Jenny made what could have been a very stressful situation of moving out of our home (that is being refurbished) into a rental property very straight forward; taking care of admin on our behalf and liaising with the landlord to cover all aspects of our move and so that we had what we needed when we moved in. I would definitely recommend Jenny in particular and also the Winkworth for the service that they offer.

Clive, Andrew and team did a fantastic job in selling my flat. They advised me, on how to set an achievable and realistic price based on current market conditions. Within two weeks I had a number of offers of which one I accepted. I didn't expect it to happen this quickly especially during this uncertain time for the housing market. They are a very profession team and I would highly recommend them.

Winkworths Barnes: Amateurish and incompetent selling agents

Amateurish and incompetent in the extreme. As sole agents during 4 months of the peak house-buying season, Winkworths Barnes failed to sell our house despite interested buyers, all other properties at similar price-point being snapped up and low stock levels. Childish communicators with zero transaction-management skills. Even after we took our house off the market and formally terminated their agency, they continued to display our house on their website marked "under offer" - when the house was not under offer, they were not our agent and we had not consented to their using a photo of our property for marketing purposes. If you are looking for ineffectual and bombastic service, this is the firm for you.

5 Stars For Fabian

I would highly recommend Fabian at Winkworth. He was great to work with, made everything so easy. Communication was fantastic. If I was to rent again I most definitely use Fabian.

I sold my flat via Winkworth Kentish Town. The residential sales team were professional, efficient and easy to deal with throughout the process. In particular, Andrew was a great help to me, and was always available to answer any questions or deal with requests. Would highly recommend.

Terrible neglective managment!!!! We have been renting with them for a…

We have been renting with them for a year and a half, always on time with our responsibilities, always updating the managment for any issues with the lift or anything regarding the property. We had an emergency on the 31st of December where the boiler stop working and we were left completely with no warm water and a boiler that for some reason was leaking water! We were provided with emergency contacts which we tried contacting for about 3 days before we get an answer from them refusing to come and check the boiler as they were pretty sure they could not do anything due to the lack of parts( which they didn’t even know from the phone where and what exactly was the issue). After 4 days without warm water a guy came to check and nothing was done. In less words after all managment department was informed with the emergency, as we are talking about month January, even if they send people, who never treated our situation ,with a toddler at home, as emergency, did nothing. We were left for almost a month with no warm water and with the excuse that parts and manufacturers where difficult to find, with no other option and no reasonable deduction of the monthly rent, no help and no options with a toddler the most cold weather of the year!!! And the only response was that they are trying and we can have warm water for a family of 3 by using kettles!!! The boiler was fixed temporarily but still not permanently and we are at the middle of February. The worst managment we have ever faced and now they are asking us to leave with no excuse or reason. I am not willing to deal with this agency anymore and I hope I will never have to deal with such a neglective and awfull situation where they left a family with a young child in the most cold weather of the year for a month without heated water!!! I feel ashamed and disrespected but I have to make this review in order other peiple to be aware!

THANK YOU!

THANK YOU! This is hands down the best experience I have had with an Estate Agent. Shilpa was instrumental in getting the sale through before before the stamp duty break ended and walked us through every step, answering any questions we raised. Shilpa & the team made the experience an easy one and I am forever grateful for that. I will be recommending Winkworth to friends!

Paying top dollar to live in a damp and disgusting property!

Currently I am paying for a 'two' bedroom property. Unfortunately due to a severe leak I reported in 08/21 one of the two bedrooms is completely unusable due to the reoccurring leaks, and the severe damp as a result. It is now 29/10/21 almost 3 months later and the problem still has not been resolved. I reported the issue for the third time on 05/10/21 but as of 21/10/21 the Landlord seemed to think the issue was solved. In the meantime I have been paying the full rental price for a two bedroom property, yet for 3 months I will have been unable to use a significant part of the property - a younger family member now has no bedroom, yet I still have to pay for it. I have asked the landlord/agent to consider a temporary rental reduction due to the above reason however this has been flat out refused on multiple occasions.Despite many emails, phone calls, photo and video evidence I shared with Winkworth, the landlord still appeared to think the issue was solved. This tells me that Winkworth must be very selective on what information they choose to pass on to the landlord, or the landlord doesn't mind dragging on this issue for longer, and thus incurring significantly higher remediation costs. This issue was first reported in August, it is now nearly November, and the fact that it has taken this long, and the issue is still not resolved will have undoubtedly incurred additional costs to tenant (My possessions now have mould on them and I now have to find another bedroom) and landlord (Has many more remedial issues to deal with). My next step will be to report all of this, making complaints to the Property Redress Scheme and seeking legal advice.

Super Service at Winkworth Long Melford

A huge thank you to Mark Wilkins at Winkworth Long Melford. He epitomises the term "Gentleman". He was always available and nothing was too much trouble. Our house sold very quickly and Mark then worked with us to progress to completion day. I would certainly recommend Winkworth but also believe that Mark's care and attention was the key to our successful sale. Thank you Mark.

Professional from start to finish

Professional from start to finish. Shilpa was understanding of our needs and patient with my elderly parents, and caring of our home of 43 years. Shilpa kept us up to date at all times and we never felt pressured or pressurised. Nishi did most of the viewings and again courteous, punctual and understanding. Would definitely recommend and use again. Huge thank you from us all.

Happy with our experience

My partner and I are first time buyers, and we’re just about to complete on our first flat. Patrick, Alex and Nicola have overseen the whole process and we’re really happy with the way our purchase has been dealt with. We weren’t really expecting to feel grateful to our seller’s estate agents, but they have helped us navigate all the twists and turns fairly and transparently. They were also very helpful when our solicitors were being less than efficient (!) - an email to the Winkworth team was often a quick and easy way to sort out any issues. We wouldn’t hesitate to use them again (not that you have a choice as a buyer, though - if only…!).

Lack of professionalism Kentish Town branch

Edit in response to Winkworth's reply: Much as my acknowledgement that the sales negotiator shall work in the vendor's best interests, I sincerely believe Andrew could have kindly asked the vendor to at least request her hired solicitor to start preparing the sales contract as practicable as possible. All Andrew told me is that there is nothing my solicitor would do until he received the contract written by the vendor's solicitor. Andrew recommended me a solicitor that charges me a fee slightly above average, which normally entails that the solicitor shall be more efficient than other lawyers. I still can't quite fathom why Andrew would suggest quite an expensive solicitor to me while the vendor's solicitor would not even do his job in a timely manner? Winkworth's response is highly disappointing. As I said, do NOT use their service unless you, a buyer, is fine with putting up with their sales negotiator's not caring about your interests.I wouldn't recommend using their service. My sales negotiator was Andrew from the Kentish Town branch, and I regret to say he failed to live up to my standards. While he was fairly responsive to my enquiries and emails at first, he seemed reluctant to communicate with me upon the confirmation of my offer with the vendor. It was a shame he sided with the vendor and did not act in my best interests - I specified I was a first-time buyer, and didn't know how much I should offer the first time. His response was, he could not advise me in this regard and I had to make the decision on my own. It was only until weeks later when I spoke to another negotiator from another estate agency that I realised offering a slightly below-asking price initially wouldn't harm at all. He offered effective guidance on offering - eventually I was able to secure a real deal which the vendor is also pretty happy with. Another thing - I believe Andrew should have encouraged the vendor to hire a more capable solicitor who would be happy to start working on the agreement. My offer was made 13 May, and yet the vendor's lawyer still hadn't finished drafting the contract and as a result, my solicitor, however competent he was, was unable to anything but to wait. Yes, I understand everyone is super busy to rush the stamp duty holiday deadline, but the inefficiency is apparently disproportionate to the seemingly convincing reason/excuse. My current negotiator is a lot more helpful and efficient - he got things started immediately after the vendor accepted my offer, and maintains to be patient and polite despite my several postings of rather dumb questions. Also, he is so familiar with the property to the extent that he can answer my questions right away without having to do any extensive research (and so far he's right about everything). I did three viewings of the property, and am glad to say the property is in an excellent condition.Verdict: Unless you have previous experiences of property buying, you better avoid using Andrew's service. I had high hopes for Winkworth but will never use its service again.P.S. My apologies for the broken English.

Hello Constance. Thank you for taking the time to post your review. Naturally Winkworth are disappointed that you didn't raise this with the Manager or Franchisee of the Kentish Town Office at the time as I am sure they would have been able to assist with some of your more general questions. I think it is however important to highlight the fact that all estate agents work on behalf of the Vendor / Seller and therefore they will be acting in the best interest of them (by contract) rather than acting for any potential buyer which does mean there are certain limitations as to the service they can provide to you. I am sure that any agent would be happy to talk you through the process of being a property buyer for the first time however they cannot conflict their interests in regard to specific properties and clients. I do hope that you are happy with your property that you have now chosen and enjoy your first owned home and I also hope that you will return to Winkworth when you choose to move next time.

Andrew was really proactive and kept on top of things, checking in with all parties to make sure the transaction was progressing. It ended up being a fairly slow process (for reasons outside Winkworth’s control) but he still kept in touch regularly and was particularly helpful in wrangling the completion date. Collecting the keys was also a breeze :-) Thanks again!PositiveResponsiveness, Professionalism

For four weeks the branch staff thinks it's ok to have mice and all the associated issues running round the flat and still no date for when the people will be coming to sort out the issue, very poor. Am sure they wouldn't want this in their own homes but it's ok for people that pay their salaries

Guildford Estate agent winkworth

Guildford Estate agent winkworth. Got shown a property today with my partner and 8 month old baby today. I'm offended you would even think that a filthy student property would be suitable for mt family anyway! Was absolutely disguted that you can show property's in these conditions like that and think its acceptable (and in a pandemic you should be sanitising everything down!) When tenants leave if you think showing a dirty property with dirt and filth is acceptable it is not! Trying to sell a property to me in such disgusting conditions and thinking its okay to show people shows what type of estate agents you would have been if we were to have gone with you. Asked to be taken off the books would not recommend thank god we curved this! Will be telling everyone to avoid this estate agent. Your reviews don't look great anyway even though you deleted my Google one!

I'm waiting to hear back from Winkworth…

I'm waiting to hear back from Winkworth Kensal Rise lettings about why I'm being contacted by the utility provider to pay bills on an account I assumed was closed on my moving out. As a landlord, I pay Winkworths the 'Fully Managed Fee', a level of service for which they state they will inform the utility providers of the new tenants details. My credit rating is at risk as I have ignored emails from the utility provider on the basis that I have paid all bills before the tenant moved in. What is the point in 'informing the utility providers of your new tenants details' if the account isn't closed? I await a response. Very disappointed at what is either negligence or very misleading terms of service (if 'informing' providers achieves nothing of value to me as a client.)

Jonny · 14 January 2021

Agent replied · 23 October 2024

Morning Jonny. I believe that Aaron from Winkworth Kensal Rise has been in touch with you personally regarding the problems you are having with your utility providers. Unfortunately, due to GDPR, quite often providers will not take instructions from a third party or speak with the agent as a representative of the Landlord. Aaron has again attempted to liaise with the utility provider on your behalf however they have confirmed they are unable to do this as you have not given permission. This is extremely frustrating for you as a Landlord and Winkworth as your agents, however our hands are tied on this occasion.

Thanks to Finlay Cook for taking my sale to completion. However, it was a team effort by everyone in the Kensal Rise office.
