GoogleAdmiral Estates were good letting agents until we came to move out of the property, when they attempted to charge illegal checkout fees. They removed the fees when I pointed out they were banned under the Tenancy Fees Act and admitted that they knew they were not allowed to charge the fees, but said they felt justified in doing so - I completely disagree.
Their response to this review is simply untrue - the fees I refer were explicitly called "checkout" in their invoice.
If you are renting from Admiral Estates make sure you know what you can and cannot be charged for!

We are very sorry that you seem to have misunderstood our charge which was to replace some broken lampshades. This was not a 'checkout fee' . If items are listed as damaged during any tenancy then we need to replace them and charge on the total cost of doing so, so that the next tenant can enjoy the property . NB There was no profit in this charge. We dropped a small amount of this charge so that you would be happy, resulting in a small loss for ourselves. We always aim to accommodate tenants as much as we can, of course.

GoogleWhen my mum moved in to nursing care, it was time to rent out the family home to help pay the fees. This house is 130 miles from where I live, and I'd been arranging extensive renovations at a distance. These went pretty well, until I had a bathroom fitted by a well-known national firm (who I won't identify, save to say their name rhymes with "Incompetent Bunch Of Ticks") and this bathroom fitting caused considerable damage to my nearly-finished property.
When the unnamed firm didn't cooperate with rectifying their damage, I called in Admiral. Merryl came round, immediately saw what was needed, and within a few days was deploying her army of excellent local tradesmen. All was soon repaired and the property finished to the high standard I'd been hoping for.
The house was well-advertised and Merryl gave a memorable and reassuring explanation of what they look for in potential tenants, much more than just good references and the ability to pay. The house was soon let to a family who wish to live in Cambridge for the two-year duration of a work placement.
After the tenants moved in, a few more post-renovation teething problems presented themselves; these too have been sorted speedily and cost-effectively.
Admiral have since handled the reletting of my late dad's flat, which they now manage too. The flat was previously managed by another well-known national firm (who I also won't identify, save to say their name rhymes with "Useless Bunch Of Bleeders") whose staff turnover is tellingly high, whose service was consistently terrible, and who caused a lot of needless aggro for both me and the long-suffering tenants. None of this awaits you if you deal with Merryl and Geoff.
With both properties, I've been kept informed every step of the way, all the costs have been reasonable and Admiral's service second-to-none. The whole thing has been no hassle at all. It's really clear that the business is run by people who know what they're doing, which as we all know is increasingly rare. Admiral are a pleasure to work with, when you find a good firm, keep them!

GoogleI have been renting a property from Admiral Estates since last July (2020) and the team is absolutely brilliant. They are always quick to respond to any query and make sure that as tenants, you are well looked-after. I would highly recommend Merryl and her team to anybody looking for an excellent estate agent.

GoogleAs a landlord I would highly recommend Admiral Estates. Geoff and Merryl have been brilliant; a few years ago I was in the position of needing to evict a tenant and they handled the process professionally and swiftly. It is a false economy to try to handle everything yourself; paying an agent with years of knowledge and experience gives you peace of mind. You think it's never going to happen to you but when it did I was so grateful they were there. In fairness to them they had advised me against taking on this particular tenant initially.
I was also a tenant in one of their properties when I was a single mum on my own and they showed kindness and understanding through a very difficult time.

GoogleWe were tenants for several years with Admiral and had a good experience. They were always responsive and quick to sort out problems if they arose, but other than those times were a light-touch and unobtrusive agent, which was much appreciated. We would recommend Admiral to others looking to rent in the Cambridge area.

They handled every aspect of the purchase and have managed it superbly ever since. I can relax in the knowledge that my interests are looked after. All rules and regulations are adhered to and I always get the right rent, because Admiral Estates are alert to local and national conditions and changes in the market.

GoogleI was a tenant at a property managed by Admiral Residential for just over 2 years. They are a bit expensive (not by much compared to the competition), but the service is excellent - all the issues I came across were resolved within a couple of days. Now that I am a homeowner myself, I can appreciate how challenging this is. Highly recommended.
