Avoid avoid avoid! I would hate for another family to go through what we have been through with this estate agents! Long story short as the review I have written doesn’t allow me to post due to the length: The rented property that William H Brown were happy to let our 2 children under the age of 3 live in, had water damage after a leak where they told us no damage was made, holes in the floor exposing pipes, dirty after they said it was professionally cleaned, including urine in the toilet, didn’t complete jobs that they assured us would be done, and happy to let landlords family turn up in a aggressive manner telling us to like it or lump it, that repairs wouldn’t be completed. We moved into the property and straight back out the same day, leaving us a week to find somewhere to live due to our previous tenancy about to end. Both Harrison and Lawrence dealt with us over this period, and we never even received an apology, and our emails ignored. When it was eventually agreed that our money be returned to us in full, it was delayed. Harrison ignored our chasing until he realised that the money had not been released on their end, this was the only apology we received. There was no apology from them regarding the situation and no apology for our children being left without a home. They show no compassion, tell you the landlord is the best they have and avoid you when they’ve messed up. F.I.Y if they give you a property and haven’t stuck to their part of the deal in making that house right as agreed, legally you have 90 days to withdraw and to receive all your money back. We wasn’t aware until we seeked legal advice, Lawrence only agreed this was the case after we mentioned it. If this is the best landlord they have, imagine what the worst is like! Avoid William H Brown! Complaint has been made, and awaiting response. Harrison was also informed of this where he responded ‘if you look back at your emails I did apologise, your more than welcome to go further’

The team at William H Brown were really helpful throughout the process of buying my first home. Laura was great with the mortgage side of things and handled everything quickly and efficiently. Morgan did an excellent job showing me around properties and kept me updated throughout once my offer had been accepted, always responding promptly and helpfully

Don’t even bother always been the same that’s why get through so many staff….

Well went to view a property. Put an offer in and they said they went having a think about.. vendor )to find out another viewing the next day. Bad experience. Told me they would phone me in the morning had to chase all too much effort.

Over the years I have sold houses with this branch and used the same company in the area as both a landlord or tenant. Having worked in sales / service before starting my own company I appreciate the demands on time & commercial targets. In recent years we have regular cold calls from the office asking if they can rent or sell my cottage. At times this is a nuisance by the high frequency and constant turn over of staff. For private reasons it’s now time to sell or rent so I had decided last week to reach out and invite a visit to discuss either sale or rental. After 48hr Lawrence did leave me a brief voicemail to discuss rental but the note was a little disjointed and lacked enthusiasm. On the Monday first thing I left a note to invite a call back to pin down a meeting. Interested to know about no fault eviction with an expert. End of the day nothing, spoke to Morgan in the office and registered my concerns about slow service. We confirmed the need to turn the page with new energy and have a meeting to discuss either sale or rental. I’m an Airbnb host with professional images and a window with no guests to allow full access. All day nothing from the branch. Somewhat exasperated by the lack of professionalism or integrity to either follow up or make contact from a manager. Close of day - just before six I have an email to say they’ve been busy. Perhaps too busy for new listings so I will politely decline and be honest on the next cold call prospect night. Very dysfunctional branch.

PLEASE STEER WELL CLEAR!!

Poor communication, false promises from sales, lettings and mortgage services. Started off great but once they've had your money they don't care about resolving any issues. Don't bother with the lifetime membership as you'll have to do all the work yourself. Don't bother with management services for letting a property either, they won't tell you about any problems and they'll let your tenants damage your property and steal from you without any reconciliation measures or compensation. I sold my flat over a year ago and I'm still battling with them and the Zero Deposit scheme to compensate me for my property being stolen and damage that I paid to fix for the new owner out of my own pocket. PLEASE STEER CLEAR, SAVE YOURSELF A HEADACHE!!

I have recently decided to rent out my property with William H Brown and have been handed over to Mr Cole, a Lettings Manager . On my first meeting with Mr Cole I have been put at ease, as I wasn't sure if it was the right thing for me, to let out my property. Mr Cole was very professional and knowledgeable. He gave me more than enough guidance of the next steps, I had to take. Throughout the whole process I felt that I was and good hands and Mr Cole is a very kind man. We are just about to complete on our first home and William H Brown have been great. Zoe Leeper is our main point of contact and she has been brilliant. Always available for a call/email. As first time buyers, there were a couple of bits we wanted some guidance with and Zoe was very helpful. No question was silly & all answered so we could understand 100%. Zoe also came out last minute to allow us to view the property again before deciding to purchase. Thank you ☺️ we have also used Laura for our mortgage who was also very helpful. Thank you both! 🏡

Ollie Aston flat inspection

This Morning I had Ollie Aston attend my flat for an annual inspection. He was on time as agreed. He took photos for Landlord and was a very pleasant with his customer communication during the visit. I raised a few questions which I hope to hear back. I wish him the success in his employ and rate 5 star service. Overall have dealt with WHB for 6 years always been of a high standard.

I would not trust these people

I would not trust these people, I emailed them to arrange a viewing on a tenanted property, no contact, after a couple of days I called them to arrange a viewing for same property, straight away the sales person tried steering me to another property instead, but I held firm, they said they would get back to me with an appointment, they never did, it’s now sold. They have preferred investors waiting in the background, other sectors would not get away with it.

All I can say is they are shocking

All I can say is they are shocking. They have a brilliant sales pitch to get you hook on using them to sell your property then once you agree the service they provide goes downhill from there. 99% of the viewings are time wasters as they are not vetted before viewing that they are even interested or proceedable to purchase. They promise open house viewing days but have never once done anything like that. Communication is poor and I'm always chasing them for everything. You get sent offers you accept them then they say the buyer has lowered their offer will you accept it.

Keep pestering me despite house selling months ago

Came to our house for a free valuation before putting it on the market. We went with another agent because we felt William H Brown overvalued our house. We told them as soon as we decided that we wouldn’t be going with them. Since then, they have pretty consistently called me from various offices (local/regional etc) asking to co list with the agent we chose, trying to set up an appt with their in house mortgage advisor, asking if we have found anywhere else, asking how our sale is progressing etc. Our house sold in a week and we had an offer accepted on our new house the following week so we have absolutely no need for any input from William h brown. Yet still, three months later, they call me fortnightly to ask how everything is going, despite me asking them repeatedly to remove my details and any data associated with me. They are dogs with a bone who won’t take no for an answer!

Unprofessional

I dealt with William H brown, Holderness road branch as a tenant. Firstly, they tried to scam me into buying home insurance as an essential requirement of the contract. During the tenancy my landlord was lovely and remained in touch directly, so thankfully I didnt have to deal with them. At the end, I was in huge trouble because WH brown's absolute unprofessionalism. Despite multiple calls and requests they failed to provide references for my next agent. I had no where to go for a week due to this delay. It cost me a fortune! Over a month has lapsed but they have done anything about my deposit. When asked they said to get in touch with the lamdlord directly. Whereas they were the ones processing the deposit collection initially. After sorting it with the landlord myself it was over 2 weeks without any further progress to deposit return. Really a shameful service!! Staff and service all pathetic

Its been 5 years since I moved out of a…

Its been 5 years since I moved out of a rented property by William H Brown in St Albans and I have not been refunded my holding deposit. I have contacted them severally over the phone and emails and no luck till date. Nothing but radio silence. First I was told the Landlord would be contacted to claim back the £500 or so left after she dubiously claimed damages on the property. They then later pushed it on me to speak chase the landlord to reach an agreement on obtaining my deposit back. I have used a 2026 date on my review because trustpilot doesnt allow you to go all the way back to 2021.

Avoid WH Brown!

Sold my house through W H Brown and they were the worst estate agent I have ever used. Communication was nil, left messages and they didn’t get back at all. Actually went 5 MONTHS with no contact! Sold my house to first viewer for full asking price so they had very little to do.When I complained to head office, they stated the branch had done nothing wrong! Obviously have low standards. Definitely an estate agent to avoid. No wonder they have a poor reputation

Could not have had better service

Went for a viewing on a bungalow back in the Summer and met a lovely lady called Marina from the Kingsley branch. We didn't like the bungalow but, we did like Marina and we put our house sale in her capable hands. She sold our house within a day I think and everything went really well until 6 weeks later, our buyer lost their buyer. However, about 4 weeks later, our buyer found a new buyer and we all set of again. However, due to solicitors not talking to each other and them being particularly hard to get hold off the last month or so of proceedings was very stressful and just made hard by the solicitors. However, Marina and everyone at William Browns worked so, so, so hard getting solicitors to talk and get things done and eventually, we exchanged and completed last week! The team at Kingsley worked so hard for us and went above and beyond our expectations - Marina was our main contact and I can not speak highly enough of her and would love to thank her for her straight forward talking, her honesty and her absolute dedication when it was actually quite hard work!! Thank you Marina and team ☺️ To have full transparency, the reason I could not give 5 stars was due to the solicitors we used which were recommended by William Browns - they were shocking but that does not detract for the amazing service we received

Useless, uncommunicative liars who are after your money.

There is a saying that "Buyers are Liars". Well trust me, our Estate Agents handling the sale of our property were without doubt the worst we have ever had in selling any of our previous properties proving that it isn't the buyers that are the liars but the Estate Agents themselves. I won't name individuals but as a company, William H. Brown of Ely were the worst for Communicating to us in the selling of our property. From the first contact where the then manageress came and visited us to suggest a selling price to the end result of us vacating the property was nothing short of disgusting. Considering they were going to be getting paid a couple of grand for selling our property for us, they did nothing. We did get the odd email and phone call trying to dazzle us with percentages and figures why our property wasn't selling but as I said to the individual calling me, stop making pathetic excuses and sell our property. When we first put our property up for sale at a price suggested by the management, one of the staff rang me and suggested that I should drop my price to get more interest! This was a week after we had it up for sale. I very politely told him no. They changed staff like I changed my grundies, every time we went in to the office someone else had left, hopefully to richer pastures. God help any new staff. All they will learn working in that office will be to lie, ignore your customers and spout BS because that's what we had from them, totally and utterly useless staff acting on our behalf.. The Manager who is in situ now was supposed to working on our behalf but was more focused on our buyers than us and even had the nerve to suggest that we moved into rented accommodation, with a wife, dog, cat and me, put all our possessions in to storage just so that our buyers could move in quickly. Quite disgusting behaviour from the "Manager". He even had the gall to tell us that our buyers wanted to move in on the following Monday and that they had their removals team delivering their possessions on the Tuesday. More lies. What a Pratt! We have now been moved out over a week and we have since found out that the buyers still haven't moved in, so what was all that pushing and prompting about putting us under enormous stress? It all points to him wanting the deal sealed so he could get his monthly bonus. Considering what our Solicitors, Hunt & Coombs did for us, the sheer amount of hard, intense work our Conveyancing Team did and the amount of fees they charged us was paltry compared to what we were charged. So to wrap up my review of William H. Brown, Estate Agents, Ely. We were very sorry we ever got involved with them. I would suggest using caution if you are unlucky enough to use them to sell your property because they don't care about you as a customer, just see you as a cash-cow. They will lie to you, ignore your calls and generally mess you about. I would suggest you use any of the other Estate Agents in Ely because to be honest, none of them could ever be as bad as William H. Brown.

Diddled me OUT OF MY LIFE SAVINGS!

They are lying, cheating thieves. They diddled me out of a large portion of my life savings. They do not care about the catastrophic effects of their actions on local hard-working families and community members. They only care about enriching themselves at the expense of others. Do not engage with them and do not go anywhere near the absolute scam of modern auctions, which they orchestrate via third parties as an obvious attempt to distance themselves from legal responsibility and liability for malpractice.
