appliances to a sub standard quality. Even now trying to organise things to get fixed is a sluggish nightmare. Not looking forward to the deposit lynching we will get when we leave the property.

GoogleThis was my first ever experience of selling a house and I was not particularly looking forward to it. I had heard all manner of scare stories from other people. All that I can say is that, in my opinion, Reeds Rains in Cheadle oversaw the sale as well as it could possibly be done. I realise that selling a home is a complex business. Some of the prospective buyers were not entirely straightforward; Reeds Rains couldn’t be blamed for that. Whatever snags cropped up, Reeds Rains were never deterred; they remained positive and supportive. I’m sure they were equally helpful to all concerned parties.
I had lived in the house in question for more than 45 years; needless to say, I had emotional ties. I’m pleased with the result. Reeds Rains did an excellent job in finding a buyer who was looking for exactly the property that we were selling; I have subsequently met the purchaser and I believe that that is indeed the case. Any qualms I may have had about estate agents are vanquished. If I were to sell a home again, or to buy, I would not hesitate to go back to the team at Reeds Rains in Cheadle. My wife and I would like to say thank you to them.

Reeds Rains re-listed the property that we were purchasing without telling us because they 'assumed we were withdrawing' after our vendors pulled out of their onward purchase. We had already instructed solicitors and incurred legal fees by this point. We phoned Reeds Rains to challenge why this had happened as we were in total shock. The agent we spoke to got very defensive and hung up on us. We have been left completely in the dark although we can see that the property we were due to complete on at the end of this month is still listed on Rightmove and their website. I would be very, very cautious if you are considering buying a property through this agency.

TrustpilotNEVER allow Reeds Rains to hold on to your deposit.
I am currently having the most appalling experience dealing with Malkit Singh from Reeds Rains Brookfield Business Park, Cheadle, Cheshire, SK8 2PU and the team leader Katie Nettle who has for over 5 days refused to return my call.Reeds Rains kept my deposit after finding a tenant for my property in 2009. The deposit is registered in ‘My Deposits’. The tenancy has come to an end and the damage caused by the tenants amount to just over £2,000.00. This means that I have to make a claim for the whole amount of the deposit (which falls far short of the amount needed to cover the damage.)The problem is that due to the fact the deposit is registered by Reeds Rains, My Deposits will not discuss the matter with me and insist on Reeds Rains submitting all of the evidence on my behalf. For over 3 months Malkit has refused to accept that Reeds Rains has the responsibility to do this and still feels as if he is doing me a favour in dealing with the matter. Further to this, Malkit’s attitude has become what could best be described as passive aggressive and unhelpful.Reeds Rains knew that the tenants had raised a dispute on the 22nd February 2018 but did not tell me that this was the case until the 14th March 2018. The deadline for submitting information to My Deposits is the 22nd March 2018, leaving only 6 working days for me to provide this information to Reeds Rains and for them to submit via their account to My Deposits.Instead of doing this, Malkit has simply forwarded the emails that I have sent to him onto My Deposits without checking that they have actually been received or that the attachments can be opened and whether the info can be or has been uploaded. He says that it would take too much time for him to actually upload the information himself.According to an email response from My Deposits “It is your responsibility to check your online account to ensure that all your evidence has been uploaded to the deposit dispute.” And since I am not the account holder I can not do this. It must be done by Reeds Rains.Never under any circumstances should you ever allow Reeds Rains to hold onto your deposit if you are a landlord. I will never make this mistake again.

Reeds Rains Chester le Street offer an exceptional service which I would recommend to anyone. From the initial telephone call to the Chester le Street branch to enquire about viewing a property we have received a first class service. From viewing the house to receiving the keys was no longer than 4 weeks. The service we received from the staff at the branch was professional, efficient and stress free, especially from Susan Spokes who managed our move. Since being tenants with Reeds Rains we have had some minor repairs needed to the property which have been dealt with and fixed on the same day as reporting it. This is definitely a service that you need especially when you are a busy working family with children. Our experience with Reeds Rains Chester le Street has been exceptional and I would look no further than this company for our future.

Honestly the worst agency you could ever come across. They haven’t logged our rent payments in 8 months leading to a ruined credit score and inability to rent anywhere else, served an illegal retaliatory eviction notice, have not fixed any of the structural damages including breaking environmental codes, are very reluctant to help and continually act clueless despite multiple emails regarding issues, do not update their systems with emails, phone calls and complaints lodged and add break clauses in contracts to evade laws that protect tenants.

TrustpilotLeft in the dark
After our offer on a property was accepted 6 months ago Reeds Rains have been less than helpful. 3 months after the process started they advised us to begin the mortgage application process in earnest which then caused issue with the seller as they were not ready to move yet; this led to them informing our mortgage company that the property was no longer for sale. Once this was sorted out we called weekly for updates to find out what was happening with the sale, only to be told no change. This continued for another month and a half before the agent drip fed us more information that our mortgage company had continued to attempt to arrange a survey and that the owners felt they were being harassed. After another month of weekly updates of "no change" they agents drip fed further information that the top of the chain had accepted the offer on their property 11 months prior and were showing no signs of moving. We were open and honest with the agents at all stages, informing them when our circumstances changed and our need to move forward with the sale became increasingly urgent. Not only did the agents fail to advise us or make any movements to progress the sale, they also failed to contact us at agreed times, avoided our calls and just generally blanked us. Two weeks after the initial date we were given for the finalising the sale, the estate agents held an important meeting with the top 3 members of the chain and, despite promising to contact us with the outcome and next steps, again went radio silent. We're now 6+months down the line and having to start our search again while effectively about to be homeless. One thing I can guarantee is that we will not be looking at properties with Reeds Rains.
