Laura provided an excellent service
Laura provided an excellent service. From the first contact she gave me many options, and once I chose my apartment she supported me throughout the entire process. She was always helpful and professional. I highly recommend her!

Put my house on the market before withβ¦
Put my house on the market before with other estate agents with no luck. Reeds rain put my house on the market and virtually had a buyer straight away so I can finally move on to a smaller house which is all I need. Thanks for the great service Reeds Rain.
We're so happy to hear that you had a positive experience selling your home with us. We understand how stressful selling a home can be, and we're thrilled that we were able to help you find a buyer quickly and move on to your next chapter. Thank you for choosing us and for your kind words.

We would highly recommend Lynsey and her staff in the Carrickfergus branch. We were kept continually updated on progress at every stage of selling our house. We were always given a personal touch and advice throughout which was greatly appreciated. Great friendly service from start to finish. Thanksπ€ β¦

Completed on our first home yesterday
Completed on our first home yesterday! Jess from Reeds Rain Manchester City centre office was amazing from start to finish! As first time buyers the process can be very overwhelming and she was very informative and helpful with any questions we had the entire process! Even going out of her way to help us secure the information required for us to meet our completion deadline! Strongly recommend! Thanks Jess!! :)

Excellent communication and efficiency to finish in purchasing our new home.Tom at Reed Rains was fantastic. He gave me great advise on process of buying and possible delays to watch out for. I used dress rains Burnley to rent outβ¦
I used dress rains Burnley to rent out my property. The number of hidden charges was astronomical so I received almost no rent for four months. The tenant decided the to leave early and break the contract. There was no effort on behalf of reeds rains to sort the situation out. Suddenly there were lots of strings attached to the guaranteed rent scheme they were charging me for. Extremely complacent and absolute daylight robbery as a landlord. Every single invoice had some dreamt up hidden charge.

5 stars!
My partner recently sold his property through Reeds Rains Hull, from start to finish they were professional, friendly and couldnβt do enough for us! They chased the entire chain and went above and beyond to make sure the sale went as smoothly as possible. Every time we called they were knowledgeable and gave us the best advice they could. Steven and the team are a great asset to Reeds Rains.

Poor service - Halifax
Just thought I would highlight to potential sellers the service sellers are receiving. I contacted the Halifax Branch through rightmove last weekend to view a property they had for sale. I am a cash buyer and they have still not made contact. I would. E very disappointed on this service if they had been selling my property
Hi Anita,Thank you for the comments, the property you had requested to view was extremely popular. In fact we received 50+ requests to view it which logistically can become very difficult to organise. We had attempted to contact all of the viewing requests and are sorry that this took longer than usual. Our records show that we did speak to you after this review had been left which I appreciate was frustrating for yourself as you were waiting to view. I would like to wish you the best of luck in your search for a property. Regards,Reeds Rains

Awful service
Awful service. Moved around and been renting for the past 7 years and I have never had an experience like this. I've never had an application process thats taken more than a couple of weeks max. With Reeds Rains, it has been 4 weeks and still not sorted. References were an issue due to them using the incompetent service that is Experian. Everytime you contact the office, you get fobbed off and you can never get through to the person dealing with your application unless they happen to answer the phone by chance. Looking to BUY a property soon and I will not be interested in any property advertised by Reeds Rains! First and last!

Wonderful service and support at the worst time of my life
I am in the process of securing a tenancy through the Rotherham branch. I cannot fault the experience so far... Reeds Rains has made everything so easy at the most difficult time of my life - moving out of my late motherβs house as it must be sold - so I couldnβt appreciate them more in this period of intense grief and turmoil. Communication is excellent and service is friendly. I am also incredibly impressed with the tenant portal, which makes it so simple to set up services and utilities. All in all, I would like to commend Reeds Rains, and especially Sarah, my main point of contact, for taking so much of the stress out of this massively difficult life-changing time that Iβm going through.

REEDS RAINS REDDISH BRANCH LETTINGS
I came to Reeds Rains after dealing with a terrible estate agent company to help me with a difficult tenant situation. Reeds Rains was completely proficient in handling everything quickly and very effectively. I worked with Heather who was very attentive and friendly. All in all, could not recommend this branch more, they did everything I couldβve possibly wanted as a landlord and are superb at helping landlords with everything theyβd need.

Worst agents ever (CHESTERFIELD)
Worst agents ever. So unprofessional and do not stick to their word. Bought a house through them which the sale process was horrendous. They did not enclose the full information of the house sale even though they was quite clearly aware. When it came to light the seller only owned 25% of the property they was trying to sell Reeds Rains has zero knowledge of the 75% owner and it was down to me to purchase the Title Register and send to my solicitor to find out what was going on. The seller was a complete nightmare throughout , basically matched up to the agents! Showed no willing to exchange and complete which when we finally did (on the same day) I was absolutely at breaking point. Passed from pillar to post throughout with different stories from everyone who worked in branch, When I finally got the keys and went to the house the back fence was totally down which I had not been made aware of ( this was no way visible to me from an exterior inspection ) however one of the neighbours notified me that Reeds Rains has been made aware with photo evidence by her, several weeks before. They had promised repair of this as it was blocking her drive however this never happened. After various emails and calls between them and them admitting to me they should have sorted it, they decided to wash their hands of it and advised me to seek advice from a solicitor. After weeks of stress, an unsafe garden for my dog, and upsetting my new neighbours , I was promised a contribution towards the repairs from the seller which Reeds Rains was supposed to sort however this never materialised. So I was left with a very large bill I did not account for when buying the house. Now months later I am still getting letters addressed to Reeds Rains for outstanding bills from before I took on responsibility of the property. Total cow boy outfit! With all the online low fee agents popping up you would think they would try and pull their finger out and stay in business. No homes to sell / let = no job.

I would highly recommend Reid rains, we put all our buisness through their carrickfergus branch , from selling our own home to buying a new home, my husband x i were very impressed for many reasons, their professional approach was fantastic whilst still remaining friendly this was a great help for my husband and I, all the girls were fantastic x kept us informed through the process, any time we had an enquiry the girls were on the ball and always returned calls to update us, a big thank you to all of them, if anyone thinking of selling their home or buying a new one I would say to go and make an appointment with this branch you will not be disappointed.

Reeds Rains are fantastic ,that adjective doesn't begin to describe how helpful, understanding, diligent and professional they are,we canvassed 4.estate agents in carrickfergus and without a, doubt we picked the best, when they say they will do something, you can trust it will be done, they are always working on your behalf, through lunch time and even out of office hours. Now let's have a special mention of the A TEAM Lynsey Alia and Debbie, Without them guiding us and holding are hand figuratively speaking, we don't know how we would have got through this, particularly as the A TEAM, had to deal with our solicitor who we are very unhappy with. If any of our friends want to buy or sell a house (we were the vendor) I will implore them to use Reeds Rains, Many thanks Elaine & Kerry

We wish to put on record, our complete satisfaction with Lynsey Graham, manager of this branch. Having been on the market for 7 months our house had not sold. We changed to your agency, and Lynseycame to our home, took photo,s was amazing professional and within 4 days we had a buyer. In all the stress of moving, Lynsey has been an anchor of calm, well informed pleasant, efficient and evidently very well connected to other people in the town, such as solicitors. She is a five star employee, and also a very nice person. Thank you Lynsey, you made our move just that much easier. Tony And Pat Thorne

I have viewed a number of properties through Reeds Rains carrickfergus. Every single time i call the office i am greeted with pleasant welcoming staff who are happy to help out. When viewing our most recent property we dealt with Lisa, she is nothing short of fantastic, gives you plenty of your own space and does not bombard you with questions. Very patient and understanding and went above and beyond to obtain information that would usually be obtained at the solicitor stage. Some estate agents make property viewing a hassle, Lisa really does make it a joy.

I have just purchased a house through Reeds Rains and they have proved to be an excellent estate agent on many fronts. From the outset they listened to what we were looking for and made suggestions throughout the process aligned with our requirements. This meant we did not waste our time looking at properties that did not meet our needs. My main contact at Reeds Rains was Alia and her communication skills are excellent. Whilst Alia was great throughout the process, she came to the fore towards the end of the process when I had difficulties with the lack of communication from my solicitor. During this time Alia was able to smooth the waters and get the necessary responses, or, provide me with the advice/information I needed. I have no hesitation in recommending Reeds Rains and Alia.

We were very apprehensive about selling our property but we are so pleased we decided to choose R.Rains as they know what they are doing. Lynsey was great to deal with - very professional, honest and efficient throughout our selling process. All the girls in the office are very professional too and can answer any queries about properties as everything is updated electronically. Our house sold within a day of being marketed and we are due to complete very soon. Must also add that I found it very helpful that Reeds Rains operate like a modern day business and are contactable at all times. They open from 9am until 5.30pm everyday and open on a Saturday too. They don't close over lunch which is very useful if someone wants to book a viewing of your property and they have called during their lunch hour. A great service and very highly recommended! Thank you so much ladies. Emma

AVOID AT ALL COSTS
Absolutely disgusting treatment from the agents and landlord. I donβt think the box is quite big enough to fit all of the problems we have encountered in the last year. The lack of communication is atrocious, and the inexperienced staff is embarrassing. Donβt think they know that my partner worked for an estate agents and knows all the legalities of certain procedures which they clearly donβt know. Avoid at all cost.
Hi there,Sorry to read your review. We will send a request for more information that will come directly from Trustpilot so that we can look into this further.Regards,Reeds Rains

Avoid Reeds Rains if possible - exploitative, disorganised and stressful
We are renting a house managed by Reeds Rains. Our landlord is wonderful, but our experience with Reeds Rains' poor management has caused serious issues and made us feel insecure in our tenancy, leading to unnecessary stress. In the last six months, we have:1) been forced to live without hot water/heating (in February) for two weeks as the Reeds Rains' maintenance department did not pass on information about the issue to our landlord. We made a formal complaint to Reeds Rains who reluctantly (after weeks of calls and emails) agreed to compensate us. They did not take responsibility, despite their agent acknowledging that he had neglected to pass the information on for over a week. 2) Despite going on to a rolling monthly contact (SPT), Reeds Rains are now attempting to force us to sign up to a 12 month tenancy, at the cost of Β£120. We did not have to do this last year and they are not answering our questions appropriately, and their poor communication has given us the impression that we have no choice but to sign up to the tenancy. Their emails have implied that we sign a 12 month tenancy renewal or our notice will be served. We are not in the position to sign up for a 12 month tenancy as, after two years in the property, our circumstances are changing. There has been no acknowledgement of this or any sense of understanding by their renewals team.3) We are often called for marketing purposes by Reeds Rains local branch who seemingly call to thank us for looking after the property so well and then attempt to sell us products which we do not need, and they will ask questions like 'do you know what you'd do if you couldn't pay the rent?' 4) Our experience when when signing up to the initial contract was comical as their representative was unable to deal with paperwork, frequently lost documents and wasted hours of our time in the branch office during our working days all for a sign up process which should be simple.5) Their fees are extortionate and we will have to pay Β£120 to leave the contract. Overall, our experience has been fraught with difficulties. The company have little understanding of the situation renters are in, and they attempt exploit our position for their financial gain. We would not recommend any landlords to use Reeds Rains to manage their property, and we could advise renters to use a different lettings agent.

Shafted and lost money
I went with Reeds Rains because they were selling the house we wanted to buy and therefore it would be in their interest to sell ours. They found a cash buyer living in rented accomodation; a couple on their second marriage who both owned houses and were selling them. Hers had been sold and they were buying ours with the proceeds. His was being sold and the proceeds were to be used to do a loft extension to add a 4th bedroom to our house that they needed. On the basis of them being cash buyers and could complete quickly, we agreed a sale price Β£20K less than our asking price.6 weeks down the line things weren't progressing and I started chasing Reeds Rains only to be told there was a problem at the bottom of the chain. WHAT? There is no chain, they are cash buyers. Oh, soon after you agreed the sale they decided to incorporate his house sale into your house purchase. So our cash buyers had turned into a chain of 3 and Reeds Rains hadn't even decided to tell me. If I had known, I would have re-negotiated the price.Reeds Rains insisted that they had told me as soon as the deal had changed and it was on their file. They are LIARS (as I suspect all Estate Agents are), and had not sent me anything in writing to ensure I was aware of the change in circumstance. We didn't actually manage to move until 3 months after Notification of Sale. So much for a quick sale which cost me Β£20K.I would advise anyone buying and or selling to get EVERYTHING in writing and not just rely on telephone conversations.
Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
