YellDavid Ricketts acts in a dual role for our family : he is the Managing Agent for the tenancy of my property in Thornhill, Cardiff, and he acted as Sole Agent for the sale of my mother's house last year. In both functions, David offers outstanding customer service in terms of the efficiency of fulfilling tasks, aided by great organizational skills, and he is responsive like to every query that we may have. Nothing is too much trouble and David and his son, Will, make you feel like a highly valued client. Their knowledge of technical property issues & the local market is excellent. I highly recommend David's professional services to house sellers and also those individuals seeking to rent out property who, after the recent regulatory legislation in Wales, prefer to employ a Managing Agent rather than accept the onerous responsibility of being a Landlord in the 21st century.

Saw a property was to let for £1200/month, organised a viewing, travelled to view it. Correspondence was polite and professional. Once viewed I was ready to go ahead and put pen to paper same day. I was asked to pay a non refundable £500 deposit (not included as part of the returnable security bond or 1st months rent.) No itinerary as to what this was for, and it was requested as one line, via text, with bank details. I don't know why I would pay an Estate Agent £500 for them to carry out their regular business activities, I've never heard anything like it, £75 max maybe for a holding fee, certainly not £500! Was told it needed to occur by end of the day which I felt was a pressure tactic. All information was received over text not email, with typo's ie 'no. refundable £500'. Read reviews across various sites going back beyond 2018. From 2018 back Reviews tend to go down to 1* rather than 5* which seemed a red flag. If it walks like a duck, quacks like a duck, its probably a duck.
