TrustpilotZOOPLA NONSENSE JUST DOES NOT WASH
I see Zoopla is still trotting out the lack of data fib for properties where there is no estimate. The truth is Zoopla migrated their existing data to a new algorithm. Just like the Post Office Horizon system cock up existing data for properties like mine have vanished into a black hole. I just wish Zoopla would come clean and admit that their new algorithm is suspect and stop the nonsensical excuses. As an addendum to the above. I have just received a repeat of their cut and paste response from Zoopla. My house was built new in 2002. They had estimates based on the relevant data prior to the migration to the new algorithm. They will just not accept that their system has erased the original data on many many properties not just mine. Someone needs to audit this company's business practices and sharpish too. Unacceptable Zoopla. I wasn't born yesterday.

Hi Mr Parsons,Thank you for sharing your feedback with us. We're sorry you feel this way about automated valuation model.Whether we display a Zoopla estimate for a property or not depends on the amount of data we have available for that home and for similar properties in the area. Our mission is to provide data on all homes in the UK, over 29 million currently and if we have sufficient information to create an estimate for a property, an estimated house price range will automatically be generated. If we currently do not display an estimate price range for your home, please come back soon to check if we’ve added an estimate. It does not mean your property is not worth anything if it does not have an estimate! If you want to get a valuation from your local experts who will inspect your home and take into account its unique features, a Zoopla estate agent will be happy to provide the most accurate price estimate for you. Having found a house to rent on your site I called on a Sunday. You were closed so I emailed straight away as I know this size house and area would be taken quickly. Monday came, I had no response so I called again. Had to leave a voice note with my name and number. No call back by the end of Tuesday. I received an email response saying that an agent will contact me within 2-3 days? Why so long to contact me? Go on the site again this evening to see that the house has already been rented. No communication other than a generic email and now I’m waiting for nothing.

TrustpilotThe house inspection system is untruthful and shoddy
The house inspection system is flawed,to many faults show up after purchase . If the system was a car you would be able to return it for a full refund but not with a house . It’s a fraudster heaven helped by independent but useless accessors ,whom should be working for the buyer not the seller . Truth is no where to be found which reflects badly on the agent ie You zoopla . Zoopla should be open with both side ,clearly stating that the truth about condition is a must as any hidden faults will be put right at the sellers expense, if not clearly shown and reported. Zoopla is badly let down but a shoddy business policy.

TrustpilotZoopla doesn't reflect true values on all houses..beware
Zoopla is very useful as one of a number now of property research sites. However, it's not always accurate on house prices. I bought my wife out of half the share in our joint property 13 years ago when we separated and Zoopla are still showing that half as the full property sale value, despite my having contacted them to point out the error. They also don't have any way of adding a note to explain, which is very shoddy of them. So, don't believe all the prices they show, they may only account for a "fraction" of the true picture as they only work on "blind" land registry sale values and ignore comments..then they index that value as they think it should "on average" for the area. This can lead to massive over or under property valuations where properties differ, for many reasons, in a road.

Hi Brian,Thank you for leaving us a 4 star review and for sharing your concerns with us. We are pleased to hear that you like using our website for your property research. We also appreciate your feedback on the estimated house prices displayed on our site. Our aim is to provide the most accurate estimates. However, our estimates are not formal valuations and shouldn’t be used as such. It’s important to remember that the type, age and size of homes varies widely across the UK and this, coupled with the liquidity of homes in any local market, impacts the ability of any Automated Valuation Model to deliver an accurate valuation. To maintain the accuracy and integrity of our improved Automated Valuation Model (AVM) it is no longer possible to refine or change house price estimates manually. Thus, the ‘refine this estimate’ feature has been permanently removed from our site. Renovations will take time to be recognised by the Automated Valuation Model.Nevertheless, we would like to discuss this further with you and we will now message you privately for more information. Many thanks,Zoopla Support

TrustpilotExcellent property portal and great…
Excellent property portal and great stats and trends and analysis of local areas etc.My only 'issue' as far as it is one is that some property websites go far beyond the designated areas for searches. eg 'search for N10' will yield properties in NW8 for sale. When you're frantically trying to keep tabs on all out there - it can be rather frustrating to have that happen, and is a waste of time an ever increasing commodity especially at these strange times when most of us working are doing twice as much as we were.I don't know if this strictly applies to Zoopla - and haven't got the time to go back and rummage - so this maybe a little inaccurate - but all the property sites and experts will probable read this so they will see and know if it is them culpable for this. Zoopla is by far my favourite site in terms of a) user friendly b) nice to look at ie well designed c) hugely useful and d) never mind Zoopla emails landing.Thank you and keep up the good work!

TrustpilotValuations should be taken with a pinch of salt
Zoopla is good for searching for properties, however their valuations are abominable. In my road, the inaccuracies and variations in price are laughable. In my road, one property is valued at more than three times the value of a similar property in the same terrace, my own property's value has been questioned by potential buyers because of the low Zoopla valuation. They've also mixed up my property and the much smaller downstairs flat. This is skewing the value of my home.

TrustpilotKeywords
I like the fact that you can include key words in your search. A must have for me is a garage and including that one word rules out properties which do not have one. Rightmove does not allow you to do this, so Zoopla is my preferred search engine for houses. The only downside is properties are not always where the pin is to do a visual search of the area, although this is probably more down to the individual estate agents.

Zoopla publishes incorrect information, and refuses to correct it even when you provide proof of the errors. The only way to correct information is if you pay them to publish an ad, and as part of it correct the data. This is simply criminal behaviour.Edit: Zoopla re-confirmed they don't want to have correct data on their website. The data are provided by an algorithm that is out of their control. The valuations and information on this site are very unreliable. It has my house under a medium risk of flooding, but I'm curious about where this water is coming from!! There's a tiny stream, about half a mile away... Maybe this will turn into a torrent and travel a 1/2 mile to get me!!Also Zoopla compare house prices with plot sales on the street, artificially dragging the average house price down. They have been informed but really don't care they are comparing apples and pears!!So use their information on this sute at your own risk....

Thank you for sharing your concerns with us. We're really sorry to hear you feel this way about our valuation model and Zoopla plus information. The data we have regarding the Flood reports come from a trusted third party, which in turn receives their data from the Environment Agency at a postcode level. The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland. The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates. We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual. TrustpilotVery Poor Service
Only got a 1 because I can’t give 0. Several emails following almost £70k spent on the house plus a valuation from an estate agent over £60k above Zoopla’s estimate. Their argument is “it’s a guide” …… but it’s a guide used by buyers to drive a price down. Then they remove the price but state their algorithm won’t allow them to update it for months, even with a national estate agents valuation. Are Zoopla trying to control prices? They certainly need a regulatory body have a good look at their… “algorithms”Edit Never got a private message from Zoopla as they said below. I did however look at a house for sale. It sold in June 2023. According to Zoopla it’s increased in price by 67% since. In 17 months??? My last example is obviously YOUR fault. As both houses recently sold. Our house with the extension went for more than the house next door a year later. Yet you now value next door higher. How does that happen? Grossly inaccurate and also damages the values of properties due to you incompetence. If i could leave zero stars I would. Zoopla have non stop hounded me since leaving them. I run an investment and development firm and as a trial i joined Zoopla last year to trial real estate management. I realised in that 12 months period that rental management was not a sector I want to work in and so politely I cancelled my contract with Zoopla and even wasted 3 months of no advertising. Given the contractual agreement I did not kick up a fuss. But since leaving in June I have been harassed by Zoopla employees nearly every week via phone and email asking whether I would like to return. Despite my regular responses to inform them I am not at all interested and whether they could remove me from their records, they still persist. It is very annoying to receive weekly emails and phone calls from James Kingshott,Ben Mcleod to join despite my regular explanation that I have left that sector behind and have no interest in marketing properties on Zoopla
