Have been with Reed Rains for a number of years and over the past 5 years the service and management have gradually reduced to what is now a very poor lettings agency. Don’t expect to have a call back. Don’t expect to have rent paid on time or if at all. Prepare to have exorbitant fees and regular costs for the same issues. That’s if they actually tell you that is. My last tenants moved out three months ago. They left the property in such a state, all the furniture had to be removed and disposed of. The previous tenants had been smoking which was clear to anyone who entered the property. Apparently this was not noticed by the agents when they visited. What is the worst thing of all, no communication. I last received an email from them on the 24/082021 when they promised to compensate me for negligently getting me to dispose of my own property that the previous tenant had just dumped on the balcony. They never call back when they promise to do so. Managers pass issues to other junior members of staff to take the grief so they don’t have to deal with it. I wouldn’t be surprised if there was a big turnover of staff at this firm, as I never get to speak to the same person, if anyone at all. When calling, the lady on the reception will get someone to call you back. They never do and you’ll find emails go unanswered and unacknowledged. Don’t let yourself be duped by this firm. They are inept and you will deeply regret it if you allow them to manage your property.

Made the mistake of using these to sell our house. We have now been waiting for a memorandum of sale for well over a week. Initially we were getting told we would have it 'by the end of the day'. This then changed to 'we have chased it', were now getting to the point that our emails are just being ignored. Nobody seems to be taking ownership of this their side, its left to us to do all the chasing. The one document we are waiting on to move forward is being held up by our own estate agent. I would not recommend them!

Warning this pack of thieves is still taking tenancy renewal fees off of tenants which is illegal.This fee was abolished on 31st May 2020 but they are doing it still as I write this.Cant wait to inform Trading standards and local council.This review concerns the branch in Dinnington South Yorkshire.Postal code s25.

Reeds Rains, as agents colleced the rent from our tenants, however, they then kept it for themselves for no reason that they could state when asked, within their own Terms and Conditions.They will happily quote their Terms and Conditions to you, but, ignore them when you quote them back to them. Avoid them.

We have used Reeds Rains in a Bamber Bridge to manage one of our properties in the town and have found the service they provide to be very professional and efficient. They respond quickly to help take the pressure off the landlord when issues arise and make it a stress free process. I have just placed another property with their Chorley branch as opposed to trying to manage it myself as it takes all the work out of it.

RR blow the myth that most estate agents are hapless out of the water! The company culture is remarkable, truly putting the client's needs first and above their own. At the Didsbury branch Connor took the initiative to refer my query to David who sought additional advice from Peter. As a great team they swifly helped me to a happy conclusion on my house sale - despite my not being their client. I am so grateful.

DO NOT USE ACCOMPANIED VIEWING, LEAVE PROPERTY UNLOCKED, WINDOWS OPENED AND LIGHTS ON. IN FACT, DO NOT USE THEM AT ALL. I WOULD NOT TRUST THEM WITH THE SALE OF A DOLLS HOUSE.

Absolutely appalling service. Our tenants recommended by reeds rains ransacked our home, didn’t pay rent, utilities for a year and cleverly avoided eviction. All this supported by reeds rains Preston. Don’t know how they can sleep at night.

Hull office has no idea how to manage the chain. Our purchase took twice as long as we expected and throughout we were in an information vacuum. Reeds Rains did not know enough about what was happening further up the chain and didn't attempt to find out. In the end we went over their heads and spoke to the next agent along, who did not have to speak to us at all but was far more knowledgeable and communicative.

When the pressure was on, they delivered and performed a great service. The st.Helens. branch This agencie is so well organised and will explain to you everything u need to know when trying to rent a house they have spot on knowledge of the area and are super helpful when looking for a house. The agent that helped me with everything was eleanor smith she helped me find a house after i told her about our struggle finding one that allowed us to have our dogs and we manged to find and secure one within the same week such an amazing agent.
