Updated 16 January 2026: We are still waiting for our accounts for: - June 2022 - 2023 - June 2023 - 2024 - June 2024 - 2025. Hammonds like to claim they are the managing agent; but they are also the Company Secretary to the freeholder, and so are legally responsible for producing these. They have clearly done zero due diligence on the financial affairs of the property portfolio they have acquired, and we have offered to help with this process for 18 months. To absolutely no avail (and no actual service, either, just increased fees) Reluctantly, we are now collectively having to take legal action. UPDATED: Thanks for your reply. To take each point in turn: “The lack of YE accounts for previous years is not the responsibility of Hammond Properties Management” This is incorrect. You are the registered secretary to the freeholder, who has a legal responsibility to produce the accounts. This responsibility falls to you as the secretary. Your lack of due diligence in taking over the books and associated bank accounts should not somehow be presented as if you are doing us a favour in providing accounts that preceded your involvement. This lies with you. “The lack of handover information and funds..." This goes back to the due diligence point above. There was a healthy sinking fund at the end of the last audited period, and the accounts show this. Why did you accept to take on a contract with not even a cursory glance at the paperwork and associated funds? “The reserve fund looks as though this has been used by the previous agent” … Your use of the phrase ‘looks as though’, when we are talking about a period of between one and two years ago, missing accounts, and thousands of pounds, is exactly the issue that I and other leaseholders are describing. It is completely disrespectful. You’re using the same accountant as the previous previous agent, too. We need audited accounts, and the associated receipts for money spent, as a matter of urgency. These are two years late. Your continued inability to provide them remains deeply concerning. “We were only able to instruct the works once the funds were collected.” What actually happened was this: 1. We received an invoice on 25 July 2025 for a new fire door. Specifically, one ad-hoc payment, in advance, ring-fenced for this work. Asking for ad-hoc expenditure in advance goes against the terms of the lease, but we all paid the invoice as we needed it sorting - after you'd delayed it for a year by arguing (incorrectly) about fire regulations. 2. On 2 September at 6.24pm; one day before the work was due; we received an email advising “the contractor has now issued an interim invoice which must be settled prior to the scheduled installation on Thursday, 4th September…” and “I regret to advise that there are currently insufficient funds available in the service charge account to meet this invoice.” 3. We have never received an explanation as to why we received that email. Why were you asking for money you had already received, and which you are legally prohibited from spending on anything else? ORIGINAL REVIEW: Interesting that the positive reviews are from those letting properties. As a leaseholder, I can state with evidence that the "management" is non-existent, and serious and deleterious issues are continuing in our block with no attention, care, or professionalism. No work is carried out. As leaseholders, we give our time for free to arrange and organise the work that needs to be done. An insecure fire exit door has been left unattended to for more than a year. The responses to queries and concerns are slow and incomplete. Hammonds are in dereliction of their statutory / legal duties in managing our block. No audited accounts have been provided for years. We are now taking appropriate advice. If you are thinking of using them to manage your block, please - please - think again. If not for your tenants, then for the fabric of your building.

In response to your review, please see our comments below: RE- 31GA As previously advised, the lack of YE accounts for previous years is not the responsibility of Hammond Properties Management but we are working on getting these closed off. As a managing agent, we can only instruct repairs if we have the funds to do so. The lack of handover information and funds resulted in delays along with the conflicting information on whether the door replacement needed to be a fire door. We did keep leaseholders updated on the delay with the handover information. This was out of our control, and this was dragged out over 8 months. The works for the fire door had never been included in the previous budgets, and the reserve fund looks as though this has been used by the previous agent. We were only able to instruct the works once the funds were collected. Thank you

Hammond Properties have been the best Property Managers we have had on our development. I recently had a leak in my property from the property above and this was dealt with quickly and efficiently by Lee. The contractors who came to fix the issue were polite, helpful and have done a great job. Thanks Lee, Jimmy, Paul and Brendan! It is great to have my bathroom back! :)

Thank you for your reply - although I would have preferred that you had spent the time sorting out the 3 years of missing accounts! Predictably you assert that the missing accounts pre-date Hammond’s involvement, however I kindly remind you that Hammonds is legally registered as The Secretary to Three Keys who is the Freeholder. The Freeholder, is actually legally responsible for producing the annual accounts. Therefore, Hammonds responsibility is unequivocal in this matter, because as The Company Secretary to The Freeholder, Hammonds have underwritten their legal liability into the heart of this issue. Thank you! HAMMOND PROPERTIES MANAGEMENT LTD (Sidcup) / Company number 10164980 As the leaseholder of an apartment in a small period building in Folkestone (I am 1 of 6 leaseholders) I despair at the dreadful service provided by Hammonds Properties Management Ltd. Our Freeholder, Three Keys Properties Ltd (who share the same registered office address as Hammonds) announced in July 2024 that Hammonds Properties Management Ltd would take over the service and maintenance contract of our building with immediate effect. The service provided by The Freeholder and Hammonds has been nothing short of dreadful. The Freeholder and Hammonds have broken the terms of our lease by not providing audited accounts since June 2022 (We are missing accounts from the last 3 years). Three Keys and Hammonds’ standard reply to our request for accounts, is to tell us: “we are working on providing the accounts”, but 13 months has passed and nothing but empty promises have been produced. To make matters worse, Hammonds now hold the leaseholders to ransom, by dictating that emergency works must be paid in advance (replacing a fire exit door /renewing the intercom), even though in 2022 the last audited accounts showed a VERY healthy sinking fund, and in the last 3 years the leaseholders have paid much more in service charge than could possibly have been spent on the building…..! It seems that Hammonds staff purposely stall for time, holding up emergency works, while presenting expensive options for works based on falsely inflated specifications. It has taken more than a year to get them to order a new 2nd floor exit door, because the existing door was so rotten it could have been blown out of its frame by a strong gust of wind! Hammonds inaction and lack of local knowledge has also resulted in them trying to impose contractors on us who are located hours away from Folkestone. Consequently, leaseholders have had to take matters into their own hands, and organised the following: 1) weekly fire alarm testing; 2) locating and seeking quotes for a bi-monthly grass cutting and garden service; 3) locating and seeking quotes for a local contractor to replace the rotten exit door; 4) locating and seeking quotes for a local contractor to replace the intercom; 5) liaising with the local council to provide new garden waste wheelie bin; 6) ad hoc repairs and changing light bulbs etc, and 7) Managing calls to the electric company, (who provide the communal electricity account) because Hammonds seemingly hadn’t noticed or considered the possibility that they would need to pay an electricity bill, so hadn't changed the name and address on the electric account when they took over the management of the building last year! So while the leaseholders are doing all the legwork, Hammonds staff are apparently ignorant of basic statutory law, and choose to slow down repairs, and avoid answering the majority of our enquiries. Yet, the budget for the annual service charges, for the 2025-2026 period, shows Hammonds have awarded themselves an above inflation increase to their management fee…….. Based on their dire service delivery over the last 13 months Hammonds really deserve zero stars for this review!

Dear Kevin We are sorry to have received your one star review. Please see our comments below in relation to your review: RE- 31 GA We have the same address as act on behalf of the freeholder, so any correspondence for Three Keys Properties Ltd should be sent to Hammond Properties. We are sorry you feel this way, whilst there has been some delay in responses, we have tried to progress as much as we can despite the delay with the handover documentation and funds for 31GA. Hammond Properties have been managing the block since August 2024, therefore any previous YE accounts are not the responsability of Hammond Properties. We have however been working very closely with the previous accountants to have all previous years signed off. Please note this is not one of our accountants and we are only working with them because most of the blocks we have taken management of have paid for the last 2-3 years accounts even though they have never been agreed and signed off by the previous agent. There has been some delay with these as we are having to review and answer queries for periods we did not manage. We could have appointed our accountants which would have been quicker, but this would have resulted in additional/duplicated costs for all leaseholders. Which we have tried to avoid. On the handover information we have as of the 20th August 2024 there was no reserve fund. There were works completed in October 2023 for a new Fire Alarm and our reports show a credit from the reserves fund, so we can only assume these funds have been used to pay for these works. We are unable to provide additional comments on this, as we did not manage the property at this time. Funds have to be held before works can be instructed. The specification for the fire door had been provided by a professional contractor, not Hammond Properties. The confusion on the specification did cause delay as we had conflicting information from contractors. When we took handover, the quote provided stated a fire door needed to be installed. The report the leaseholders had advised it did not need to be a fire door. We need to confirm either way before any door was ordered. In relation to your comment around contractors being instructed based miles away, if you are referring to the fire alarm contractor, this was a contractor who had been attending the site under the previous managing agent, therefore we continued to allow them to attend and service the fire alarm. In response to your list: 1) This is undertaken by a tenant- this information did not form part of the handover, so we were unaware of this. Leaseholders informed us of this. 2) The late Ms Johnson used to cut the grass, I believe you then started to do this. We were then advised that you were unable to continue and that you had sourced another contractor. We were never asked to obtain quotes for this service. 3) Our quote was to replace with a fire door, based on the original report. You sourced an additional quote for a door that was not fire rated based on another report you had. 4) While we were looking for local contractors a leaseholder put a contractor forward, we then obtained the quote and arranged the works. 5) This is not correct, we were contacted to obtain bins and we arranged this. 6) The fire alarm contractor advised us that one of the lights needed to be replaced, while we were communicating with the leaseholders for access, we were advised that the leaseholders had just replaced the bulb, and it did not require a contractor to reattend. 7) This is not correct. This was in the wrong name when we took over the block. We asked EDF multiple times to change the name and address. We were told several times this had been completed, however when a new bill was issued it was apparent it had not been completed. This was a continuous error with EDF, not Hammond Properties Management. A complaint was made with EDF. Thank you

Hammond Properties Block Management started out well a few years ago, but since then the service has become more expensive while standards have rapidly declined. Money went missing from the year-end accounts (since located but, at the time of writing, missing again) and, as a director and data controller, I am still being refused access to our own leaseholder contact information on supposed GDPR grounds by Hammond, who act as our data processor. Communication is slow, explanations are inconsistent, and I’ve had to spend far too much time chasing basic information that should be readily available. Overall, I’ve found the service very unprofessional and lacking in transparency.

As previously advised, no funds were missing, you have been shared the most revised Year End accounts. You are the director but not the data controller. We cannot provide you leaseholders correspondence details without their consent. You have been made aware we can ask for this consent if you wish. We are sorry to hear you have found the service unprofessional and lacking in transparency. However, I believe you have been shared all necessary information that was requested. The only items you have not been provided cannot be due to GDPR.

Hammond Properties have managed our block for several years. In that time it is impossible to get any response or help from our agent Lee He has also allowed 2 brothells, other businesses to be built here by subletting against the lease. This has caused problems and safety issues for all tennants and burglary attempts. Work completed has been shoddy and not to standard. Fire doors were fitted that are non compliant and void everyone’s insurance. After 1 year of communication of this information to Lee about all the fire doors in the block - nothing has been done about it. All the doors are still non compliant and broken. The management company is useless. They do not stand up for or help owners and allow so many ‘just let it go’ it ends in the place having two brothells several other businesses, house parties and pets with fleas that cause damage to the building. Nothing has ever been done - have asked for a year the only response ge ever comes back with is ‘that’s not something we deal with’ I am pretty sure that the management company is responsible for making sure that people respect the lease and show consideration for others on the block. Have asked his manager for him to be removed from the property - he is in capable of getting a simple fix for 1 fire door for over a year - it doesn’t matter that the whole block is non compliant. Because of him and failure to act there is damage to property and break ins. I would not recommend this management company to anyone. We should have stayed with the old one. The inadequate action of this management company and shoddy work that is always complete, often without having read the specifications…. have meant that resale property value has decreased by over £100, 000 to lower than what was paid despite £300k of work being requested from owners. Find another management company- these people have no clue what they are doing and are completely incapable of doing works to standards or holding owners accountable for their own property.

I have been reaching out to Hammond since July 2025 as they have acquired my previous management company Four Keys Management. I emailed on 04/10/2025 and did not get a reply. I called 3 times on 07/10/2025 and have been told I would get a call back with an update on my annual service fee and have yet to hear anything. Terrible customer service and communication skills.

Worst experience with this company Took over block mgmt September 2024, 10 months later just get excuses as to why they have not visited the property not met directly with any leaseholders not responding to leaseholders communications in timely manner Wanting to bring in their own over priced contractors. The list goes on and on. We thought we had it bad with the prior block mmgt company, hammonds take it to further negative levels

The delays in communication have largely been due to the signification backlog of outstanding issues on the large portfolio we inherited. Most of the contractors who have attended the property have been recommended by leaseholders who live there. We instructed our contractors to undertake a Fire Risk Assessment as the one provided as part of the handover information had expired. Thank you

We recently appointed Hammond Properties to manage our small block of flats in Beckenham. From experience, a good block management company in the South East is very hard to find. Hammond Properties have already excelled where past local management companies have failed for us. They just seem to be able to get things done, proactively find solutions, and deliver good value. As a resident, it is wonderful to now have a fair service charge that results in quality work being done. It's also a very personal service from Joe, Lucy and Lee, which means your block is not just a statistic on a computer system to them. They'll agree a proper holistic strategy with you, and communicate regularly. I would recommend appointing Hammonds as they take a genuine interest in doing a good job, and it really does make all the difference!

If i could give zero i would, incompetent and rude. Concered over financial managment, still have no received financial reports. Money being raised to pay for urgent work then moved to pay for other things withouth leaseholders knowledge, morally and legally wrong. Will be looking into legal action.

Despite it being ruled unlawful just this week this estate agency discriminates against the long-term disabled by refusing to accept those on Universal Credit / disability benefits. Shocking attitude. Additional information following their response. Their email to me said: “Unfortunately any applicant will have to be in full time employment whose employer can confirm their earnings to ensure our referencing agency can calculate their affordability.” That’s EXACTLY the same as saying no DSS.

I used Hammond properties to help with the letting out of my property. They were really helpful with passing on all the information I needed. They were prompt to respond and get things done. They were able to take photos of my property, organise viewings and quickly organise the new tenants moving in. They helped make the whole process very straight forward. Would definitely recommend!
