If regular communication between an estate agent and a client is the life blood of a successful relationship then Strutt & Parker (Cambridge) is in need of a transfusion. We recently sold (eventually) through S&P, and at one stage went weeks without any communication from our agent. Only around 50% of the viewings that we had were escorted; for the remainder we were left to our own devices. On one occasion we were presented with a ‘take it or leave’ it ultimatum; either leave work immediately and travel home to host a viewing, or miss out. Our naivety, but with so many of their competitors open, we did expect S&P to at least have a token presence in the office on Bank Holidays. Unfortunately not, thus missing out on the ‘browsers’ walking through Cambridge on family days out. And for a company that relies so much on Right Move as a medium, it was disappointing that our property was initially wrongly listed, and would not show up if a post code search was undertaken. That took a week to remedy, thus losing on out prospective viewings. Our agent really only got involved as the chain began to creak, and the prospect of losing the commission became a reality. On the positive side the agent did come armed with data regarding recent sales in the area at our first meeting, the photographer S&P used was very professional, and the brochure produced was very glossy. 2 out of 5. Could do better.
