Wiseman Estates is the worst agency I had to deal with. I strongly recommend the people to go to another. They forge my signature to send a fake contract to the council. Of course the contract was completely different to the one I had. They also did not protect my deposit. When I moved into the flat, the oven wasn't working and they took 3 months to change it. I hope I can save some people the headaches I had for them. Btw, most of the post are from people working there. Finally, thanks for the reply Wiseman Estate, but I am not talking about another agency but yours.

I had the grave misfortune of residing in a flat administered by Wiseman Estates for a little over a year. Unfortunately the service was easily the worst example of human behaviour I have ever witnessed at a company in my life. I have never seen an establishment with so little integrity. Wiseman preys on people who are new to London, who are looking for individual tenancy contracts, who are under time pressure to find accommodation, and who have not yet established a good understanding of the London rental market. They use this information asymmetry to extract high rents while providing a disgraceful third-world service that, frankly, they should be ashamed of. Being ashamed, however, assumes the existence of some moral compass, which I'm afraid Wiseman Estates lacks all together. I would advise very strongly against dealing with Wiseman in any capacity. In fact, I would not wish them on my worst enemy - it's that bad. If you currently rent with Wiseman, I would highly recommend leaving and seeking out a real estate agent who has at least one ounce of integrity. I have compiled a list of events that occurred during my tenancy that demonstrate the incompetence, misconduct and complete lack professionalism of Wiseman estates. (1) Allowing strangers to enter the house in the late evening. This occurred on 2 occasions that we know of, but possibly more. My flatmate was confronted by a stranger in the house late at night who had a set of keys and had let himself in. He had sorted through our mail to find his old letters. As you can imagine, this was extremely invasive and downright scary as we thought we were being burgled. This demonstrates operational carelessness or disregard for legal and privacy factors. Most likely both in my opinion. (2) Frequently entering the flat, and in some cases individual rooms, without the required 24 hours notice. This happened frequently. Wiseman would give us little or no warning before arriving. It was an invasion of privacy and lacked any decency. (3) Requiring tenants to write positive reviews on google in return for references. At least two previous tenants have told me that Wiseman made them do this. I have also heard accusations that staff members write reviews to manipulate their google score. This would be consistent with the other manipulative and immoral behaviour that I have witnessed from Wiseman. (4) Ignoring requests for things to be fixed. During the year I was an occupant, I routinely asked for the seal around my window to be fixed, as well as our intercom that didn't work. These were never fixed. Other requests would take unreasonable amounts of time to be resolved, or, in the case of an emergency, we would have to continuously call and follow up on an hourly basis to get any traction. (5) Sending to people to fix things with absolutely no skill or experience. This was another routine occurrence. After many requests, Wiseman would eventually send someone to fix a problem. The people they send usually had no tools and no idea how to fix things as simple as a blocked sink. This led to multiple visits, disruption, and ultimately a long waiting time before any work was complete. (6) Late returning of deposit. Upon leaving the flat, it took over 20 days to receive my deposit back - well over the 7 days stipulated in the contract. Another example of a lack of organisation or ability to carry out simple administrative tasks. As with most interactions with Wiseman, I resorted to calling every day to get any results. (7) Unprofessional conduct On more than a few occasions, when we were waiting on wiseman to resolve an issue, I would receive delayed text messages at 2am or inappropriate personal details of excuses of why things were late. This showed a deep lack of professionalism and organisation within Wiseman. Wiseman gives new people to London a bad perception of the city. They deserve to be named and shamed in the hope that people have a fair chance to avoid them. Like the plague.

I am renting a flat through Wiseman Estates and have so far been having a great experience. I've having been living in one of their flats for almost a year and I want to stay for as long as I can. Special thanks to Yasin from Wiseman estates for always being available to help if there was ever any problem. It’s a great flat, it is clean and the rooms are very nice. Any issues I've had were dealt with immediately by the agency. I would definitely recommend using their services if you are looking to rent a property in London.

My experience with the agency has been good so far. I've dealt with Yasin for ten months and he has always been kind and helpful with any issue my flatmates and I could have. There were some issues with the house - normal maintenance issues, such as light bulbs for instance - and upon a call, he would take care that all necessary repairing work would be done. The room I got was a very good trade off between location and price. Yasin has always tried to accommodate our requests as far as he and his colleagues could and I can surely recommend this agency to anybody asking me. Full rating.

I cannot recommend Aqib Aslam from Wiseman Estates enough. In close to a decade of letting properties, I've never worked with an agent as honest, trustworthy and dependable as Aqib. Every phase of our move in process went extremely smoothly, all thanks to Aqib. As an example, we had asked that quite a few pieces of furniture be removed from the flat before move in. While the landlord didn't have capacity to store all of this furniture himself, Aqib ensured that he found a creative solution and accommodated all of our requests. In comparison, other flats we've letted have simply refused to allow a single piece of furniture to be removed. Another example: when we were about to move in, Aqib called cleaners to come in for a second round cleaning the flat because he didn't think it was cleaned to a high enough standard. In reality, I thought the place was sufficiently clean (certainly much moreso than other flats I've rented in the past), but this shows the level of detail and care he puts into his work and ensuring that each client has a fantastic experience. There are many other larger agencies in town with more properties than Wiseman, but if you want to be 100% confident that you will receive amazing service and always get honest answers, go with Aqib at Wiseman. We got a great price on a one of a kind apartment - one that other agencies would have tried to charge significantly more for. Letting a flat is a big expense and there is a lot of room for things to go wrong - it's important to have someone you can trust. Aqib will be there for you all throughout and find you an amazing apartment.

When I moved to London 3 years ago, from NYC, my flat mate and I found Wiseman Estates during our property search and it was the best thing that happened to us. On our first day out, we found an amazing flat with Sulaman from Wiseman and he was able to help us negotiate the rent. When I was looking to move flats 2 years later, Sulaman was available and accommodating to help with my search again, and was able to find a new place for me within my budget. Everyone in the office is extremely friendly, and they have been very helpful during my time here. I would definitely recommend them for any type of property search as I know they also managed the sale of one of my landlord's properties.

I rented a flat through Wiseman Estates and found the whole experience very easy and hassle free. The standard for properties on their books was exceptional compared to other agents in the area and once I found the place that was suitable to my criteria rest of the lettings process was made very swift and easy for me. Especially Christmas being in days, a big THANK YOU to the team and Numan who made it all possible in a limited amount of time.

My journey and experience with Wiseman Estates has been competent from start to finish. The delight of having Aqib Aslam as my estate agent the past few months since my first day moving into my property in Kings Cross is considered valuable in many ways; his friendliness, efficiency and sincerity has been much appreciated, along with his genuine assistance to various queries or issues around the flat has indefinitely benefitted my flatmate and I until present day. It took me quite a long to find this brilliant room near kings cross, thanks to Yasin from Wiseman. It's been almost a year and half and I want to stay as long as I can. Great place to live, clean, no issues from the agency and they are always available to help if there is any problem.

★★★READ ME : I AM SAVING YOUR LIVES It is extremely difficult to find a rental property that is cheap and decent at the same time especially in central London where there is a fierce competition in the market. In fact, most of you are likely to grab an opportunity of signing an only-just-tolerable property saying 'god we were lucky,but there is one thing a number of you forget: The quality of the service agents provide. If you have 5 minutes, hear me out before getting lured by mere flats that seem satisfactory from outside. The agent i dealt with was THE most unprofessional worker i have ever met in my entire experience in London. 1. The breach of contract occurs frequently for instance, the contract clearly states '24 hour notice must be made before paying a visit' but what i saw was a hasty agent leaving a message in the middle of a night saying 'the landlord will visit you tomorrow morning so tidy your rooms guys.' 2. Not only that, there were 6 random house refurbishments of which tenants had no idea. This happened routinely throughout the year: we get roused by noises in the common area -> meet workers removing ceiling tiles -> (Wait what?!) -> leave a message to the agent -> no response -> call the agent -> no response -> receives a message from the agent after about 3-4 days saying 'i am not entirely sure what is going on but the landlord wants it' -> unable to use the area for 2-5 days -> happens again after a couple of months. 3. On top of that, when we actually found something that needed to be repaired, the agent just ignored our messages. The communication was simply a one way street. Keep on trying because he does reply after about 3-5 attempts and you will notice his answers will converge to: 'sorry it's been a little hectic in the office last few weeks. i will look at it next week' - obviously never happened :') 4. Can it get worse? well.. sorry but yes. After about half a year, I once went to the office to tell him personally and respectfully if he could be more professional in terms of notifications and you know what he said? 'I actually don't even have some of your numbers' 5. One time, the landlord found out that there was something wrong in the property and asked us for an explanation. We told him that the issue had been informed to the agency several times and got no proper responses. After a couple of days, the agent gave us a call and told us off for making it a big deal............ 6. Finally, If you are an international, he is unbelievably rude. If you are Asian, he will refer you as 'some Chinese guy' If you are European, he will refer you as 'you know that Spanish guy' If you are from anywhere else, you will just be called in the most stereotypical way possible according to appearances. I think i can write a book about this agent but i should stop now. + They are extremely sensitive about the reviews. When i posted this, he sent every tenant a message asking who it was. Obviously, i didn't tell them it was me and soon, they started accusing one of my flatmates: I vividly remember him saying 'if you don't delete the comment, i will take all your deposit' When he found out it wasnt my flatmate who wrote the comment, bad reviews started stacking up around that time, so the company started asking people to write good reviews for them; They even created fake google accounts to keep the google rate above 4+ (This is still ongoing) I also know they delete bad reviews by reporting them to Google. All the comments saying 'blah blah is not working for Wiseman estates' is a total cow-poop by the way. Rent A Room Ltd = Wiseman estate's online account. P.S. It has been a while since i left the property (thanks to the agent) but it seems like the company left a review saying they have never had me as a client instead of taking this comment as a feedback. I mean seriously, i am not using my real name here so how on earth do you know who i am in the first place?

Yasin basically asked me to write a good review about him saying he will try to assure me with more deposit in return. He even asked me if i wrote any of those bad reviews to find out who and take some money off the deposit.. I have no words.. Guys, i know it is rather difficult finding a place to stay especially if you are students but i have to advise you that it will make your life so much worse if you do not check up on the agency properly and this agency should not be taken into consideration..

The most incompetent and unprofessional agency I have dealt with. Yasin, the agent who dealt with us was rude, unreliable and untrustworthy. We rented a room from Wiseman, based in N1 London. A few of the issues: Our deposit was refunded late (beyond the specified the written contract). The agent had too many tenants living in an non-HMO licenced property. I called the council and they confirmed that the agent was in breach of council law. I advised Wiseman and no action was taken. Communal cleaning service was advertised but not provided. No maintenance provided to the property.

I am leaving this review based on the impression got in few years of time as the rating cannot be any further from the truth. I have hit a decent number of estates every year for an accommodation in London, and usually check listings on an aggregator site, so I don't keep up with any one particular place. In my whole life, the most places have provided me a reasonable quality of service in general, but I noticed considerable differences. While Wiseman Estates doesn't seem to specialize in the high-end estates, they also never put any efforts in the service regarding to maintenance - so you may not expect any service once you put your sign in the contract. Other estates with a wide variety of properties, the ones that are like annoying anthropological ruins that can neither be repaired nor refunded. However, in order to get any reply from the place, you may include word "refund" or "rent pay" in the title. What a great place it was.

I was with Wiseman Estates for a year. My agent was Joanna Wojciechowska. Overall my experience with Wiseman was great: check in and check out were both seamless. Any issues during my tenancy were dealt with very quickly. Overall a very flexible agency to work with. I'd like to shout out more specifically Joanna, my point of contact from the beginning to the end: she was extremely professional, efficient, helpful and easy to communicate with. She went the extra mile several times to make my life easier and sort out administrative things. She is flexible and a great point of contact to have. I would recommend dealing with her 100%.

Thank you for all your help very much appreciated!! Me and my flat mates where desperate for a property before we left the country and Wiseman not only got what we where looking for in 2 days but found something on Euston which was unrealistic due to our budget but they knocked down £40.00 a week of the asking price and now all three of us can walk to Uni and we save travel cost. I used Wiseman Estates to find my first flat away from home. Although we viewed properties with several other estate agencies, this one stood out far and wide as the best choice, which was down to their honesty, great intuition and customer service. Finding my own place was a daunting task and the team at Wiseman really helped put my mind at ease and find somewhere practical and affordable. They gave me fantastic advice on safe neighbourhoods to look in that were close to my university as well as other amenities such as supermarkets. They were always supportive and understanding of my situation. I was impressed by how hard-working the team was and that I was always greeted by a friendly face, 2 years later and I still say hello from time to time! Overall, 5 stars.
