GoogleWe had a very disappointing experience with Burton James.
In our case, the sales approach felt pressurised. We were told of last minute offers on a property that had been on the market for some time, and felt encouraged by the agency to bid above the asking price, even though the market was favourable to buyers.
During conveyancing, and at significant cost to us, we became aware of numerous restrictive and positive covenants on the property, as well as a management charge. These were significant factors for us, and we would have preferred Burton James being upfront about these earlier in the process.
Ultimately, we chose not to proceed with the purchase. The combination of the agency's sales style left us feeling uncomfortable and lacking confidence in Burton James' professionalism towards buyers.

When acting on a sale, our responsibility is to represent the seller’s best interests. In this case, there was more than one interested party at the same time, and all parties were invited to confirm their best position. The offer submitted was entirely your decision, and there was no obligation to increase an offer or to proceed further than you felt comfortable with.
Regarding the covenants and management charge, these were not matters we were aware of at the point of marketing and only came to light during the conveyancing process, which is why solicitors act for both buyers and sellers. Once identified, the decision whether to proceed was, of course, yours and was fully respected.
I’m sorry the process left you feeling uncomfortable. We always aim to act fairly and professionally throughout, and your feedback has been noted.

GoogleI had a few agents around, I chose Burton James. I could write a book on how good this agent was but I’d sooner just give you the headline news first, property sold within approx 12 weeks from start to finish but even more amazing 5 weeks from accepting the offer.
David Warburton’s companies offer is far better than any of his competitors, his marketing is superior and professionalism unrivaled. That’s not where it ends, he just doesn’t get you to sign up, his staff are just had good as him, you can tell that his leadership has been handed down. Kate was amazing, she updated us with every step along the way; and when she wasn’t available then Pauline stepped in, she knew everything that We as going on. Nothing was to much trouble for Danielle, who carried out. The viewings in such a professional manner. I can’t thanks David’s company enough, they’ve helped changed our lives forever, to get this offer at the price he did in today’s market was incredible.

From first meeting David Warburton it was clear that he was what you would hope for in an estate agent - he knew his stuff, he listened, took note and then straightforwardly got down to business.
David’s approach to selling property is professional, personable, savvy and considered. His knowledge of and feel for property is impressive. And he has a team of professionals alongside him who share the company’s values, care as much as he does and take pride in what they do.

I do need to correct a key point, as it is factually incorrect. All offers we receive are always presented to our sellers, without exception. In this case, the offer was passed on promptly and confirmed in writing.
Feedback was provided the same day the offer was received, followed by written confirmation. The property remains for sale and there are currently several offers under consideration, some of which are stronger than others in terms of overall position and competitiveness. Our role is to give clear, honest advice and to act in our client’s best interests.
I’m sorry if the feedback did not come across in the way it was intended. It was never meant to be patronising, but to explain the situation transparently.
