Asked William h brown to have property on the market only for 4 weeks as they were second company who tried to sale the property and after that period I alreadyhadsome plansfortheproperty. After have been offered contract on their official paper I didn't want to sign it as it has lots of extra details I wasn't agree with. But sales agent banged on my door and asked why I am not signing the contract. He explained to me that other information was not relevant to me and I shouldn't be worried. He persuade me to sign the contract also by promising that property will be on the market for that period not longer. At the end of four weeks I asked to take the property off the market but have been explained that I have signed the contract and have to wait another 28 days after formally asking to take it of, plus in case there is some extra charges will apply. At the end I end up with property to be taken off the market by my first sales company but not William h brown. And my original plans to deal with property after that 4 weeks falling apart as well. I cannot move on and have to wait that period. I have been warned that the company is ripping off people on some hidden details in the contract and that is why I never wanted to sign with them on their original paper as I didn't agree with their conditions. So please be extra careful with them, the agents are good until they will get you to sign the paper...

Wanted to buy a flat for investment purposes. Arranged two viewings with William H Brown Headingley branch. The agent was 10 minutes late for both viewings. No brochure and did not know ANYTHING about the property. She said her role was to open the door for us and that’s it. Anyway we really liked the flat and actually made an offer, been told the flat has been on the market for 6 months (now I know why) so I thought it should be pretty straightforward then. After I made my offer I waited a week and still not heard back from William H Brown. I had to call them to find out my offer was rejected. Anyway I made another offer hopefully to seal the deal, guess what. It’s been two weeks now and I have not heard back since. This William H Brown is just a massive joke. AVOID! AVOID! AVOID!

Do NOT go near the mildenhall branch and for the love of god DON’T touch “DARYL MANNING” with a 10ft barge pole !! Biggest cowboy sales negotiator going ! How the guy is still aloud to be a negotiator is just shocking ! But I guess William H Brown supports this behaviour of its staff. Negotiators are meant to be helpful and open not ABUSE the position they are in Just for a bit of commission ! Appalling service from their mortgage service Sequence. Roping in first time buyers to pay for their lifetime broker fee is disgusting. So untrustworthy. Mistake after mistake was made by our mortgage advisor. The only reason the mortgage offer went through in the end was because I spoke to the bank myself and took out my own research into the documentation they needed. I think we'd still be waiting now for him to get his act together if I hadn't done that! 14 weeks we waited in total which is just appalling. And we paid nearly £700 for this! It took so long in the end that we were encouraged to not get a survey done, which is really not fair to encourage first time buyers not to do this. I even heard from the sellers that the mortgage advisor had told them we were holding up the process, even though he was telling us the banks were holding up the process. If you're a first time buyer and you're reading this, please do your own research into mortgage advisors and don't just jump into using the estate agents mortgage service because they've persuaded you to, and it seems easier at the time. Once they're got your money they're not bothered how long your mortgage takes.

Absolutely horrible service. Took weeks to book us a viewing, we had to keep calling them as they never called us back. The agent was late to the viewing and after we said we’d take the house we didn’t heard from him again. We had to call them again and they then said there had been a ”mix up in the office” and someone else had gotten the house. Will never have anything to do with this agency again. Please save yourself time and effort and find another company.

We used William H Brown in Newark to sell our property. It went on the market 1st July 2020. Agreed a sale with first time buyers in August, they used Brown mortgage broker. We were told they had been offered a mortgage in principle. We had other people booked in to do a viewing but Browns cancelled them saying we couldn't show any more people around as we had accepted an offer. We kept ringing to see what was happening and were told everything fine. Then end of October Browns rang to say good news the mortgage had come through, bad news one of the prospective buyers had been made redundant so they were pulling out. Browns then got us a cash buyer, there was no chain involved as we also paid cash and the people we bought from were buying new. From that point things went downhill. The people we were buying from were under pressure, we kept calling Browns, eventually we did most of the work ourselves, the estate agent working for the people we were buying from ended up ringing us direct as Browns didn't answer his phone calls he had to ring our buyers solicitor as did the solicitor acting for the people we were buying from. We were virtually left on our own with no help from Browns. Browns rang to tell me that the sale had exchanged and completion a week after we knew ourselves. Browns are good at getting prospective buyers but progressing the sale is appalling, we should have had a weekly update and ended up ringing and emailing them ourselves. It was the most stressful we have had.

Probably the worst estate agent I’ve ever seen in operation. I called the Mildenhall office 4 days ago to view a house, the guy who answered the phone said he can’t arrange viewings and all he can do is take a message, took a message, no one called me back. Chased 4 days later, the property sold the day before. I was willing to offer over asking price. Do NOT sell your house with these cowboys they will not get your the best price and have no interest in arranging viewings for you

Awful. Never renting with this company again, their lack of communication is atrocious. Had to phone them about 10 times for certain issues and each time they’d have no notes of the conversation before. They treat tenants and landlords in a bad way. We received multiple arrears emails in ‘error’ with no formal apology. Had to chase them to renew contracts and when it wasn’t renewed after months and we decided to move out they said we had been living there illegally. I would avoid this company like the plague. The turnover of their staff is awful so the person you were contacting would close their inbox then you’d have to try and contact someone all over again.

I'm honestly unsure if they are dishonest or unknowingly poor.We had multiple instances where we were given incorrect information about our tenancy (allocated parking, viewings etc). We had both William h brown and tradesmen coming up the house without the required 24 hours notice.We had reported that the decking was rotten when we first moved in, however this was not dealt with and in fact forgotten.We had a leaky kitchen sink which was fixed around a month after it was initially reportedAnd our personal information was handed out to third parties without our consent

Stupidly used these as they were a big name company, struggled constantly to get in touch with them, advice was shocking even offering help to buy which wasn’t even available to me, decided to tell me that after taking my money though. Still not completed a mortgage with them and I paid for the service in November 2020. Shocking, I’ve been passed back and forth from broker to trainee to broker each one saying sorry I’ve been moved to a different department I’ll be able to help you again in a few weeks, what helps that, I will probably lose the deposit on the new house and chance to purchase a new family home thanks to these inept “sales people” utterly disappointed

We have been lied to and they got us into a situation where the council were on at us. In our minds they are incompetent. They attempted to charge us for things we didn't want. It has cost us time, stress and money. To us it seems it is a case of take your money and then do virtually nothing for a supposedly fully managed service.

Do not use.They charge for everything and the invoices do not make sense (so you can't keep track).They use the 'float' without telling you and then charge you for it.Gettin uptodate accounts is a nightmare - apparently only available once a year...The house wasn't inspected every 6 months (due to Covid) but they still charged for it.I disagreed with their check out report - damage to the property was not listed in the report... I sent pictures. They said they'd look into it which translates as 'do nothing' and then say they disagree as it wasn't in their report...?

They haven't fixed our broken FRONT door and its been MONTHS that its been completely unusable. They send people round to do random jobs around the house WITHOUT telling us (including in a pandemic!!!!!!! Are you insane!!!!!) They are SO SO UNHELPFUL. when we complain about things they dump the blame on someone else and no one, not one single person can sort a thing. They are useless. Dear Sir/Madam,I am writing to complain about Rob Jones. About 10 days ago I visited your Grays branch in relation to get a new mortgage. Rob came outside we had a brief chat he told me to reply to his email with the required documents. After our brief conversation he asked for my payslips covering past 3 months. I stayed all night to carry out that task. I sent whatever he asked for. He didn’t reply as he promised. I therefore next day returned to your Grays branch and stood outside for a few minutes while he was too busy ignoring my presence, a young lady came and asked if she could help. I asked her to pass the message to Rob to phone me. He never phoned me, once I rang him and left voicemail and other times I only rang but didn’t always leave a voicemail. This afternoon I visited your Grays branch, Rob came outside to tell me he has been really busy between appointments and didn’t get time to carry out his work for me. Abysmal service to landlords. Staff don't communicate with each other, quotes they obtain for repairs are excessive, in one case twice what two local contractors quoted. They can never manage things without our involvement and take months to resolve matters. Left us without a gas safety certificate because of their failure to observe deadline. Make incorrect deductions from rent and try to sneak through hikes in their charges without prior arrangement. Repeated promises that the service will improve are baseless. Just totally inadequate in all respects - find someone else to manage you property!

I did message to say I had sold my property and did they have any houses coming up in my area to buy up to £300k - zero response. We attempted to purchase a property through the Swaffham branch which was described as having equestrian facilities. The property turns out to be subject to various undisclosed restrictions and clauses that prevent its use for keeping horses. After we pulled out of the purchase and disclosed these issues to WHB, the property was re-marketed without any amendment to the listing. We presume this is a deliberate attempt to mislead future buyers into thinking this is a viable equestrian property.

This estate agents are by far worst I have come across...they have absolutely NO back office...selling the house is one thing but how they manage the sale after that it quite simply dreadful..the lack of communication..total and utter negligence in handling forms ..they are truly all over the place and have cost me thousands in interest payments..they recommend cheap paralegals to the buyers to handle the legal side of things and its only at the last moment a solicitor actually looks at the case and then comes up with an abundance of new enquiries which causes huge delays...1 of my buyers took 13 weeks to get a survey..another had waited so long had to ring the mortgage company themselves to found out the bank had been trying to get hold of whb broker for 3 weeks!! To confirm a simply address...another buyers help to buy form took 6 weeks to get right..and on and on the failings happened!! every single one of my buyers did not have one good word to say about this outfit ..not one! They simply cannot manage the aftersales if you do anything this year DO NOT use this office it will cost you money in the long run there are plenty of good reliable estate agents out there that keep you updated ..track all paperwork ..acutely fill out forms..and more importantly spend the time to make sure forms have been recieved and are correct all the stuff you would expect from a professional company of which this is not!..trust me when I say this they have cost me 1000s in interest payments due to negligence and My company will NEVER use them again you have been warned!Steve StindersCeo Stinders Construction ltd

I used William H brown to sell my flat but Unfortunately they only managed to generate 1 viewing in 3 months. No logic explanation to lack of viewings and no feedback on how and what could be changed to generate viewings. Communication broke down and it felt like they had exhausted all interest in my property. I gave my 28 notice and within a week the area manager called me to discuss why I was unhappy and frustrated. This ended with if we remove your property from today will you be happy. I made it clear I wouldn’t be happy but thought it was best if my property was removed so I could moved forward and get a new agent onboard as the trust and faith off the branch had gone. When I mentioned the reviews overall where majority negative the answer given was they go by google reviews and all large organisations get negative reviews. My advice is use with caution if using Connells or William H Brown as they are both part of the Connells group and I have experienced a poor service from both of them.If they offer you the package for professional photos, floor plan and a premium listing on right move be advised the premium listing only lasts 7 days which was never explained once to me. The only positive which came out of this was in house mortgage advisor was the best and got me a great remortgage deal and always went out of her way to help and give good honest advice.
